New Renters Build Fence & Utilize Our Fence Without Permission
Comments (40)Fence costs are catch-as-catch-can. If the landlord neighbor didn't want to pay for the fence when it was built, nothing you can do about that. You either pay for the fence and make it yours, or don't put it up. If you want a fence that bad, you pay for it. It's certainly not fair to demand payment later when someone else moves in. It's very common to set back fences 6" in my city. I don't know if it's a requirement. I do know it's common for adverse possession to only apply if someone is squatting without permission. IF the fence regulations already require a setback, I can't imagine an adverse possession case getting any traction based on the fact that the fence was built to code. Even if there's no setback requirement, you may still be protected if you specifically allow someone to use YOUR land, as in giving a neighbor permission to use the 6" strip. Or, if you specifically prohibit it. "Squatter's rights" to land usually apply when the neighbor used it and the owner knew about it and did nothing. Our neighbors accidentally put a block wall raised bed a few inches past the line. They moved. The new neighbors brought it to my attention and I said they didn't have to remove the entire wall on my account (it's only 4 feet long anyway). I gave them permission to encroach on my property with their wall. It's still my property and will remain so. Of course, it should really be in writing because if it ever goes to court, there's no documentation, but in my case it's a de minimus condition, and we get along fine with the neighbors....See MoreThis doesn't seem fair : (
Comments (18)Wow. Y'all have a bunch of great ideas. The shelter spays all animals before adopting them out. They made us have Homer fixed before we could adopt Etta. And do a meet and greet. I like the muzzle idea. If the other dog doesn't try anything. We do worry about Etta mistaking a child for a squeaky toy and our home owner's insurance not covering it. Or even if they did, it is still $1000 deductable which we just can't afford. We also worry about Etta AND Homer getting out and getting hurt. Vet bills can get very expensive too. Obedience training would be great but it's not in the budget. I don't think a shock collar would be effective. Every collar we have put on her Homer has chewed off. His too. The two of them play rough. I have look out the window sometimes to make sure they are playing and not hurting each other. They sound like bear cubs wrestling. These are old pictures of Homer and Etta: Pooh Bear...See MorePool Specs - fair price? Any holes that you see?
Comments (9)I did pretty much the same thing as starplex when building my pool. I have friends in the Houston area with salt/flagstone and they have corrosion. Could be coincidence, but I didn't want to take the chance. Because there's no definite proof on the cause, I think some pool builders in the Houston area will only install suggest salt with brick or preformed copings. From what I gathered, complete submersion of flagstone is ok, but the coping is where the problems lie. I elected not to use salt, so to help get the softer water I added Endure. Have been very happy with it. Since I have natural stone coping (travertine), I choose to seal it. Mine needs to be done every year at the start of pool season, but probably could use it every 6-9 months. I just don't think about noticing it in the winter when I'm not in the pool. Regarding pool equipment - I don't think there's too much of a difference. From what I understood the PB use different equipment b/c they have a contract/bulk price break/hook up to do so. When pressed, all the pool builders claimed the customer service representatives/time to come service equipment is better with the brand that they pushed. However, when I interviewed the PB, I asked if they would be willing to install the other...and all said yes. I second the control system part. Don't quite remember why now, but if memory serves me correctly the Jandy controller that I picked out wouldn't service some function in the other brand of equipment correctly. In this day and age, you'd think that they would all be compatible...but ask before hand just to make sure....See Morenot a deck, but a fence question
Comments (10)John Hyatt, Well, I certainly can't say we haven't thought about it. So much sweat equity went into our home, don't know if we could ever find one in our price range that is in as good of shape. We have looked around the neighborhood. There is one for sale now, larger home, much better location, needs updated and probably costs twice as much in taxes as ours in addition to listing at least $100,000 more than ours. It would be a stretch, if even possible. One of our children is still young enough to want to stay in the neighborhood, and actually, I do too. I do feel like I am whining at times. I think it seems petty to be focused so much on the fence, but I think it probably does bring out all of my frustration with really wanting to move and not feeling like we can anyway. Then again, the city is really going about it the wrong way. They are looking the other way for MANY other corner properties which I have now been observing. Then, if someone tells on someone else, they are too rigid in their responses. I just don't think they should have it both ways. Yea...life isn't fair and all that!!!! Finally, I think flipping may have ended with the recession. Still, I do think you have a point. Thanks, believe it or not, I am giving it some more thought....See Morefleur222
