Has Anyone Converted a Half Bath to a Laundry Room? PIC

I'm trying to find out if I can relocate the w/d that's in the kitchen of a house we are buying in to the garage. I thought about the option of putting it in the half bath.

The house is a 3/2.5 - I don't really think the half bath is necessary. Was wondering if it would be easier since there is a water line and electrical to convert the half bath in to a laundry room. Not sure if it's big enough, would have to investiage - it's 7'4Lx 4'3"W.

I figured if someone bought the house years down the line and wanted the half bath, they'd just have to put a toilet and vanity/sink back in there, and they could move it back in to the kitchen since the lines would still be there.

Has anyone done this? If so, please tell me your experience and if possible, any pictures.

Right after I posted this I went searching on Google for some answers and ran across this similar question that was asked by someone on another site.

What's on the other side of the walls?

We're going to turn a first floor full bath into a half bath/laundry room by placing the washer & dryer where the current bathtub is.

I agree with Palimpsest's suggestion of making it a 3/4 bath (i.e. a full bath with a shower instead of a tub). That would let you shrink it so it doesn't eat into the LR, and create more separation, but it will still list as a 2BR/2ba on any real estate listing. (I've never seen "1.75 bath" in a listing--a full bath is a place where you can wash yourself, and whether that's a shower or a tub it's still a full bath; AFAIK people just call it a 3/4 bath to be more precise, but a realtor's still going to call it 2 bath). I think the 3/4 bath idea will accomplish both of the things you want to accomplish here. It will let you shrink the space and give it more separation and privacy, but it will still keep your house technically as a 2BR/2ba, so when you're trying to sell it, potential buyers won't automatically cross you off the list as soon as they read "1.5 bath" in your listing. Also, maybe this is a stupid question, but not seeing your layout I can't be sure. So here goes: Is there any way things can be reoriented in that bathroom so that it doesn't open directly into the living room? What are the other walls adjacent to, and what's nearby, and where is it at least theoretically possible to move the door to? Could it possibly open into a hallway?

Hi Bluepoppy, thanks for the compliments; I appreciate it. I haven't posted my "finished" pictures, because, well, I'm not finished. I have some painting left to do and want it to look beautiful when I announce it to the world. ;-) The faucet and dispenser are Kohler in polished nickel; faucet is Bancroft line. It is an unusual faucet, but worked well in our situation. This bath is a very narrow L-shape and we had just 19" for the vanity and countertop. We ordered a custom cherry vanity and granite top, and put in the smallest sink we could find. To make everything fit, I chose the single-post faucet and off-set it. It works really well -- four of us are using this bathroom now while the master is being remodeled, and we're all pleased with the faucet/sink layout. Here's a photo I had handy that shows a bit more of the room, from the hallway. The walls are a very pale sagey green. To the left of the tub is a linen closet; hopefully to be painted this weekend.

Thanks for your reply! I'm not thrilled with the location but not sure where else it could go. We did our kitchen- mostly DIY but hired contractor for a few things like drywall, hanging the cabinets, backsplash - and spent under 15k so I'm shocked to think it would cost more than that for a half bath. And yes to other comment there's a similar post below but I'm really wanting any photos or insights on adding a half bath inside of an existing room- like how that looks since I just can't picture it. Thanks!

enduring, thanks, you bring up a lot of good points. i noticed in my existing laundry room that the tiles are all loose. i had assumed it was just because it is old and in need of a refresh, but wonder now if this is an indication of a poorly located washer? i also see that the dryer vents out onto the roof (a lot of old lint here). i didn't know there were ventless dryers! i will have to read up on those. thank you! Jan, initially i didn't think I should do the laundry in the smaller bath since that bath is small as it is. but the exterior wall of that bath is on my deck, which would be much better to clean out the dryer vents that way. so your and hemina's suggestion of moving it to the other bath is warming up to me. i agree with you regarding the attic not being worth tapping into. Laura, thanks for those suggestions. I do think we need a second bath and do feel it will add value. i also am thinking about having the upstairs laundry be a secondary unit stowed away somewhere, and putting the main laundry in my mudroom, since it is closer to where I am most of the day. perhaps a laundry chute would be a fun and useful item to add. i need to work on the location and concept of how i do laundry a bit more, think through all of my home's issues too. thank you so much everyone. it has been such helpful feedback!

Debelli, I had a question about turning a laundry room into a hbath. I asked on the plumbing forum and they gave me some good info about the drain line size requirements. That may be a good place to start.
I'm still thinking mine through because a toilet requires larger drains than a washer. Good luck

One side living room, one side bedroom

I'll be thinking this through VERY throughly. I can't see where this will work in the half bath, and if it's not going to work in the garage without a lot of $ than I'm going to have to keep them were they are and just work around it that way. Have found some good ideas but they aren't easy to find, or I haven't discovered them yet!

Bathrooms get premium in resale - so I would give serious consideration before converting. In general, most home buyers dont have foresight to say I'll convert that laundry room back to 1/2 bath - So, it could be a deal breaker
that said - The location of the powder room is another factor if it is the only BR on that level - I would say no, don't bother. IF there is another w/in relative close proximity & easy to get to then continue w/the other considerations
