Your plan has evolved nicely! I don't think I'd bother with the door by the dining room table. I think it'd be too crowded to get out that door, and you have a door in the great room, only steps away. Multiple doors onto the patio will mean more difficulty placing furniture on the patio. Multiple doors also mean more doors to accidentally leave open, and if you ever do a security system, more doors = more cost. I like the increased size of your dining room table. I prefer the great room furniture placement in the second image. Why? When you walk in, you'll have "space" between the two chairs, which gives you a better view into the great room and feels more inviting. However, with a large family, the sofa is probably more practical. If you go with the sofa, I'd place a table behind it - just feels right to me. Since you don't have unlimited space in the great room, I'd go with the sliding door. Having lived with both, sliding glass doors are more functional than French doors. French doors open up into the house and take up space, whereas the sliding glass door "disappears" when you open it up -- thus, you get better air flow. I know, French doors are so pretty . . . so it's a question of function or looks. In either floorplan, I'd consider skipping the mid-room door and going with a bank of windows in its place . . . and then having a single door just at the spot where the great room meets the kitchen. A door in that place would serve both rooms and would free up your furniture placement choices. I prefer the mudroom arrangement in the first plan. Seems to be a better use of the space. I like the placement of the powder room better, and I think its laundry room is "right sized", whereas the other one is a bit bloated.

Some of my questions were to clarify what kind of wiggle room you have as people are suggesting many possibly time and money consuming changes. The budget question was because if you have the designer redraw this plan too extensively or choose another plan to be redrawn, you might be incurring major expenses. Many people have such a tight budget that they can afford very few changes. Others may not have budgeted for major changes, but have the funds available if they decide the changes are worth it. That, of course, assumes that you've allowed 20% for unexpected expenses, and X% for the "While we're at it" items! The questions about work are because I'm thinking of where the kids will be, and where you or your wife might be at various times of the day with them relative to the rooms you presently have planned. When you don't have kids yet, this can be hard to do! Kids take LOTS of time and attention! If the kitchen and dining room stay in their present locations, and the great room is vaulted, I don't see how you'd have enough space upstairs that would be useful for much other than storage with the existing roof. Some more things to maybe think about based on my experiences: --My kids in ranch condo with similar layout to your house plan--Boy 8 and girl 3 shared BR2 until boy was 10 and ready to move to lower level BR. Their toys and the TV were in the downstairs family room. Kids get into arguments about both TV programs and toys. That means one parent needs to be down with them a lot of the time--almost all of the time when they're younger than mine were. That means spouse gets to prep meals alone upstairs, miss out on being with the rest of the family, etc. I had work that I had to do at home in the evening, and I couldn't concentrate with the TV on. That means I had to do it upstairs, thus missing out on being with my family. If the office is on the same floor as where the kids will be, you could be in there with the door shut, but be close by if you hear problems developing. But don't plan on being able to get a lot of work done when kids, especially young ones are around. One difference with your plan and ours--we had a breakfast nook where your laundry/powder room/etc. are, and the garage/mudroom/laundry were where the entry/study are in your plan. If you made that one change, you could have what was our breakfast room be an upstairs play area during the time meals are being prepared while your children are young--make it with kid proof materials, with toy storage for when you have company. --3 grandkids and daughter in 1-1/2 story with walkout lower level. When I designed our retirement home, I tried to plan for every eventuality. It was meant to be a 3-generation home, since my husband has a medical condition and both children said they'd come back and live with us if we needed help. It never occurred to me that my daughter would get divorced with 3 young children (1, 3, & 5-1/2 at the time) and ask to live with us. So, here we are! The office that presently has our computer is on the 2nd floor, as are the kids' BR and my daughter's. This comes in handy if she has a night class, or goes out for groceries, or is in the lower level, etc. If one of us is using the computer, and one of the kids wakes up (which can happen a lot when they're young), we can hear them right away and comfort them. I purposely located the stairs so that they come down near the master BR on the 1st floor. Occasionally, if DD is out of town for a conference, across the street at a friend's, out on a date, etc. and DH and I are reading in the MBR before we go to sleep, or are sleeping, if one of the kids wakes up and comes looking for Mommy, we hear them before they are halfway down the stairs. We have a full galley kitchen in our lower level and an eating area, so DD fixes their meals down there. You could do the same by adding to your wet bar and prepping some meals down there. The TV, their computer, and most of their toys are down there also, so she is with them almost all of the time. The guest room/my office is down there also, but she puts their clothes there to make getting ready in the morning easier, so I'm presently using the DR/library on "our" floor. DH has his workshop in the lower level, and we also have an exercise room down there. So, just some more food for thought. Knowing what I know now, if I had your plan and was wedded to the style and roof design and could make some changes to the floor plan, I'd definitely put at least 2 BRs and a bath on the second floor. I'd flip the stairs and the front entry, and move the garage/laundry/mudroom to the study side (if possible), and use some of the square footage that seems like it is superfluous (in the rooms I mentioned in my previous post) to put a nook/playroom next to the kitchen. BTW, the hall between the MBR and BR2 was not a problem for me. Fit a SunTunnel or Solatube over the hall and some pictures on the wall between the bath and closet, and it will be fine! Anne

