Comments (4)What you show are bents of rafters connected by gusset plates so that wind loads are transferred to the floor plate through bending stresses in the rafters. A truss would use chords in triangular configurations so the wind forces would be transferred to the floor plate through tension and compression forces in the members. The bents are less stable and rely greatly on the size of the rafters so deleting one of the bents can put unacceptable bending stress on the rafters of the adjacent bents. At each side of the dormer the bents should probably be doubled and a horizontal header installed between them or vertical posts could be installed to take the loads directly to the floor if it is strong enough. I doubt this structure would be allowed today so altering it may have created a problem that could be expensive to repair. You should ask the owners to hire an engineer and repair the damage to the structure and provide evidence that the repair is acceptable to the local building department before you buy the house. The records of previous permits should be available for your review at the building department. Comments (3)We're doing a full second story on a cape cod with the master over the attached garage. its a full gut renovation of the existing reconfiguring the downstairs and entirely new upstairs. its costing a small fortune. i don't have a real sense of how much the completed second story would cost as I'm doing too mch to everything. I would say if you're paying someone to do it, consider doing the full second story vs partial, depending on the amount of space you're modifying. basically if you're already doing the bathroom and adding more space, the additional space for other bedrooms is "realitively" cheap. I think you'll probably be surprised at what it costs to do what you want, I know I was, but the key is to understand what is driving all the costs and your alternatives. Don't settle for smaller just b/c you "think" it will be cheaper. it may be, but it may not be that much cheaper. Comments (11)Questions: What would be the benefit of flipping it? Better views? Better light? Would the dormer over the garage be functional or just for looks? Or would the entire plan flip? Thoughts: adding 7' for garage doors I think would be fine since after all it is a courtyard entrance. I would make sure that the garage doors have a carriage style feel to add to the curb appeal. If the dormer over the garage serves no purpose but a visual one I wouldn't do it. I think placing an arbor over the garage doors would be more charming and lend itself to the style of the home. Flipping it will make the entrance more crowded if everything stays the same but the garage. Comments (29)#3. All brick with siding under porch. Get rid of faux stone accents on corners at foundation. Do not pay extra for those. They are awful. If you have to have stone, only do it along the base of the foundation. Paint the garage doors as close to the color of the brick that you select to remove emphasis of huge garage doors. There is no hiding them, but you don't want them to be the focal point. Why #3? It has the most simple elevation and avoids most of the McMansion from Hell elements. That's why.
