ug, that color is AWFUL! you have my sympathy. my friend had that tan in her bathroom combined with yellow tile and yellow and brown speckled linoleum. very very bad. i know what you mean about needing the bathtub...with a 1 year old you could use the kitchen sink...but with a 3 year old you really need the tub. when we were renovating our only bath, our 2 year old took baths in the laundry tub, which was a great adventure for her. is that a possibility for you? i can't imagine what would even go with that tan color..but if you were interested in a tile bathroom, you could do white in the rest of the bathroom (white tile, toilet, sink) and leave the tub and tub surround where they are. then in a few years you could tackle the tub and surround hiding it with a shower curtain in the meantime (or bathfitter). when your kids are older they would probably be ok using a temporary shower in the basement. one bathroom homes are hard...we picked a house with two baths needing renovation this time, just so we wouldn't have the "one bath" problem again. good luck kren

This old thread got revisited. @dani_m08 to answer the question about extra probe, I believe I ordered an extra one when I bought the set up. The probe wire is just setting in the junction box I think but honestly I cant remember. When I laid out the underfloor heating and the probe, I just ran another probe near the first probe, and it was then sealed into the floor self leveling compound as per instructions. then the end was just threaded into the wall like the one that would be live, and not connected, but just laying there in the box. Regarding the tile layout. I just decided to run it this way, after getting instructions on the 90Degree way, IIRC. The herringbone that I love is from my childhood and the side walks in my neighborhood that all ran at 45Degree. so that to me is herringbone. I know you posted on @sochi thread about her amazing bathroom and a wall mounted faucet. I would totally do it if I had the right sink for it. In my case I had made my sink out of soapstone and an integrated backsplash. The pictures of this bathroom reveal are no longer available because of the use of photo bucket, when it was Gardenweb. I did not keep my account with photo bucket. I'll add some of the reveal pictures so you can see the sink and floor. Regarding the sink there is no ledge for water to drip from my hands when using the faucet. The water drips right into the sink. In my other bathroom with a deck mounted faucet I am always wiping up drips and it is a nuisance. I much prefer the setup for this sink. Below: Here I am finishing up the sink. the backsplash was epoxied on as a separate piece. The whole soapstone install in the room took next to nothing to buy as they were all small pieces that I epoxied together with a 3 part stone epoxy. Below: this is the counter at the tub, and is in 2 long pieces but I was able to epoxy them together at there edges to make a wide slab for the top. All the soapstone was finished with a 60 grit sandpaper to be rough and this lovely soft tone of blue/green/gray/white. I did not oil it so this color tone would remain light. Below: If I recall correctly @sochi helped me decide on this Hubberton Forge Mirror. I have 3 different metals in this room, but they are all a cool silver to black color. Below: the center of this tower shares space with the kitchen on the other side of the wall. there is also some extra space that houses some electrical wiring. this is an old simple house. this bathroom was an add on when it got move to the farm in the 30s IIRC. The plumbing was all rearrange and some of the details that were orignially there I kept but updated it, such as this tower feature. The old one went and the carpenter did a wonderful job with this one. Below: This feature was another thing I kept from the old bathroom but flipped it from the other end and had the carpenter put drawers in it. Before it was a hell hole. things got lost and the build was soooo old and creapy I didn't like using it for storage. Now it is perfect for storage.

Wow. First off, suggest you also cross-post on both the kitchen, and the bath forums. It sounds to me like you haven't really fixed on your goals. How much can you afford to spend? How long do you plan to be in the home? Do you need to revise they layout, or simply change out from old to new? Why are things falling apart? Age, neglect, or are there underlying structural or quality problems? Do you need to plan for future family changes? More/fewer kids at home, aging parents moving in? My personal opinion is to think about how it all looks LAST. That is just decor. FIRST you should think about structure, function, and the physical space. Also, what don't you like about your current kitchen and bathrooms, and how will this be fixed? Buy a few books/magazines on kitchen remodel plans. Look for kitchens that have similar physical size and layout as yours, and think about what you like and don't like about the function (not how it looks) Same thing for bathrooms. For example, when we remodeled, we knew we would be expanding the footprint of our existing galley kitchen with 5 doorways into the back yard, making a more squared up space. But 4 of those 5 doorways would still be in the new space. I scanned the design materials for kitchens that had this type of constraint, and saw how others had dealt with it. This has nothing to do with white cabinetry vs wood, or marble vs quartz. It's about getting the layout right. Then you will need to explore who is doing the work for you, and do you need an architect or engineer to proceed. We used a contractor, and needed an architect and structural engineer to get the plans stamped by the city permit/code department. And no matter what your budget is, plan to have an additional cushion amount of about 10-15%. Something always comes up. Best of luck.

It all depends on what you are going to do with the bathroom. I typically do the following; 1. decide on the layout and design of the room, is it a simple replace in kind or are you relocating fixtures and moving walls? If you are making changes, you will want a floor plan with dimensions to start. 2. Are there budget constraints? If so, some options cost more than others (a slide in tub/shower costs less than a custom walk in shower, keeping fixtures in the same location costs less than relocating, etc.). 3. What is the style of the bathroom to be (ultra modern, traditional, Asian influenced, etc)? This will help narrow selections. 4. If these issues are addressed, then we look at finishes and fixtures. Typically, we prefer to select the tile first, since that usually has the greatest impact on the aesthetics of the bathroom. As indicated above, paint is usually last. We also like to get a sample of the intended tile and take it to showrooms to match up with the fixtures, vanity and counter. It is really helpful if you narrowed down ideas with Houzz pictures.
