bedroom 2nd floor - is a bathroom needed??

Hi there! I have tried researching and finding building codes for NC (the only ones I found were to be purchased). A friend told me that in a new build, in order for a bedroom on the 2nd floor to be counted as a bedroom (and not a loft or bonus area) would be to have at least a small bathroom with a shower. Other than that, it can't be considered a bedroom (I am speaking in a new build). We will already have all the bedrooms on the main floor but would like to use the area as a bonus bedroom....but we do not want to have a bath up there (as we will have a full bath on the main floor and in the basement). Also, what is the lowest ceiling height you can have that would be to code (7 foot?)....just asking as we don't want to make the roof any taller than it is so it fits in well around the other homes. Does it matter to you that it counts as a bed room? If It doesn't matter then use it as you wish when you move in.

Before building, we looked at a house that upstairs "bedrooms" but no bathroom--and we passed on that house.

I think you should have a bathroom (at least a powder room) on every floor with living space and a 3/4 or full bathroom on every floor with a bedroom.

If you're going to use that room as a 'bonus' bedroom, does that translate to guest room? Do you really want your guests to have to come downstairs to reach a bathroom?

You are going to want more than 32" for the toilet. 36" is standard (and perhaps even code in some areas???? Not here in Maine but I heard people saying that on other forums...) We have 34" and it feels fine but I dont think I'd want to go much tighter. You could solve that simply by flipping the closet and shower. So, have your shower -rotated 90 degrees and witha glass end wall- at the end of the tub (which is a nice setup you can see in many bathrooms, the tub deck can actually protrude under the shower glass wall and be a ledge or seat in the shower). Then the passageway moves to the left, and you can steal a bit of space from the other closet for the toilet. Either that of have a shorter vanity. 48" isn't a size I'd fight for. It's too short for a double vanity, really (unless you're using one of the new two-faucet 'trough" styles) so why not go down to 42" and have a better toilet area? For resale, though, you should consider a double vanity. Some people I guess expert truly huge ones, like at least 5+' long. But you CAN get smaller ones, Ikea has some great ones for tight spaces. But if you're not selling anytime soon, do what YOU like!! (But I still think you'll want more toilet space...)

My parents house is like that, but there’s a wall with a wide doorway into the area with the vanity, so it’s open but also easy to close off by just putting a curtain rail up. It’s also oriented to the room such that if you only use enough light at the vanity to wash your hands for a midnight potty run, it really isn’t enough to bother someone in the bed if you place the bed sensibly. Getting ready in the morning would be trickier if you needed to do makeup and so on so needed proper lighting, so that’s where a screen or a curtain would come in.

Also...now that each bedroom has a bathroom...are you putting son in front bedroom? Just thought it might give younger girls more privacy and they could each have window seats, if they like. And it makes their rooms almost identical, except for bathroom window :) I'm guessing older son might want a desk or chair, but that's based on my nephew at that age...or maybe drums. LOL

Hi Azada and congratulations on the new bath! I love solid surfaces, so congratulations on your Swanstone. My shower is a different brand and is so easy to keep clean, you are going to love it! Also, good for you for going laminate. I did laminate in my kitchen and on the library cabinet and have a walnut top in my bathroom. I cringe every time someone pulls out a stone that they hate and replace it with a different stone or quartz. The whole stone tops movement was justified because “it will last forever!” Well, not if you have to keep up with the latest styles. Discarding stone that took thousands of years to form and was shipped from halfway around the world into a landfill seems criminal to me. So, after I got that lecture off my chest….have you checked out the Formica and Wilsonart web sites? In my experience, the big box stores never have all of the patterns that are offered. You can order samples online, too. At least one of the two companies has a sub group of stone looks that are printed so that there is no repeat of the pattern for the entire 8 or 12 foot length. You can get profile edges, as well. When we were doing the library ten years ago, I was lucky to find a piece of the 8 foot length on Craigslist for half of its list price. I ordered the matching edge from a local supplier and my carpenter made a top that looks like stone. With laminates, you can change out your countertops every few years, if you like, for the price of stone. Back to your project, you have nice, warm colors in your floor. Just looking at the paint samples, I like the top one best. I cannot read the color names, even after enlarging your photo, so I don’t know which is Navaho White. You do need to choose your countertop first, so hold off on the paint a bit. But once you order the counter, be sure to tape the paint samples you are considering up on the Swanstone above the tub so that you can choose something that looks good with the Swanstone, too. But counter comes first. Paint colors are infinite. Counters that go with your floor and Swanstone are not!

My sister in law has an older house with no guest bath upstairs. I don't like it when we stay there. It stinks to have to travel down a flight of stairs first thing to go potty and travel up and down with clothes etc to take a shower. But if you are not going to use it as a bedroom and you don't care, then why not just call it a study or something.

sounds like you need to talk to your architect. they should know ceiling height clearance, and the bedroom question.

if you have 3brs already, I don't think I'd care if it "counted" if I weren't planning to use it as such.

If I were living in the BR, I'd want at least 8' ceilings and a 3/4 bath on my floor.

I'm nearly positive that NC requires a bathroom on all floors with bedrooms. They might even require a bathroom on all floors. There is a ceiling height limitation and I think it is above 7 foot. Every floor needs to be separately zoned on HVAC.

Shortcuts are generally not allowed in new construction in NC. In my jurisdiction, if they think it looks like it could be a bedroom, it needs to be set up like a bedroom. Smoke detectors, ARC fault, enough egress windows etc. That is a pretty strict interpretation and I realize that is local.

Man - I guess we will not use that extra space if NC will make us put a bath up there and there is no space for egress windows unless we raise the roofline....so you all have helped me and my decision. you can't have it finished as "bonus" space?

can you have an unfinished walk up attic? and finish it later.

why do you want it to be a bedroom? since it sounds like you don't want to give it the "amenities" of a bedroom, such as windows, ceiling height and a nearby bath?

sounds like what you want to build really meets the definition of a finished attic or bonus space
