Moisture problem at base of masonry chimney.

I have a 4 year old Amana furnace( 80% effic.rating) venting into an inside masonary chimney. The chimney has a tile liner. I'm getting water that is forming at the base of the chimney- around a cup a day. I can see areas on the brick where mosisture is leaching out and running down the chimney. What can i do to stop this? I'm thinking its water that is condensating inside the chimney and leaching through. I have a Chimney cap,and the brick and morter look to be in good shape. I'm not sure, if the tile liner is cracked, but when they are put in they are just stacked on top of each other,,,,i think. I have a 4" metal vent,that slopes up from furnace to chimney. Is there something i can do to the vent before it enters the chimney that would cool down the vented gases? No moisture problems when furnace is not used. Appreciate any help,,,,,thanks kevin
