3 bathrooms one a small Master - Help please

My house has 2.75 baths. The master is only 8'4" square. I would really love to have it all in the Master. Separate tub and shower with two sinks. I have finally come to terms that the only way that is going to happen is if a major remodel takes place. I just can't spend that kind of money so I have to look at the best alternatives.

Currently the master has two sinks and a bath/tub combo. The guest bath has one sink and a bath/tub combo.

The third bath is near the kitchen/laundry area and has one sink and a shower.

I love to take baths but for day to day I take showers.

So here are my alternatives as I see them. I can:

1 In the master do a seperate bath and shower and have one sink or

2. In the master have the double sinks and an upgraded shower. And upgrade the bath in the guest bath and take my baths there

BTW I forgot to say that DH only uses the bathroom by the kitchen. He says he gets so dirty outside that he likes being able to come right in and jump in the shower without dragging dirt everywhere. His idea not mine (really)! But I am going to redo this bathroom also so that his bathroom is just as nice.

There have been some really long threads here on the "two sinks versus one sink" issue. Some people absolutely must have two (I'm in this group) and some people absolutely think one is all they need. So, you need to think about how you feel about two sinks versus one sink.

If you do need/want two sinks, then doing a nicer shower in your bath and then an upgraded tub in the other bath might be a good way to go, especially since you don't take baths every day. Lot's of people do just have a shower in the master bath, and as long as it's decent size and nice it doesn't hurt resale, in you're concerned with that.

Part of whether that's a good idea or not is whether other people (kids?) use the other bath. If you're not going to be able to have that other bath look nice and/or be able to relax in it, because of it being used by a bunch of kids, then maybe having the tub in the master bath is a better idea.

Let us know what you end up deciding!

It seems like the tradeoff is not one vs. two sinks but a second sink versus a tub.

If you really like baths, I would think having the tub in your master is more important than being able to brush teeth simultaneously with hubby. (BTW, it seems to me the issue is more counter space rather than having two sinks, but that's probably just me).

A small bathroom is a small bathroom, and unless you remodel your home so you can add to the bathroom's space, that's going to be the news. But from that, it does not follow that you're simply stuck with an inadequate bathroom. Replacing worn-out sinks and vanities will surely help, but if all you're doing is more of the same, that's what you'll be left with--more of the same. I would very much recommend buying the very best your budget will allow and searching the Internet for innovative ideas. You will be in the bathroom every day of your life. 4'x7' is a waste of space when it comes to a closet. It's not big enough for hanging except on one wall and a bit of the small wall. You'll get better storage in less space with a simple reach in closet with organizers. The bath itself also needs to increase in size if you want a soaker tub and a shower. A soaker tub isn't designed to work with a shower. You need a shallower tub with an integral tile flange to work with a tub/shower situation. A deep soaker tub will be a PIA to step into to use as a shower, and you'll have water infiltration issues if you try to use it as a shower as well. Also, most 4 bedroom houses would want to have 3 bathrooms. You may want to rethink your wants and needs and the small size of the space you are working with. One needs to reduce, or the other needs to enlarge. Since you say the budget is small, and this will be an expensive project, I'd suggest reducing some of your wants, and eliminating one of the bedrooms to better utilize the existing space split between the others. A 3/2 is a common configuration, and would give you more space to work with for the design. Remodels like this are costly because of working within the constraints of the old footprint and accessing the major systems. Also, integrating the old and new isn't always successful. It's just easier to do plumbing and electrical and HVAC (all of the expensive stuff) when the walls are completely open and you don't have to fight the old stuff into submission. It's one of the reasons teardowns of older homes in older neighborhoods became popular. It's less money, and you end up with more house that has more modern proportions and amenities.

I was really glad to see the upholstered bed in the second bed option, cause as I was looking at the room pics & sketch, that what I had in mind IMMEDIATELY. I LOVE that room (LOVE small spaces) & here's my suggestions: 1. Upholstered bed in natural linen. 2. Closet wall & crown moulding in SW Westhighland White. Walls & ceiling in Canvas Tan (flat) 3. Bedding in a soft color...no pattern. Pattern will only make the room smaller. 4. An upholstered bench at the end of the bed in the same linen as the bed with perhaps contrast welt in the color of the bedding. Ebony legs. (Check out Bassett Furniture for both the bed & the bench as an alternative to where you're looking) 5. Ditch the globe pic. Whatever goes over the bed needs to be a simple stretched canvas in soft colors, or sepia tones. 6. I vote for simple bamboo or burlap roman shades inset on the windows. 7. Think more about texture than color & pattern in this room. 8. Consider these for over the nightstands to save all table space. Hi, the bathroom and powder room are down to the studs. The drywall is going up today. The shower will be here and the red indicates what the window height will be All the bedrooms have the gray-white herringbone tile. The master and spare room have black ceilings with white walls and both rooms have floor to ceiling closets. The living/kitchen are blue-gray. I am considering dark emerald to dark green with white for the Powder room (5'8" L x 3' W x 8'H)) and navy blue with white for the master (8'6" L x 5'3"W x 8"H). The fixtures for the powder room are satin black and the fixtures for the master are antique/satin brass. Thank you in advance for your suggestions!

Thank You for the input.

No, there would not be children using the tub in the guest bath. Only occasionally guests. It is just my hubby and I at home.

And yes I believe you are absolutely correct that if I went with the tub and shower in the Master, counter space would be a major issue.

What I really really want is both the tub and the shower in the master but I am afraid of hurting the resale value with only one sink and I am afraid of not having enough counter space. I was thinking of putting a vanity table in the bedroom where it would get some nice natural light.

When are you planning to sell? I would not worry about resale value on this one, because one buyer might value two sinks and another a bathtub. There's just no way to know. And having recently sold a house with totally renovated baths, I can tell you that the price of the house is going to be determined by many things other than the fact that you have one sink (or no tub).

Without seeing a floorplan I'm not sure if its even possible. If it is, it will take some creative solutions to get there.

For instance, have you considered a single long sink with two faucets? I've seen some pics of this arrangement, and it can look fantastic. Saves considerable space while still letting each party take care of business.

Maybe that could be paired with a tall, deep soaking tub. These can actually be more comfortable than the 'lay down' tubs, especially if you like to read in the bath. The japanese style soakers have a low seat in them, take up very little room.

So alot will depend on how big a shower you need, where the door and plumbing are located, etc. But I *think* it can be done...

Thank You everyone for your input. I believe based on what I have read here and in other threads, that I will go with what I really want vs what I think the market might want.

I am the only one that uses the master bathroom and it has a nice size walk-in closet attached. The extra sink that is currently in the bathroom just sits there unused. A waste of space. So I think I will go down to one sink and have both a tub and a shower. It will still require creative used of space, as noted, but I think it can be done. That upright soaking tub is an interesting idea.

OK, so one decision down and a million to go. Where do I start? There are so many beautiful materials and fixtures.
