Welcome! All the plans are nice, I guess you just have to narrow it down to what is most important to you. Don't know if you have a square foot "limit" because I noticed a couple of them are huge! Keep in mind, too, where you will be living, how the house will sit on your property and the climate in which you live. Dh and I looked online at plans for about 2 years before we settled on one. Seems like we picked out 3 or 4 that we really liked and then thought we had one only to change our minds again! After talking to a builder you may get different things to look for also. Some plans we were looking at we decided against because of too many roof lines, too big which equals too much money....so many decisions!

My thoughts...
Mulholland:
I would probably do away with the sitting area of the master and increase the closet/utility area - maybe even make a door connecting those two.
No entry closet unless you count the one inside the bathroom which seems a bit weird.
Garage is too small. 24x24 is about the minimum we would go with.
I think visually it would be nice, but I might be concerned with the upstairs being open to the foyer and great room with only railing separating it. This might depend on the age of your children.

CLS-3219:
Will laundry being on a separate floor from master bother you?
Will you like all the bedroom doors being that close together?
Nothing bad really jumps out at me in this plan, but nothing about it really speaks to me either.

Global House Plan:
I don't think you need a hearth room, family room, and den. Maybe have the den as your office, keep the family room as is, and reconfigure the hearth/kitchen/morning into just a kitchen and breakfast area.
Laudry area is pretty small.
Overall, most rooms are just too small, especially the garage.
Since there isn't a hangout spot separate from the living area for the kids, I would want to increase the sizes of their rooms as well. It wouldn't have to be a lot, but play around with furniture and maybe add in things like a tv/computer/desk/chair/etc. in addition to their normal bed and dresser.

Building Science:
Overall I like the plan.
The laundry seems a bit weird, but don't know a better place for it.
No front closet. Actually, not really any closet by a door for coats.

Twotogo, we are definitely keeping in touch with our builder to discuss various stuff. One thing he mentioned to us is that a big rectangle is basically the cheapest shape to build (we do want a lot of square footage), so that's a plus for the Georgian style! :)

Aa, the BSA plan does have a closet around the corner, to the right, for coats, but it's not in a very noticeable location! I didn't think about the laundry location, but you're right -- it is weird. I wonder if we could kill one of those bathrooms upstairs and put it up there instead. Not sure what I'd do with the extra space downstairs, then!

The other thing I don't like about that plan is the weird position of the garage. I would rather have it connected to the house, but I hate to ruin the symmetry of it, and I don't want it behind it, either.

This plan has just over 4,000 square feet, but only two and a half bathrooms. It's an older plan, but I've always thought it was a beautiful home. It would be easy to have a daylight basement...just switch the terraces to decks :)

This is a beautiful home, with so many wonderful features. The upstairs layout is very well planned, with bathrooms and closets, separating each bedroom. Lots of privacy and noise control and the closets and bath in the master are huge! Plenty of room for a few changes, if you want a separate toilet or different style tub.

The main floor is very nice, with maybe the exception of a somewhat dated kitchen...but the walk in pantry is great! You've got plenty of room, so it would be easy to make some small changes in the kitchen layout.

This would be a very easy plan to put on a daylight basement. The garage is fine, as is, or you could turn the entrance, so you have windows on the front and access from the side. It all depends on the layout of your lot. I hope this gives you some good ideas :)

Make energy conservation the priority. As the cost of energy starts to climb again and again, the $$$ dollars you pay for monthly heating and cooling and hot water is a real factor. Think geo-thermal on that 10 acres.

Get with a seasoned HERS rater, they can computerize energy consumption and advise on windows, insulation, types and size of homes that preform better. All the rest is elementary.

Also, with water company adding fees and fees, I would drill a well, and the money you would save from fees and energy reductions would go a long way at sending one of those children to college. So what am saying here your upfront investment in energy wise building and avoidance from municipal water company has many advantages. Maybe to late now...but, if you have a chance to avoid city taxes, purchase land where annexation isn't possible.Stay in the county. City governments love raising taxes. I like to pay only county taxes. Good Luck.

Chuck, are you my husband? :) He is a big fan of geothermal heat, and that's what we're hoping to do when we build.

In addition, we'll be juuuust outside of the area where we can access the city water supply, so drilling a well is going to be sort of a must :)

With 10 acres and trying for a classic look, immediately eliminate any plans with the garage doors at the front of the house. You clearly have the space with the acreage to put it on the side, back, or detached. I would spend a lot of time thinking of the contour of the lot and deciding where and what level the garage should be, where you want to have a porch or patio, what level the bulk of the yard is, and where the basement can be a walkout. We decided we definitely wanted to be able to walk out the back door at the same level as the yard/porch. We had to make a recessed patio with a retaining wall on the side of the house that allows the basement to have a double door and two windows, but it doesn't interfere with the bulk of the yard being near the level of the first floor.

I agree with skipping the formal living room. We don't have one, but we did put a formal dining room in and wish we had not. We made the kitchen very big and can seat 12 at the kitchen table and 4 at the island. I really don't see us using the dining room at all for a long time.

There's a track home builder in Pittsburgh that has some nice designs that I've admired- might help spur some ideas. It's just another place to look at floorplans.
