Building a Home

Dormer style help!

We are just about to start the framing stage of our house and I need to decide on what style dormer I actually want. Our plan calls for the 1/4 rounded w/ a copper top, but I'm also considering a hip style dormer and then straightening out the bricks around the windows and front door if we go with this style.

Any suggestions on which way to go?

I like it the way it is drawn on the elevations. I really like the arched windows and doors. I think that the other way would look nice, as well, but it will not (IMO) be as elegant looking. Pretty house.

The archtops are more elegant, but any archtop window is going to cost a lot more than a flat top. (Not sure what you mean about "straightening" bricks around other windows and door.)

Be aware that you will have fewer options for furniture in rooms with windows to the floor (those flanking the door).

Thank you, Mark. I got a few early thoughts from the build team after they visited the house on Monday. Based on that I have tweaked my plans a bit. As budget is a big factor we can't totally rebuild the house ( if I could go back in time and buy this lot with nothing I would!) we have to choose what will make it work for us. For example the kitchen is 9x11 but has newer cabinets in good shape so redoing it will be a no. It will work best to have a center dormer of about 12' wide. We are also changing the deck along the river side which will affect the facade a bit so the architect is mulling that over. a quick draw on my iPad app, sorry not a great app for this. The revised layout, gives me a corner window option over tub.

I agree and so does DH, the shed looks best. Thanks to robo for the mock up! Eld6161, my boys' room has one small porthole-style octogon window. I think it's because my second floor probably originally had only two very large bedrooms upstairs. At some point, a previous owner added a wall between one if the rooms to make a third bedroom upstairs. As a result my DD's room on the back dormer has two big windows and no windows in the front room which is the boys.

If you're set on livable space above the garage, the pitch of your existing roof looks insufficient. The only other option, for what you want to do, is to remove the existing roof and reframe using pony walls and a new roof structure. The existing footings will need to be checked to see if they can support the live and dead loads of a second floor. Where will the stair to the second floor go and how will you access it from the first floor? Hint: more remodeling to the first floor may be likely. Is your electrical service sufficient for the additional load? How will you get the HVAC to the new area? Will there be a bathroom? If so, how will supply, and service and waste drains be handled? Hint: A second floor addition is more than carpentry and dry wall... Good luck!

Jennifer, Charles Ross Homes above answered the question in the OP. This isn't the same as buying a product from Amazon and having it shipped to you. You can't get pricing for major construction over the net and have it be accurate for your area. A reputable contractor needs to come to your home and give you an estimate based on the work you plan to do. For accuracy you will need the specifications to provide to the contractor so you can get an accurate estimate. Labor is local and will affect pricing. Your specs may be different than the OP's specs so the "super rough ballpark" that you suggested doesn't work either unless you have a quote like: Anywhere from $10k to eleventy million - a quote so wide it's meaningless but protects the contractor from surprises. Spend the money to determine the specs and put them out to bid. Good luck!

Love the arched look as is. If it's in the budget, keep them. I have numerous arched windows and they are a big visual addition to the elevations.

I think we are going to go w/ the hip style. I hate having to make these decisions, and quickly! Mainly b/c of budget, as I know it will be cheaper to do this. I honestly like them all the different ways, and agree the "eyebrow" top looks really elegant. However, the eyebrow type windows I do know are a problem w/ hanging blinds etc. so that was a bit of a factor in my decision too.
