Master Bath Layout Opinions

We need to get our finalized layout to our builder this week. We would deeply appreciate any suggestions or feedback on our current layout. We havent seen any renderings of it, so it is hard for us to visualize.

Layout:

The vanity actually has double sinks and will also have two linen towers...one on each end of vanity. The "tub room" is actually a covered patio for our hot tub. We are going for a large shower instead of a tub and shower, but are wondering if it is too big? I believe it is 4x9 roughly.

In the master bath, I would put two sinks or one large rectangular sink if you both don't need to use it at the same time.

I would add some body sprays and maybe a waterfall/rainfall head in addition to the handshower / showerhead. You have the space for it. We're doing it in a much smaller space. Maybe even add a steam generator if the space is enclosed.

The Tub Room would be really awesome if it were a tub room. We were in Bali a while back and the tub was in it's own separate room with glass windows on three sides. The tub was in the center of the room. It was quite luxurious. Your space looks like it would be good for the same.

I like the layout, it's nice. We're in the middle of a bathroom remodel so it's on our minds.

Also, will the bathroom look odd with no windows? The only windows are in shower and toilet area.

bpathhome interesting ideas, although I'm not quite seeing what happens to the coat closet. I'd just eliminate the closet, but it's the only one on the first floor. Maybe we could put a few hooks and beadboard in the hallway to the master? Hubby thinks we should put the closet in the laundry room....but then if we have guests, it defeats the whole purpose of being able to shut the door to the laundry.... There are a lot of positives to changing the layout, including not having the bathroom right off the closet I wonder if it's feasible to have a pocket door to the bedroom hallway opening so if we have guests, we can have privacy....and then put a door into the closet but keep the coat closet. It'll pretty much be the two of us most of the time.

Well, there's always a door mural if you want to have some fun. There's another "door" thread going on here. Someone posted this. There are hundreds of them out there....something for everyone! Certainly you have more options with the queen....you're smart to be getting this down on paper. No, you won't have a lot of room on one side but ??? it's all priorities. We had one bedroom that was only 10' wide with a queen and nightstands. We didn't have to get to the bathroom that way but we did to access a closet next to the bed....about 2'.5" on each side to the walls.....close. A lot of people wouldn't want that but we were cool with it.... The family that bought the house from us decided to keep their king bed (he's 6'6") They must be turning sideways to squeeze by that bed! There's no right or wrong here. You have a couple of options and it's just a matter of your preferences.

Our budget right now is $30k. I am not quite sure how much that’ll get me. I have never undertaken anything like this. This will absolutely be something we take on in stages. This space is what we’d like to tackle first and is the largest. In our kitchen at some point we will replace countertops and in our other bathroom we will swap out the toilet, tub and vanity. Luckily the rest of the house is functional for us. I lack the vision and knowledge that a lot of people on here have of being able to see a functional layout in disaster zones lol. My intuition tells me all these spaces can somehow be rearranged to give us what we need. I’m completely wrong, please help. Im also completely fine and understand if it’s impossible, financially or practically to have it all. I do have a consultation with a designer scheduled for this week (so excited), and I’m praying that she’ll have time to take us on as clients but I got excited and wanted to ask the Houzz community first. Thank you !!

Hi Kim, nothing stays at the top of the trend cycle forever, but for longevity, it's hard to go wrong with black and white. Sooner or later, it always comes back around. I would keep the majority of the materials in white, with black playing a smaller role. A little gray is OK if it's in a bit of real marble, but the hardcore "everything blue-gray" trend is on the way out. If you want to take a chance anywhere, do this with a wall color or a funky light, either of which could be changed relatively easily (if needed) when it comes time to sell. In general, geometric shapes and patterns that aren't too busy will also give a more timeless appeal. You might consider hiring a local designer to help you.... but at the very least, you should scour Houzz for photos of baths you like. Saving those images and taking them with you to the stone yard or tile store will keep you from getting overwhelmed by the numerous choices. Good luck with everything!

Can you make the door to the tub room a full lite, for natural light?
Our shower is 4x7 and plenty big.

What about flipping the space? I'm no expert with this stuff, but more ideas is always better!

This puts an open doorway or arch from the bedroom, I was thinking maybe a dressing station in the front, with hampers below and space for a valet for watches/jewelry/wallet, hooks for a robe, etc. The closet by the door to the tub room might be handy for tub supplies, unless storage space is panned in that room. All sizes are very approximate, it's hard enough drawing with a finger, but take away my grid lines and we're just going with visual estimates!

I notice 2 things that would bother me:

It looks like the shower has the 2 shower heads directly across from each other, so that 2 users would be back-to-back in a 4' wide space. That would make for pretty crowded showering in a really large shower. I would leave the one head on the top exterior wall and move the second head to the short wall opposite the bench. With no shower head on the bottom side, you could have less wall and more glass between the shower and the rest of the bath, which will make the shower feel more open and let more natural light into the rest of the bathroom.

I would not like to have to walk all the way through the bathroom to get to the closet. Unless it really messes up your furniture arrangement in the bedroom, I would move the closet door to the bottom wall of the bedroom. This should give you better storage in the closet too, since you can have two uninterrupted 12'-4" runs of rods and/or shelves.
