kats - thanks for your suggestions. Nope, we're no where near finalizing anything, unfortunately. I've actually told my designer that I'm taking a break for a few weeks to reconsider everything. This plan just does not wow me at all and if I'm going to spend a bunch of money building my 'dream home' I want to really LOVE it, kwim? I have been rethinking the steps to the master, and I think I am going to nix them. I love the idea of something different like that, but I think it probably should be eliminated for practical reasons (I really hate being practical though!) I don't really care too much about resale at this point, because we plan to be here for at least the next 15ish years. And we're on 10 acres of land where land in our area is a definite premium and highly sought after. But even so, I'm not going to build something totally undesirable for the next person. chisue, we are building in central IL. weedyacres, thanks for your thoughts about the bathroom. I do like your suggestions about rotating the shower. I'm still undecided on a j&j bath. Some people love them and others hate them. So I'm not sure... I definitely agree with you on the storage issue! I need to add LOTS of closets and built-ins. Unfortunately, we can't dig the foundation lower since we're so swampy around here. We're not in flood plain, but our sumps run CONSTANTLY in our current house. So we were thinking of other ideas on how to still have a basement (we need one due to tornadoes) but possibly not going down as far. any other ideas? My dilemma is what to do with the center of the home. Most all plans I've seen have the great room in the middle of the home, but we want ours bumped off the back with lots of windows. We don't need 2 great rooms, so what do we put in the middle? I also need to have my kitchen on an ext. wall because I want lots of windows above my sink. I do agree with you on the choppiness though, so I'm probably going to nix this plan and start over. ugh. the e-space is more of a homework/blogging space for my 3 kiddos and I. I don't want them to have computers in their bedrooms, so I need for this space to be centrally located so I can keep an eye on their computer use :) thanks again for all the input! I keep surfing house plan sites hoping I'll stumble upon the perfect plan, but after 3-4 years of searching I'm not very hopeful...

You'd have to flip the powder room with whatever that is behind it, too, so the entrance to the powder room is off the garage hallway, next to the entrance to the basement stairs. Then incorporate whatever that is in that hallway now (I can't read it, maybe a closet?) into the mulit-space that is now laundry, desk, pantry, and (closet)? Or, you could re-locate the powder room to the back notch in the great room, where the entrance to the basement stairs is currently, then leave alone your garage hall closet. Now you can use what was powder room real estate to re-coup your pantry space. Also, critical problem: you have no front closet inside front entry. Take a notch out of that laundry room to make a front closet off your entry hallway. If you want to re-coup your launrdy room/desk space, then bump out the notch in front of the now powder room to make the house flat across the front there instead of notched. Honestly, I find little to like in this house plan. I'm 100% sure you can do better. My thoughts: - The exterior has so many little jigs and jogs -- so many that it'll make for an odd-looking exterior, and it'll drive up the cost. All for no purpose. - Still on the house's exterior, I agree that you don't want to have the pool equipment outside your bedroom window. I think you do want it nearer the pool. If you don't have your children yet, I suggest you hold off on the pool a while; toddlers + pool will mean terror every day. - Have you considered guest parking? Since your driveway will pull up to the right side of the house and your entrance is on the other side, this could potentially be confusing. - The rooms are large and out of proportion. For example, using the kitchen cabinets as a guide, I'm looking at the dining room and estimate that you have 5' on one side of the table and 7' on the other side. This is very wide, and a 3-3 1/2' table will look puny. Other rooms are also over sized: You have more sf in the downstairs hallways than in your kitchen or your dining room. At approximately 7' wide, the pantry will have a 5' aisle in which to walk. The mudroom is approximately 10x20. You're talking about a 6000 sf house; to put that into perspective, an average house in America today is 2000-2400. You're keeping resale in the back of your mind; an average family can't afford to buy the house you're buying, so you're slashing your field of potential buyers. - My best advice on right-sizing rooms: Start carrying around a tape measure. Measure other people's rooms. Measure hotel rooms. Measure showers. Measure closets. Keep notes. Bigger is not better. Right-sized is bettter. - Still on the subject of over-sized, but a different topic: When you build houses with large rooms, it's