Garage Apt
Comments (1)Probably easier to rip the entire garage down and start over since the idea wasn't there earlier to have the construction and beams in place to bear the weight....See MoreI'm looking for a W&D in Boston apt (limited)
Comments (7)Thanks for your replies! Do the combo units have any leakage problems? I asked my landlord about putting a 220V switch in the apartment and he said no, because he didn't want the machine to leak. Is that generally a problem or does he just not want it in this unit? Also, how much electricity per load does the LG or Summit washer/dryer combo use approximately? I am trying to see whether I should just stick with a wash/dry/fold service ($1.07 per pound, including delivery) for towels, linens and other large/heavy items that would take too long to dry on my drying racks and the washer downstairs for most clothing items, or if purchasing one of these combo units makes financial sense. How is the reliability of these machines? I have read a bit about "obsolescence", that is, within 5 years, washer/dryers break down far beyond repair, so you just have to replace them. How true is this with the combos (and in general, for that matter)? That will play a large role in deciding if buying a W/D makes sense. Thank you!...See MoreGarageWorksGuy Pool Build
Comments (59)"* Posted by nosabe: Just curious how the tanning ledge (too short) issue was resolved. Were they able to add the 8-10 inches?" They did tell me at one time what they could do after the fact but I don't recall what the process was. I think it was re-shooting some gunite along with using some flagstone to extend out the ledge. I'm sure it was more $$ then the PB wanted to do for it so the PB made some concessions on equipment which we felt worked out. The Tanning ledge will hold two chase chairs...but it's tight and kinda blocks the stairs with one of the chairs. I know it was only a few inches, but the wife was very clear during all meetings that she wanted the ledge a certain way and size. For her the tanning ledge was the pool....she did not really care how the rest of the pool went. To others in the building stage be sure to get your tape measure out during the build and take measurements of those items or features that are size sensitive. If the steps are to be a certain height or width be sure to measure. We did this and I mentioned it to the PB Cost. Manager and he mentioned it to the gunite sub to shoot it out another 12", the sub failed to do this thus the shorter ledge depth. Things happen during major construction projects, even when your on top of them. The good thing is hopefully you have chosen a builder that steps up to the plate and addresses the issues and offers a way to resolve the matter that is workable for the owner. Now to figure out what what style decking to go with....I hate trying to figure this stuff out. :)...See MoreApartment over Garage vs Slab building?
Comments (11)Hi Pjcampo You have answered your own question in your question however there is no right or wrong answer to this. There is advantages and disadvantages to both with cost and practicality. If cost is the weighting factor then choose a local builder and get him to do a feasibility on it, (give you his best estimate to what is cheaper). If practicality and use of space, considering you storage issue, then going up is the obvious answer. Considering resale is a mute point. Your'e not building it to sell your building it for you. Of course you need to consider this but when you sell it the potential buyers will be asking themselves the same questions as you are now. Consider the classic of "we must have a bath in the bathroom for resale" but no one actually uses it Good luck :)...See Moremaryellenpeace
