2 year old master bath being gutted...please help!

Hello,

I recently purchased a brand new beautful home and, unfortunately, the builder did not hot mop the shower pan in the master bath correctly, along with some other issues, which has caused a major leak in my bath. My bath was a beautiful limestone, travetine with irridescent glass tile bath with huge glass enclosed shower, kohler jetted tub with travertine surround, two pedestal sinks and a cabinet. Because the subfloor was completely soaked through 2 layers and 3 types of toxic mold were discoverd, we have had to gut the entire bath to the studs (did I already say IT WAS ONLY 2 YEARS OLD !!!! ), do the mold remediation and start all over. Now I get to design the bath myself. I am going to get rid of the pedestal sinks and build in much more counter space. I have a few questions. First, my Kohler tub is great, but too short for me (I'm 5'11") so now is my chance to get a really long tub. I found a Bainultra I like, but know nothing about them. Are they considered good quality?

Secondly, where can I sell my sinks and tub? All Kohler, used for 2 years but in good condition. I live in the Los Angeles area....

Bain Ultra is top of the line for air tubs. The original, I think.

First thing I'll say is... yes, absolutely go for it! 2 person tubs are awesome. You get convenience, privacy, and all-weather usability that outdoor hot tubs usually don't offer. I really, really wanted one in my current new-addition bathroom and allotted a 6' x 3' space for a tub, but cost, time, and small water heater considerations resulted in settling for a 6' tub/shower designed for one, though two will fit in a pinch. You do want to be sure there's enough hot water to fill the tub. You'll also need to think through whether you'll usually bathe together or only occasionally. If the latter, you'll be using alot more water than in a smaller tub, at least with the two tubs you linked to. Some tubs (like one) are cleverly shaped so one portion of the tub sized for one fills first, with a raised portion that can be filled only when needed for two. However if you usually will bathe together, than a tub with a more common full-width floor will be roomier and more comfortable. And though the total gallons of water needed to fill the tub on the specifications page can look scary, remember that two bodies will displace alot of that water, so you won't need as much water to fill the tub. And even if you still wind up using more water than a small 5' tub, you'll still likely save water by bathing together rather than two single baths or one bath + one shower would have used. Some two-person tubs are shaped with backrests on both sides, so you sit on opposite ends. Others are designed to have you both facing the same direction. Some work well either way. I like some slope to the backrest(s) for comfort - more than the Jason tub you linked to has - but it's hard or impossible to tell how comfortable a tub is by looking at a picture. Not sure if you're also changing out the valves/controls, but a handshower is nice; if feasible, I like an overhead showerhead option as well. I've had noise issues with some whirlpool and air tubs - I wish they all had rheostats so you could turn them down so you don't have to scream at each other to be heard over the roar of the jet motors. Ironically, most whirlpool tubs I've used would be better served by less force from the jets anyway. The noise issue is another reason I like the side-by-side configuration better than the facing-each-other setup. Do you have a separate shower? And are you only considering (5 foot?) corner tubs? Also, I think the bacteria issue is overexaggerated - with proper maintenance, I've seen 20+ year old whirlpool tubs that still run clean.

Squirrel, thanks for the compliments! We have not progressed in the DR much other than properly framing out the archway to the LR and adding another archway to the staircase. Not typical, but it lets so much light in and also allows a view of the fireplace (formerly in the LR, now the foyer). I work at RH now, and might get one of the lanterns there but really like one from PB so that may be my next job! I do love the RH chairs though, an investment for sure. The table will be the last thing since ours works just fine and is long, just too airy for the room. I might try to deepen the maple with a get stain if we do go for the chairs. My concerns with the DR were mostly due to that rug, which I love but if you recall had really rich golds, ambers and reds. Works great with my house, but as a good friend of mine says, sometimes with these old homes you need to let them breathe, which to me means using a lighter rug like sisal or seagrass and doing the walls gray, and using window treatments sparingly. So we'll see. For now we still have the wallpaper and the rug. Heavy! I did get lots of different opinions about the tower and I'm still not sure I made the right choice, but I stuck with it full height, just made it narrower by 3 inches and made it only 6 inches deep. Considering mirrored doors if they won't (further) break the bank!

