Starting Home Build - Introductions

Hello everyone,

I have been working on this home build since about June of this year. We are building on farmland - and the process to do a "minor subdivision" took months. This was just to split 1 residential piece of land out of 40 acres. Our land will be 4 acres...and slopes gradually down from front to back - therefore we will have a walk out basement! We will be building about 300 feet from the road.

The home is a 1.5 story ranch. 2360 square foot split bedroom design, with an open kitchen and living room. The living room will have a cathedral ceiling with a stone fireplace going up to the peak (at least for now). The first floor will have 3 bedrooms on the first floor. The master closet has a second door that loops you into the laundry room. The laundry room has a door off of the mudroom.

The kitchen has a 10 foot island. At this point, I am looking at GE Profile appliances (we have a friends and family GE discount). I originally wanted to get a DCS gas stove just like on America's test kitchen - but really I think induction is where it is at. We will have a single wall oven (the PT9050), and an Advantium. It seems that people really like their advantiums - so that is how I decided on GE. I had Bosch and Electrolux on my list - but their speedcooks seem to not be as well liked as the Advantium.

The home will have a 12 by 14 screened in porch, a 19 by 12 deck.

The upstairs is 750 square foot including a flex space, office, and a 4th bedroom and full bath. We have an optional bonus room which at this point is a 500 foot storage room over the 3 car garage.

The walk out basement is 2360 square foot - and the plan is to leave it unfinished for now.

I am planning on installing geothermal - in order to keep our utility costs down. While the house looks small on the front...it really does have a lot of space to heat and cool.

I would post floor plans - but my plans from my builder say that I cannot duplicate them - so I have not posted them. I will repost the elevation drawings here.

Anyways - I just wanted to say Hello...during this process I will likely have questions so I throught I would introduce myself and my home project.

Hello and welcome Bobby! I think youre on the right track and it takes a wise but tough person to present their homebuilding ideas to the internet community. As you know, GW is an exceptional resource.

I generally avoid stylistic subjects but would like to focus in on the utility/energy costs of your project since this seems to be important to you as it should be. It would be helpful to know your location and directional orientation. Floorplans and other elevations will probably be needed for better evaluation by all.

Your roof seems overwhelming and out of proportion. Its got a lot of gables and looks expensive to heat, cool and build. Since you have a big space, a ground source heat pump GSHP (geothermal) might very well make sense. Just be aware that if you are building to the current 2012 International energy codes, the payback for the upgrade from an air source heat pump could easily be longer than the expected life of the mechanical equipment.

I strongly urge you to get educated on blower door testing, insulative sheathing and window performance as these building envelope upgrades are likely to have better financial returns, comfort and durability. These measures will also last the lifetime of the home (75-200 years) unlike upgrading the mechanical system which is measured in the 15-30 year range. If you tie these building envelope strategies into a ventilation system that provides outdoor air like that called for in ASHRAE 62.2, you will have the best possible impact on Indoor Air Quality.

Yes - the roof is big - it is one of my concerns as well.

Here is how I got to where I am at... I really wanted to build a 2800-2900 square foot ranch home with walkout basement. The cost was quite expensive. I toured a 1.5 story model home by a builder I didn't quite like. It seemed to make sense...rooms that don't necessarily need to be on the first floor like an office, and a guest bedroom can go upstairs at a price much cheaper than having it on the main floor. This also allows us to have the additional 500 sqft bonus room (or attic space).

The draftsperson originally had the upstairs portion jut out of the roof. This looked to the builder...and to me...and so they changed the pitch of the roof from 8/12 to 12/12. This definitely added some height to the roof. I have been looking around - and it appears there are a lot of 12/12 roofs around here. Is the concern that the massive roof is going to act like a big heat catcher and heat the house up?

The home will face east. The back of the house will catch afternoon sun. There are only 5 windows on the back of the house, and 3 of those are in the living room. We live in Indiana.

I decided to go with geothermal because we do not have natural gas available. The increase in cost to do geothermal from airsource was only $10k. After tax incentives, it really doesn't add too much more.

I have asked the builder about the energy code before. He said they build to the 2009 energy code, and they won't have to build to the 2012 for a couple years. I have talked to several home builders in the area, and they all seem to build to the 2009 code. I called our county building inspector's office to get their opinion - and they really didn't seem to know much about the 2012 code.

