Okay, we had the big summit at my apt this morning with the contractor, the tile guy, my managing agent, my super, and me. The issue wasn't so much putting the wood studs *in* the "open" walls, as putting them *on* the walls that can't be opened up so that they can still attach the cement board (I guess) and tile on top of that. (I think they also need a little bit of wood inside the open walls...) Here's a photo showing the two types of walls: There's the sink wall on the right which is wire lathe & concrete with all the pipes in front of it - that can be framed with metal studs. On the left is the tub back wall (the brown part is where the tile used to be) - that's straight plaster over concrete (I guess) - doesn't open up the way the others do. They want to put wood on that to hold the drywall... It's a 1948 building and constructed very differently from modern buildings, especially since it's a fireproof 1948 building. My contractor had told me he had experience with these types of buildings, but now I'm not so sure - this is definitely a challenge for them. (And will be *very* expensive for me, I suspect...) Anyway, the upshot is that *somehow* they will be able to reconstruct my bathroom. :-)

Awww oodie this is beautiful!!! Great job!! You give me way too much credit woman!! I've always considered myself a terrible teacher! I'm too detail oriented and most of the time think if someone like me can do something then anyone can. I'm a visual/hands on learner so instructions sometimes slow me down...give me a photo of something I'm interested in and I'm good to go. I joined the group to help where and when I can and to learn from all you other wonderfully talented and creative folks. I'll be happy to help anyone out who asks...if I don't know the answer I will surely find the answer for both of us. zshopper- don't spend a lot of money on beads,tools and supplies until you decide if you like making jewelry. It's like any other craft you can spend a fortune on supplies and gear then end up hating it...like me and scrapbooking..UGH!! I love card making but scrapbooks are really not my thing at all...too much time. I say go to Wal Mart buy a few things and for tools you can use old nail clippers for wire cutters to get started or raid someone's tool box..lol, needle nose pliers or invest a little in a 3 n 1 tool there in the Wal Mart jewelry department. Don't forget to check out Wal Mart's Dollar beads. Get one of those little plastic boxes with the comparments it's what I use to use to seperate my cross stitch thread or little tupperware bowls with lids are a good starter. A bead board is another good investment they cost less than $5.00. Then when you decide you really are addicted to this craft...start buying the very best you can afford and take really good care of it. Got to the library look through the magazines, newest jewelry craft books they have get inspired! If you have DIYNetwork check out the jewelry show on there, a lot of basics are taught on that show. Check out jewelry makers on Carol Duvall. We are all here to support you,hold your hand and cheer you on!! delaniemae...beginning in junior high(long ago),I would scour flea markets,yard sales,thrift stores and such before it was hip to do so,and revamp and restore old pieces. I hand my own style kinda like the movie Pretty in Pink...making something out of nothing. I still get giddy over beautiful buttons, fabric(I don't sew) and rhinestones. I use to carry vintage purses to match all my outfits, even if it was jeans and a sweatshirt my purse, earrings and bracelet was color coordinated vintage wear. I have huge bins of stuff in my basement that I've had since then and refuse to give up. I started collecting and making the "Bejeweled Christmas" trees a few years back. It was a 70's craft that caught my eye and I've been doing for a while but only for special orders...it's a lot of work. I have collected more than I have made and each one is so unique and different. I LOVE THEM!! Why does RE agent say list house $30K less than Zillow estimate?

I just took a look at that website. It said our home was worth about $179,000--we just sold it (haven't even gone to settlement yet) for just under $200,000. Another house, a block from me was zillowed at $190,000--they sold about 6 months back for $140,000--and had a hard time getting that. The prices for other houses in my neighborhood were similarly all over the place--some were at least $50,000 too low, others were way high. Your agent should be providing a whole stack of comparables. We've had 2 agents in the past year, each supplied us with about a dozen recently sold properties that were similar to ours, so we could evaluate the current local market. Personally? I'm not sure I'd go with an auctioneer/agent. Seems a little iffy to me. I'd further recommend that they use an agent affiliated with one of the large chains, the kind that specialize in both local sales and relocation sales. For our first agent, we went with an older, established 'little' firm--thinking age and experience were the way to go. Didn't do us much good. This time around? We went with young and hungry (our agent is about 30, and a real go-getter) who's with one of the huge chains that does a lot of relocation sales. And we sold in 6 weeks, in THIS economy! For a lot more than we expected to get for our house. Can you suggest to your parents that they talk to at least 3 or 4 different agents, from different agencies, so they can make a more informed choice on who will best represent them? I have a feeling, that if they talk to almost anyone else, this guy will be out the door.

For what it's worth, we had the same situation in that we originally costed based on custom cabinets, and then decided we needed to cut back the budget substantially. The first thing to change was the cabinets. The GC was initially very reluctant, but my DH basically sat him down, told him this was what we'd decided, and if he felt it would be beneath him, or not good for his professional reputation, we would quite understand if he wanted to refuse the job. He confirmed that he did want to do the job (and I do know he's not short of work) and would accept what we wanted to do. He's worked on the house before, and we know him pretty well by now. He raised his concerns with me only once more, but I didn't get into it much: just reminded him that this was what we wanted, that I appreciated him raising his concerns, but based on my experience in the UK, this was what I'd chosen. Since then, we've worked together closely on all the ordering including all the trim pieces necessary, and so on, and it's been smooth going. Incidentally, for those that don't know, all the cabinets for the US market are manufactured in the US, but in accordance with German environmental standards, which are the highest in the world. And there's a 25 year warranty. Particle board is pretty much the norm across Europe and my friends are very surprised at the reluctance of US builders to use something so tried and tested.

Mine are okay too, if anyone has them. Kevin and I used to do web hosting, and we had tons of photos on our personal web sites, all of which have been removed when we closed that business. Kevin is now primarily using Facebook and YouTube, and I have just recently started using Photobucket (but will probably switch). I have a few videos on YouTube, but not as many as DB.
