2nd floor layout - any advice

Here is a tentative plan for the second floor of our house. 3 bed rooms, 1 bath and space for sewing/crafts. It is under the roof with 10 in 12 slope.

I don't understand why so little of the hallway space is utilized. Is that for sewing/crafts? Why not put the hall bath in the front of the hall and make it a four bedroom, with the fourth bedroom used for activities?

Is there a master suite on the first floor? I think you should go with either 3 bedrooms, two baths or four bedrooms, one bath.

The world's largest laundry room? 3 ft. bifold door leafs? What are the program requirements?

Maximizing resale value here is putting away the plans and moving. You are planning a very expensive remodel here that you will NEVER recoup the costs from. Which is OK if you plan to live there long term or are willing to pay for the increased livability as an expense and not an "investment". But, be very very sure you completely internalize that statement before moving forward with your plans.

Well, if you plan to do anything at all with the door, you might as well think about changing it to swing INWARD. I have a pet peeve with bathroom doors that swing out into the hall way. Or other rooms. With this one change, it might make a difference with the door staying closed most of the time. And, you could find a little mechanism for the door hinge which would close the door. I have some of those hinges on my kitchen cabinet doors, which are not as heavy or big as regular door hinges, but that is what they do. And I love them. It is also possible to get good quality bifold doors, and I've purchased several of the Pinecroft doors from Home Depot. Online, since they are not in my local store. They also sell the Feather River Doors in bifold configurations, with different kinds of tops and bottoms. Your bathroom is really pretty, love that window and the sink too. Don't think you'd gain much advantage by moving the door and sacrificing your linen closet.You'd be opening up a whole can of worms.

The Mr. prefers windows on both north and east sides, but isn't sure how that could work... We both like no uppers as much as possible. We could do a secretary desk, but I need a place for home office materials. I don't feel comfortable using the den/classroom/ guest room as guests will be staying in that space and as much as I trust our guests -I wouldn't want to leave our personal documents there. So the desk space could surely be removed. I don't like the countertop running into the cabinets in the dead corner, not a fan, it feels awkward to me. So no fridge in the corner...But I'm open to moving it, though it would only leave the desk space aND I'm not thinking that's a good option. And thank you for sharing your parents' junk! Lol! They've got nothing on us! We once had 4 junk drawers! I would greatly prefer to have an organized home office space. The thing there has been that the hubs works from home, this using the home office. But it'snot a home office, it's a work office in our home. So we need space for his work office AND our home office. The mudroom area in the house is a hallway and I'd MUCH prefer an actual ROOM where I could put the home office space, we have that on the list to discuss with the designer. So the desk is a temporary fix...a backup. Here is the broader layout. Not exactly to scale, and things are in flux still...need to straighten so of these corners out. The kitchen is off the screened porch, adjacent to the dining and living room. We have a very large dining table, that will be turned to extend for gatherings. The stairs are not at all acurate, other than start and finish points. There are stacked stairs from basement to 2nd story. Thinking on switching the sink/cook top. .. Appreciate the photo links! We both liked the kitchen with slate? floor and 5 chairs at the island. I don't care for the upper on the far side though. Is that neseccary to ballance the look? Hmmm... Really appreciate all the thoughts!

Beth is correct re: resale value in 20-30 years time. A 'flip' is sen to happen inside of 5 years (2-5 years and then you are OUT). That's when you pay attention to trends. A long-term floor is one you live with for 10+ years. At that point you IGNORE the trends and resale and pick what YOU WANT. Living with a floor for 10 years while HATING IT is one of the worst things you can do to yourself. It's like buying the most uncomfortable mattress for $30K and not being able to sleep for 20+ years. With your time line, you want to purchase and install something that works for you, your life style and your expectations. The 'look' of something is only valuable to you. In 20 years your Realtor will tell you to rip out all the floor OR offer a flooring discount to the next seller. That's the type of "Fashion Time Line" we are talking about here.

I don't mind a family style upstairs like you have with no master suite. We have something similar and it works great. We hated the master suite in our old house and one central bathroom works much better for us with kids.

I do think the hallway space needs some work. I get what you are trying to do with the bak of windows and the laundry room and 3 bedroms but if you look at the door placement it seems like only a small area of the loft/hall will be useable for crafts and sewing or a playroom. The area between the doors and the stairs is as large as a bedrom and you won't want a table or shelves in there.

What about making a room in the area at the bottom of the drawing and using it for a large family bath and laundry. Then the area currently roomed off for bath can be an open loft. It will actually feel more open because it will overlook the stairs but it still doesn't address the large space between the bedroom doors.

Oh, if you move the bedroom door to the side where the laundry currently sits you'd gain a larger/better use of the craft area too.

Chelsea, I just scribbled out these two ideas using your criteria that make make better use of the space.

Of course you may not mind the "wasted" space. We had a lot of comments about the large space in front of our stairs considering out house is small but we did it anyway and like it.

I love ajpl's option 1 ! Loft/bath could be flipped in it if plumbing to the 2nd floor were an issue. An open railed stairway into a loft space is pretty common and it wouldn't ruin the space.

OK so I made some changes. The bath needs to stay where it is for ease of plumbing. There is a bedroom and a 2nd bath downstairs. The space leftover upstairs is for craft and office space.
The closet that shows an opening but no door will have some sort of door but my program doesn't have great options for large closet doors.