It has surprised me how much I hear about the 2012 code, but here - it seems to be something that no one really wants to talk about. I did some research on what this would change on my home build - but I wasn't exactly sure what the major differences were.

You mentioned getting good windows. I know my builder uses Quaker. I know I have read on gardenweb that these are not the best windows - but I couldn't find anything to suggest what is bad about them. I did notice that consumer reports rated Simonton quite high. I told the builder that I was researching windows - but I wasn't to the point in which I was going to specify something different. My budget range on my house is 377 to 392K at this point for the home construction. I am not sure that I am in the price point of Marvin windows.

Well, although I am single. I do have a little boy to help take up some space and I entertain friends a bunch. The house is measured at around 6,500 sqft in the plans but I feel it's a sneaky 6,500. I currently live in NYC in a large loft and really like my space (indoors that is). As for the 5 acres, living in NYC may due that to you after awhile. Plus I have some plans for the land and it requires some room. I have looked into a bunch of sub-divisions but I'm not to big on having a bunch of rules and what you can or cannot due. Plus, the land is very cheap to begin with! I did find one sub-division I really liked but the list of rules they sent me was crazy for building. Plus I had to use their builder and it seemed like they had more say than I would for the house design colors, placement etc.... I wanted to ask if they were going to pay for some of it? Could I put it on 2 or 3 acre lot, yeah! But I will have to give up my plans for the outside due to lack of space. If you can have everything I want and not compromise and still cost the same why not? I will have the home for awhile since my son is very young and he is not going anywhere in the next 18 years or so. I guess plan for the future!!!

Where to start: building a "green" home

I am doing a lot of "green" things here -- but due to pricing, not everything will be green. MA code has a lot of green-mandated ideas, a lot of which will also be energy efficient, and I'm happy to comply. I'll be putting in solar (on grid but able to go off) paneling, with my home facing due south -- because it also is attached to a buy-back plan on the electric grid, I will be getting rebates. I'm putting in forced-air ductwork, because eventually I plan on geothermal -- until I can do geothermal (which won't happen until I sell the current home), I'm going to have to rely on window fans and window A/C units -- in New England, geothermal will be most useful for summer cooling. Interior stains (except the floor since it is high traffic) are water-based and essentially "no-VOC". I will find the best low-VOC for the flooring stain. Everything wood is from fast-growing pine -- and the house is pine log from a kit -- sustainable growth at least until "everyone" decides to build log. Bamboo would be an even better flooring choice, but my GC has sourced a good place for finding wide plank pine floors. I'm recycling my furniture to my new home. Why buy new, unless something is beat up enough to replace it with something else?? (And much of my current furniture belonged to my parents, or to my grandparents... it's cycled out of that so-stoopid "dated" term to becoming "vintage"!) Um, function dates. Appearance only gets dated if you are superficial, or if you plan on flipping/selling soon... Take into account passive solar concepts. Also where you can (and in my walkout basement, yes) concrete heat collection. Concrete warms slowly, relinquishes heat slowly. In the back of my basement, built into the northern soil bank, I'm putting in a root cellar. (Amusement note: I marked off the place I want this root cellar walled in, and GC noted he'd insulate the rooms I marked in the basement -- that root cellar and a workshop where I don't want cats licking up stained glass shards or sawdust -- I'm like --- um, the purpose OF a Root Cellar is to get the standardized deep-earth temperatures from the surrounding soil/rock/clay! -- Once explained, he agreed! NO Insulation! The earth is its insulator!) At any rate, don't expect your GC, or even an architect, to understand all the fine points of what you may want. You yourself... you have to keep up on the literature and your personal needs for Green. I got several extremely helpful books from this source, over the years: Chelsea Green I can't remember the name of the book (and I lent it out to a friend and it rather vanished) but it provided the angle to roof your home so you get the best passive solar benefits winter and summer, depending on your latitude.

