The tub reglazer returned and fixed the problems using denatured alcohol. Whew! Lessons learned: (1) If you are considering a tub reglaze, be sure that the reglazer covers everything in the bathroom. My reglazer did not cover the light fixture or the top of the shower curtain rod (he covered the bottom) and the spray collected on these surfaces. (2) Check carefully the taped area where the tub meets the floor. My reglazer glazed the grout in places and the glaze line was uneven. The second reglazer had to use a razor blade and alcohol to clean up the line. (3) Be sure to get this done last in a remodel or new construction. I had the painter come after the reglaze thinking that the tub would be cured but my painter was nervous about scratching it and the surface is more delicate than before. He covered the tub with towels and then plywood, and was careful to step lightly on the tub during the painting process. If he was not that careful, the tub would have been damaged. I'll post a picture of the tub when I post pictures of the finished bathroom.

This probably would cost less than tile or some engineered hardwood, simply for the fact that your material costs will be much less. Both options would require floor preparation anyway; a thin engineered hardwood would require the least in preparation. If you go with tile or hardwood, make sure that the added height will be acceptable and won't trap appliances and create other problems. If you go with restoring the hardwood, only use a quality, two-part waterborne polyurethane. I'm in NYC. Good luck with whatever you decide.

I am so sorry you're having to go thru this. We are redoing our kitchen due to a leak - FWIW, we had the insurance pay out what it would have cost to put it back "exactly the way it was", while it was somewhat a pain to have to quote stripping and replacing wallpaper and rebuilding up the floor to the original height, this allowed us to take that money and our own funds and gut the kitchen and do it the way we wanted. Yes unplanned remodel has been a huge inconvienence and unplanned expense - but it also allowed us to remodel the way we wanted and for quite a bit less of our own money than if we had done it later. Something to think about. I'd also highly recommend getting your own contractor you trust - dont use their people unless you feel 100% comfortable with them. Have your contractor quote what it would be to put it back the way it was - have the insurance pay you out and then decide what you really want to do. Have the contractor quote it out Firm Fixed Price (FFP) for the insurance. It really sounds like you should also fight to have the cabinets declared a complete loss -- uppers and lowers due to the mold and moisture - likely less expensive too to replace with new rather than having something custom made to match the existing. if the cabs need to come out to ensure it gets dry (likely if they were in contact with the wet floor -- water seeps up boxes and damages them - then they need to take the counter out too and are likely to replace that as well. So here's my train of thought on this one. Move the TV to the right of the fireplace (closing up that window), Change the french doors to a 6' wide fixed casement picture window, and add a full-lite swinging door to the short wall to the deck. The goals being 1) your view will actually be much better through a giant picture window than french doors 2) make full use of that former mudroom by fully incorporating it into the kitchen 3) direct traffic around kitchen. We have a mountain view and the house used to have a sliding glass door in the living room. The center frame of the slider went right through the middle of my mountain, so I changed the slider to a big 6' picture window; it frames the mountain perfectly now. We added a full-lite swinging exterior door for access to the deck in a location that doesn't impede view as much. My kitchen isn't much bigger than your mudroom, so I don't exactly know what one would do with approximately 24'x10' worth of designated kitchen space. That's huge. Don't pay too much attention to where I put kitchen fixtures as I just kind of threw them in there. I just wanted to toss out the idea of changing the doors. Also, it's nice to be able to see the fire and the TV at the same time, right? :-)
