Comments (6)You'll need to call a number of banks and ask if they make CP loans to owner-builders. Not all banks make construction loans anyway. So, you'll weed some out quickly. Once I found the ones who do, by phone, I asked for someone in their mortgage lending division who has experience with construction loans. It's a whole different product than regular mortgages. The reason you want a seasoned person is that your lender can provide you with invaluable, free consulting information about the process. Here in Atlanta, GA, I found two experienced lenders and chose the more patient one who has given me loads of help. Most of them just wanted to quickly quote me a rate and move on; just salespeople. There are only about 10 of the big nationwide banks that do construction lending. Your situation as OB is viewed by banks as being higher risk. But all lenders will bring your land into the loan (they wouldn't want to lend money on land they have no claim to.) So, you might do better with the bank that already has the loan on your land. Comments (6)Having overkill cfm capacity with variable fan speed is the best way with residential targeted fans to get sufficient air flow rate along with lowered noise, particularly if a muffler/silencer cannot be fitted. And when the need arises to burn a pan of bacon, the excess capacity will no longer be excess. However, higher air flow capacity will drive up the cost of make-up air capacity. The larger hood aperture is just what is needed to compensate for higher mounting to obtain good capture, and along with the larger aperture area must go larger cfm to keep the velocity of the air at the hood aperture as high as it needs to be for containment. Compensation for height with size and flow rate will be fine in ideal circumstances, but if there are cross drafts the capture may be reduced from that obtained with a lower hood. I don't know what is in Abakka's quiet kit, but am unaware of any acoustic property that depends on horizontal vs. vertical mounting. Comments (11)Thanks, Jon1270. What bothered me about the original plan was the door from the powder room opening right into the central part of our dining room. I sat at the table and pictured someone coming into a dinner party and it felt awkward. So the design/build firm we are using adjusted the powder room door to where the hall closet is drawn and moved the hall closet to the foyer, cutting into our dining room. It's a long dining room and didn't interfere with the table but I have been struggling with how it would look to have a section of the dining room boxed in. It would also change the openness of the front entry way. If we moved the powder room to the office area, I pictured the door toward the bar end of the breakfast room. Our upstairs bathroom plumbing is right about that area so I'm hoping it's not a big move from that perspective - wondering if it makes sense from a space and aethestics of opening into the breakfast room? I've been spending all morning trying to figure this out and I added them to my photobucket account, rotated them and was returning to do a test run. I so appreciate your help! As a new iPad user, I had no idea that pictures would appear in any other form other than how they display on the preview when drafting a post! I appreciate it being pointed out, otherwise I would have no knowledge of the bad etiquette apparently being posed on people here to help. I try to be patient with people when they are trying new things, especially here, we know humans are just that and sometimes need a little patience, guidance, and yes, help, in a lot of instances! Thanks again lavenderlass. Seems like the consensus is to move the freezer, although in this lengthy DIY project I hesitate to add more work but DH is willing, and I would rather get it right than have regrets.