Overall it's a small, solid plan. Here are a few thoughts ... the biggest topic, I think, is storage: - I would widen the laundry room instead of lengthening it. If you widen it just one measly foot, you can have a whole wall of floor-to-ceiling shelves (note red box indicating massive storage in this space -- could be simple open), giving you a huge amount of storage for that small addition of square footage. - I added the green box at the end of the laundry room to indicate a perfect spot for a window seat. I know, it's not a need in this spot, but it would be lovely thing with windows above and storage space below. I'm imagining that you'd typically enter the house through the laundry room, and this would be a very nice sight line as you enter the house. - I think you're stuck with the post in the dining room. I'd make it dark rustic wood and use the same type of wood over the mantle and/or in shelving somewhere else in the main living area. - I don't know that I'd add to the dining room. You have space for a small table now ... and when you have guests, it can be extended into the space that would normally serve as walking space to the laundry room (your guests won't be accessing that room. - I'd go with a pocket door between the laundry and the main living space. It's going to remain open most of the time anyway, so this is an ideal spot for such a door. - I agree with the poster above who says that the laundry would be better on the bedroom wing. You say this is a retirement house. I remember my grandmother could do her own laundry just fine ... but she had trouble carrying baskets of clothing down the hallway; the result was that she made many multiple trips with a tiny basket perched on her walker. Not the safest choice. - 24x24 is a good-sized garage for two cars and a family. I do think 3 bedrooms/2 baths is reasonable for resale ... but I wouldn't upsize a garage. - Master bath: You'll have plenty of space for a large shower, if you're dumping the tub. I'd bring it to the inside wall so that you can have a window over the toilet on the other side. You say this is your retirement home; pay close attention to your shower and make sure it's elderly-friendly ... you know, curb-free flooring, grab bars -- those things won't hurt you now, and at some point you'll need them. - Even if you were a double sink kind of gal, this vanity appears to be 5', and that's not really enough to support duplicate sinks. With one sink in this space, you'll have room for nice-sized drawers. - If you add a bump-out to the back of the house so that the master closet can have storage on both sides, you'll almost DOUBLE your closet storage. A bump-out with a shed dormer won't cost all that much. I'd go 2-3' and make both the closet and the bathroom a little wider /more comfortable. - If you're going to bump-out the bathroom (for the sake of the closet), I'd keep going and bump out the living room too. It's quite cozy as shown now ... and those extra 2-3' would give you some elbow room. This will also allow you to scootch the back door around to the edge between the kitchen and living room ... meaning that the door (and the door swing) would no longer fall in the living room /would not impede furniture placement. I've circled the door spot in red. I know, I know, you're saying, "But I'm only one person! I don't need a larger closet, bathroom, living room!" You intend to stay in this house. At some point you may bring in another person, or you may want to sell the house. This little bit of elbow room will be useful. And we're talking about a small amount of space for a fairly large payoff. - I agree that an exterior door in the master bedroom is a good feature, but I'd consider a sliding door instead of an inswing door (indicated with a red circle) because a swinging door /hinged door will impede furniture placement in this modest bedroom. - I'd lose the vaulted ceiling in the master bedroom. Personal opinion, but it's just not a space where I'd splurge. - Consider your windows. You could have add a small window on the side of the dining room. Light from two sides always makes a room look nicer. And with the bathroom bumped-out a bit, you can have windows on two sides there too. - My final suggestion is that you simplify the hall bath. Drop down to one sink (which will allow you space for a linen tower) and eliminate the mid-bath door.

Take a look at something with all the spaces you're considering in a more consolidated, better laid out design with a proportional roof: https://www.thehousedesigners.com/plan/southborough-cottage-house-plan-5558/ Make a couple changes -- note image below: - Pull the (green) great room out so it receives natural light ... put in a single French door between the great room and the covered porch (purple), which is now more square /less rectangle ... better for setting up an outdoor seating area, and it doesn't block your light. With this in mind, I would add windows to the SIDE of the kids' rooms. I'd then add a patio, which could be accessed from the screen porch, the great room, or the master bedroom. - Re-do the master bath (red) and master closet (blue) so that the bath receives natural light. You could also have a door connecting the closet and the laundry -- so convenient. I'd probably make the laundry /closet a bit deeper to allow for a folding cabinet opposite the machines. - Add your second garage (yellow) to the side ... the yellow garage would be slightly larger than the existing one. (I actually wouldn't do this, but you say it's a must.) - The breakfast area isn't 'specially spacious, but you could easily stretch your table out into the great room when you have a big group. - With the hall bath available for guests, I'd make the half-bath into a lovely little desk spot ... so convenient off the kitchen. Or a pantry. - It's not perfect, but it still gives you your craft space in the area that's now a dining room ... or you could use one of the kids' bedrooms as your craft space and put the other kid in the upstairs bonus room. Note that the flow works better: the hallways aren't long and twisty-turny.

Wouldn't it be even less expensive to put them in the walk-out basement that you are building? Then you wouldn't have to build the second floor.
