I'd say the nook will make a great guest bed and the play loft a wonderful study area. I think if you replace the bed as she gets older (or take off the top) the room will grow nicely with your daughter. Beautiful window seat and I really like your inspiration pictures. For your toddler son, how about a jungle and maps, kind of an Indiana Jones theme? You could play up the jungle aspect, but maybe use the maps with the gold (rather than blue) background...they look more vintage and play up the 'Indy' theme. Have fun! I'm taking a different point of view. I was one of seven children--five boys, two girls. There are very few eight bedroom houses out there. We all shared rooms until the older kids started going off to college. When we were little, I shared a room with my older brothers. Once I got a baby sister--eight years younger--I shared a room with her. True, it was a pain in the neck sometimes, having to go to bed and get undressed in my room without turning the lights on because she went to bed earlier than I did, but it did not scar me for life. My take would be that in a few years, your daughter should get her own room. That could happen when your older son goes off to college, or the two boys could share a room, if there's someplace else for the older boy to do his homework, etc., after the little one goes to bed. But I would also look around the house and see if there was any other space that could be used for your office. Maybe 1/3 of the garage, leaving a two car garage? (I think a one car garage just wouldn't fly today.) Or the dining room, or your bedroom? And talk to your kids and see what they say. My cousin had three kids in five years and for a while they all slept in the same room. When she wanted to move the two girls into their own room, they were upset--they didn't want to leave their baby brother all alone at night. So the parents had to work out a schedule to transition them all to the new sleeping arrangement.

IMO you can't block that balcony door since that is the only other egress from that space . But maybe the door can have the swing reversed. That leaves the side walls for a bed so a twin with storage under it and a really good organizing of that closet for clothes that need to be in there all the rest in the storage drawers. I think if renovating is in the future that balcony could sure be more useable as bedroom , shame on the architect that designed this upper floor. IMO the smallest bedroom really is 10x10 . Maybe some shelves along the left wall for some decor too. I think you will need to trust her to be careful and make the balcony a cute place for her to sit and read or play , at 9 she should have good sense and the fact she is a girl instead of a gutsy boy is a bonus.

I agree teens will sleep anywhere and especailly boys. I think you need to think about the other guests you get and share that with us if you truly want help. IMO no adults want to have bunk beds. We have 2 gest rooms but usually one is used by an International student for the school year we have a single bed in that space and a queen in the other room . Once a summer we have 21 young adults who stay on hteir way to a music festival for one night and then return for a week stay they sleep where ever there is a flat spot and it is just pure fun.IMO you have a good sized rook but you do not need the desk set up and honestly in a guest room a small dresser inside the closet is all you need . Post a to scale plan maybe there is a way to layout the space with 2 queen beds .
