Trane quote in Phoenix

This quote is for 2900 sq. ft. single story concrete block ranch house in Phoenix, AZ. Replacing a 15 yr old 5 ton TempStar for main part of house. There is also a 2 ton Trane package unit at one end that stays, it covers about 450 sq.ft. plus the small end of an open kitchen/family room (about another 100 sq.ft.) I've wondered for a while if the 5 ton was oversized because its cooling cycles are fairly short, but it gets rid of summer humidity fine.

First question,does a load calculation really take 6 hours?

The first 2 dealers who came out measured the house, counted windows, then sat at the table with me and in about 15 minutes each said the calculations showed I only need 4 tons (one said 3 1/2 but that he wouldn't go below 4). A third dealer took measurements, said it would take time to do the calculations and 2 days later said I need to stay with 5 tons.

These don't qualify for the tax credit but that is not an issue for me as we will receive the credit for a tankless hot water heater installed earlier this year.

Appreciate comments on the different load calc. results, and pros and cons of the two systems quoted above.