expensive to change anything. We have this problem (to a lesser extent), and we call our house the $4000 house. No matter what we want to do, it seems to cost $4000. For example, changing the carpet in our great room was $4000 -- and it wasn't top quality. Same thing when we replaced our countertops. Same thing when we had a leak in the bathroom and ended up replacing the floor. We are going to have more moderate sized rooms in our new house. With oversized rooms, the reality is that you usually end up with builder-basic materials because of price. - Don't worry about the kitchen being dark. With two window-filled adjacent rooms, you won't need to keep the lights on all day long. No, you won't have lovely sunbeams filling the room in the morning, but neither will it be a dark cave. - The great room is the best room in the house. With windows on three sides, it'll be bright and airy. - In the large powder room (over 8' wide -- why?), you want the toilet and sink on the same wall. Why? Because it allows you to have water in only one wall: A water wall must be slightly deeper than a standard wall. The more walls that hold water, the more places you could potentially have a leak. - The mother-in-law's master suite is in a lovely spot and will have great windows, but the bathroom is ridiculously large and spread out. Instead of being luxurious, this bathroom's just going to be inconvenient. Yet in spite of all this space, the tub is causing a pinch point. It's also going to cost a fortune to tile, even if you stick to the most basic builder-quality. - The upstairs bathrooms are also poorly designed. The master bathroom has so much empty floor space in the middle of the room, yet your two sinks are crammed into little "hallways" that'll feel cramped -- I'm thinking you'll end up pulling your elbows "in" while you're using those sinks. I also don't like the idea of walking through the closet to reach the bathroom. - The bedrooms could be cut down significantly without any loss of quality. - Where you're not oversized is the garage. 28' wide is not a three-car garage. Most people on this board will tell you that 24' is a nice, comfortable two-car garage -- enough space to open the car doors, have a bit of storage. You'll be able to drive three cars into a 28' garage ... but it'll be like my friend's garage: She has to stop in the driveway and let her kids get out of the car, then she drives in, scooting all the way over to one side so she'll have enough space to open her car door. Honestly, I suggest going back to the drawing board.

To me architecture is as much an art as it is a science. However, some prefer one type of art over another...just like in genre of music. I for one can't stand rap music. I detest it. My dislike does not make it 'wrong'. Yet, I will not spend any of my money on anything related to rap. Many love rap music and it makes plenty of money. So...apply this to architecture. Do many architects prefer a certain 'type' of construction and disprove of 'fat' layouts or big roofs? This is obviously not my profession, but I do love learning about other professions and other perspectives. I understand your analogy, but the thing is, you're not talking about musical preferences here -- you're talking about misplaced notes, or a tempo that doesn't work with the melody, or instruments that don't blend well together. Even when you're talking about forms of art, rules still exist. You got it right in your title: This is a first draft. It can be polished and improved significantly, but -- for that to happen -- you have to be willing to listen to advice. And you're getting good advice here. I have actually thought about an L shaped house, but I think for us the flow of this works better. Let's test that theory and see if the house has good flow. The red lines represent the path you'd take from the various parts of the house to the laundry room. Note that EVERY ONE OF THEM funnels through the kitchen, one of the busiest rooms in your house. So while you're cooking, people'll be squishing through carrying large baskets of clothes to and fro. This is the exact opposite of good flow. On the other hand, let's consider getting groceries into the house, into storage and to the table -- this works! You bring groceries in, there's the pantry, there's the refrigerator ... when it's time to cook, you bring them into the kitchen ... then straight on to the table. I'd think about the sink location, but everything else is set up to run like a well-oiled machine. So the question is, how can you make ALL (or at least most) of your daily chores run easily like the food storage ... instead of horribly like the laundry lay out? Consider all the other things you do on a daily basis that could either run poorly ... or be designed well: Bringing in the mail, taking out the trash, taking care of the dog, managing the kids' homework, storage of sports equipment, wrapping a present, sitting down to read a book. Think through all these things, and then work on laying out the house so that everything you need is logically organized.