Help I have the same problem but it's EVERY weekend and it's MY house and MY bed. at first it was just saturday night but now his ex has taken to last minute asking my fiance to take his 8 year old daughter on friday night's. the first night she asked to sleep with us he got mad, he was still enjoying our cuddle time. i felt bad cause our relationship was so new i told him she was scared and it was ok. WHAT A MISTAKE! it hasn't stopped since, 3 months. he doesn't even try to put her in her own bed. if i do stay in the bed i usually end up on the couch. the other night i went to sleep in her bed but could not fall asleep. i thought screw this, that is my bed. they were both asleep but i pushed myself in next to him. i don't know what to make of it. i can't think she's afraid. it's a small house her room is literally 10 feet down the hall. we leave a light on in her room, the bathroom light on and both bedroom doors wide open. i've talked to him about this twice and my plan was to just go sleep somewhere else but now i'm thinking he can sleep with her in the little twin bed or if he can't be man enough to stand up to her and lets her come to our bed he can sleep in the middle so i can still be close to him. she does this whenever we are together. if we are sitting on the couch she insists on sitting between us. when we took her to the movies she let us know well in advance she was sitting in the middle. i hate to sound like a spoiled child. i just don't know what i am doing. i never dated a man with an ex wife let alone children so all this is new to me. he doesn't have these things to deal with as my children are grown. i think it is even harder for me because when my son was the same age i had moved in with a man and he was still dealing with his father's and my divorce. he would come to our bed almost every night. my boyfriend at the time would get very angry. i worked really hard to get my son to sleep in his bed through the night even as it broke my heart.of course i wanted to comfort him and make him feel safe. i feel like i am in a terrible position

We did it in our old Victorian house for pennies. We turned a closet in the bathroom that was behind the tub (!!!) into a laundry closet with a stackable. Complete DIY job and I would definitely do it again. Our only "problem" was that the pipes up there couldn't handle the flow of water as fast as it came out of the washer. So the draining washer water backed up into the bathtub, which filled with about 6 inches of dirty water during a load until draining out. It never caused the tub to look dirty or left a ring or anything. We just lived with it as a quirk and I absolutely LOVED not having to lug clothes up and down to the yucky old basement via the yucky old non-standard basement stairs. The draining is something to really understand before you start demolishing your setup. We had no problem selling that house--everyone wants convenient laundry access and no one cared about the draining into the tub thing in this Victorian town. The hardest part was getting the stackable up the curving Victorian stairs. My husband and his friend almost toppled and killed themselves doing that. Just make sure you have a disaster plan in place--as for any 2nd floor laundry-- if something breaks or overflows, you don't want water all over going into the ceiling of the floor below. Use the best fittings that last (no plastic), the tray, etc..

Oh man! What a way to have to remodel ;-( Sorry for all you've gone thru but I'm happy for you that you'll get the space you really want!

Re: the Bain Ultra - ours has been in for 4 years now and we love it. I agree with Oruboris, I think they were the original. I don't recall any other airtub makers when I was searching for a tub but I'm very happy with the Bain Ultra. They've come out with some new bells and whistles since we got ours (chromatherapy, etc) but I'm happy with my plain white tub ;-)

Re: disposal of sinks and tub - craigslist probably is your best bet. You might want to try calling one or 2 architectural salvage places but they seem to be more interested in "period" fixtures.

Good news.....

The guy who tested for the mold is remodeling his master and is going to take the tub...just have to agree on price. I am considering asking for a trade in services. His bill is almost $1500. The MSRP on this tub is $4600. Do you think that is fair? I'm going to donate the pedestal sinks to Habitat for Humanity.

Thanks for the input on the Bain Ultra...Can't wait.......

While you're figuring out your new look bath, I'd also suggest a new technique for waterproofing your shower pan and floor. Frankly, I never heard of hot mopping, other than a roof, where it's increasingly passe' too, until today. Reading up on it, I see I haven't missed anything worth emulating.

I use a PVC liner mat or Kerdi membrane and pre-formed pan.

ann-elizabeth - that is GREAT news! Sounds like things are turning your way (and very much deserved!).

The trade for the tub sounds very reasonable to me if he'll go for it. If MSRP is $4600 regular retail would be maybe $3500 to $4000? He'd be getting the tub for a great price and it would knock a lot off your cost. He'll probably be a LOT more gentle taking the tub out for his own use as well ;-)

Good of you too to donate the sinks.

Re: the Bain Ultra. A small warning. About 10 minutes after the jets have been run, the motor kicks on automatically to blow any residual water out of the air vents. If you are not expecting this, it will scare the holy *** out of ya. Trust me on this ;-)

Also, if you like bubbles in your bath, don't be generous with the amount. You'll end up with more than you've planned ;-)

Looking forward to the day that I see you've posted that you took a long hot soak and feel like you've had a good massage.
