Tune Up of 1 year old furnace

I had a new gas furnace installed last fall. The installation company called yesterday to schedule their "fall tune up". Do you think it is neccessary to have a 1 year old furnace tuned up after the first year of use with no problems?

how much is the service?

be specific in the scope of work the dealer performs.

are you changing your filter regularly?

have you fired up your furnace this fall just to see that it is working properly?

does this "fall tune-up" affect warranty?

98 dollars. 10 dollars of which is for their service plan which gives you priority in case of emergency breakdown.

When I asked what it included the women generally said checking of operation and safeties, clean burners if needed, clean fan if needed, check heat exhcanger, change filter.

filter have been chanced every 30 days.

I have not fired the furnace up this season.

The only warranty I have is 5 years parts thru manufacture. Labor warranty expired at 1st year (last week in fact).

You need to get involved with a quality dealer and forget the GC. Dealer needs to follow up on the matching R-22 evap coil from Frigidaire. It seems this is the way to go assuming you have no performance issues with the AC. Do you even know? Third party evap coils are available in the marketplace. I don't care for them but you already have a mismatched system of different brands. If for some reason existing Frigidare condenser can not be used, then I would go for a Bryant 13 SEER condenser with matching coil. You can't go with a 4 ton condenser because your blower motor on the furnace is only rated up to a 3 1/2 ton. As asked previously, you have good access to attic for moving the furnace? What size living space is your home? Dealer will need to extend or replace existing lineset most likely. That's the way to go. Drop the GC on the HVAC aspect of your home's modification. IMO

Thanks guys for the comments. I just want some professional advice before I make my final decision on the furnace. I know the best choice is a variable speed, 2-stage but nobody makes them in a 45K 80%, period. They are all 65-70K or bigger. Bryant makes a 2-stage 45K (312AAV) but it only has a bad old PSC motor. I could ask the installer about replacing the PSC motor in the 312 with a 'green' variable speed motor (www.evergreenmotor.com) as he gave me a brochure on it, but replacing a brand new motor doesn't sound very wise. The Bryant 313AAV has an ECM (X-13) motor but only a 1-stage 45K burner. I looked at the spec sheet on the Trane XV80 (somewhere on the net) and the smallest size I saw was 60K, no 45K model in the XV80. Did I miss something? I know probably the low stage (32K) of a 45K 2-stage burner would likely be sufficient 90+% of the time. The furnace usually runs Nov-Feb and perhaps a bit in March depending how could it gets. This past March it never ran at all. During April, May, Sept and most of Oct. i rarely use any heat and not much AC in Sept. The condo mgmt. sent out a notice last year that if our condenser units needed replacing, that we would have to replace our evap. coils at the same time (the coil would be at our expense-$400-$800, the condenser at theirs). I figured it was because the new condensers would all be R410 and the old R22 coils in current use would have to be replaced. the installer said he would replace my coil with a R22/R410 compatible unit so I will already be taken care of when the condenser finally fails. Yes, I thought on my own that the new coil might be too much of a strain for the old condenser. However, if I want the condenser replaced now I have to pay for it. As long as it is working they will not pay for a new one, even if I am getting a new furnace and coil.

There is a lot of controversy on this. As a former tech I found many units that would die earlier, not run well the whole season, or worse, that were actually unsafe. Only a good visual inspection and a combustion analyzer idicated this. Does everyone have a new working carbon monoxide detector in their home? No. Does everyone take the furnace for a spin in September/October to look for problems? No. Does everyone check (visually inspect) the filter, motor, blower wheel? for excess dust? No. Changing every three months? Why not as needed? If a filter is dirty in two months, what is happening in that final month? If it isn't hardly dirty in three months, why change it? When was the last full checkup/tuneup? I don't favor a yearly checkup on newer equipment but I always warn people that a breakdown can occur at the most inoportune times and be costly due to weekend/holiday rates. Put that service companies name on your unit. You found an honest company. They should get your business, if not yearly then every 2 or 3. Most good companies outline what they should and do cover on an inspection/tuneup. Hopefully they give you an invoice with some temp and pressure measurements. Even in your state a temp rise is an important measurement as is gas pressures. Good luck.

I think the answer depends on how up market or down market the house is. Is the house a medium to high level of "nice", and in a neighborhood of similar houses? If yes, I wouldn't skimp on making the renovation a complete job. Newer equipment will operate more efficiently and the open walls will allow a good contractor to make the system operate at its best. A 20 year old HVAC system has its best days behind it. If it's a down market house, then like a car of similar description, most would continue to "drive" with a "will fail any day" HVAC system until it quits. I live in coastal Central California, replaced 20 year old equipment 20 years ago when I did a major remodel (glad I did) and am getting ready to replace the replacement (so that I can do it on my own terms during a non-peak season). I would think the initial service should be FREE. I don't believe you're in need of a tune-up, but after a year, it would be a ~PLUS~ to have ALL conections checked for leaks, nuts, bolts and screws checked for tightness. If a visual inspection looks to be OK, I would pass for this year

As a former service tech I remember sitting in front of a new unit that I was doing the first or second years "tune-up" and wondered why I was there. Then I also remember finding things that weren't as they should be due to either installation problems or factory problems that hadn't shown up yet on a call for heat or cooling but they would.

If you live in a cold climate you should always start the furnace on a cool day like when the temps are down in the forties or so. Open a window or two and let the thing run for a good half hour after putting in a new filter and setting the tstat up at least 6-8 degrees higher than the room temp. You want to know that it will keep running on a call for heat and not start and stop or make noises that are not ordinary. Learn to watch it's start up sequence and read the manual.

Five year parts warranty will help if some factory problem shows up like a bad motor or circuit board. They are expensive. If it is a high efficiency unit learn about the intake and exhaust piping and what you should do about monitoring them.

I say wait till spring and have the a/c checked (if you have a/c) and then have the furnace and a/c checked at the same time. They should give a discount for getting both done at the same time. Some co's do.