NL - is she sure? I mean that is always the thought with the open living concept but consider that just because the hubby is in the living room that is completely open to the kitchen does not at all mean that you are 'together' or having a conversation. We built what you are considering and I really don't care for it at all. I like to hang in the kitchen too but I also maybe want the radio on, maybe I want to start cooking/dishwasher whatever and the pots and pans and the commotion is loud. All that does is make for dueling noises - TV vs the kitchen vs the radio? What radio. No way do I want radio plus tv plus cooking. So maybe she will love it but I'd really think on it. I call it all for 1 living. You'd better all be wanting to listen to watch the same things or else it just doesn't work. Besides that there is just no privacy and I only hang out in the bedroom when it's time to sleep! If I were to do it again I'd want it open but sort of an L shape so the kitchen is the short end then it's open to the dining room but you have to peak to really see the living room. Does that make sense? Open but not the same room (for goodness sakes - oops sorry I really just really do NOT like it). I realize now how much I like the kitchen to be a KITCHEN and not an extension of the living room. I'd stick with your original - for ME. At least with the dining room there you have some sort of semblance of a separate space. By the way we built a 1.5 story (as you described it and that is what I call ours too - maybe regional?) in Michigan on a wooded lot. :) Our home faces West. We have a similar-ish layout and those 'dead' rooms in the front really shield us from heat. I'd try to figure out how to get more southern light into the house. North is darker and the woods - darker yet. But the woods themselves are awesome - love it.

Does anything stand out as unusual or impractical? It's almost double the size of an average American house. Your main floor has a large family space plus an away space ... why the whole basement as well? It'll be at least a decade -- and probably another house -- 'til the kids want to be separated from you. One thing we're wrestling with with is our kitchen island size I think you're falling victim to "this is what nice houses have" syndrome. Why do you need a breakfast table (not a nook -- nooks are tucked away spaces) PLUS a large island with seating ... located literally within arm's reach of one another? And I'd venture to guess another outdoor table only steps away. How many eating spaces do you actually need? I'd say choose one or the other ... if you go with the island, enlarge it a bit /make it really nice, not stools lined up so no one can talk comfortably ... if you go with the table, shorten the island to allow for circulation (and don't neglect the space you'll need when chairs are pulled out ... this table is in the center of your floorplan, making it a major thoroughfare. Our breakfast table is 3 1/2' round -- definitely go with a round table in this area -- and it's ideal for 4-5 people. We never put food on the table; rather, we serve plates from the stovetop for casual weekday meals. Don't forget that you want to be able to reach the back door. Currently it sits 6' from the stove so we can move it over at least a foot to 5' away 6' between the stove and island seems to be too much. 4' would be better. Another question is whether the master shower at 5' x 6' is just strangely large. Yes. In my opinion (and I spent several years measuring friends' showers and hotel showers to develop this opinion), showers shouldn't be more than 3 1/2' - 4' wide. Why? Because once you pass that width, you're kind of out in the middle of a too-big space, which feels uncomfortably exposed. If you one day need grab bars, the walls'll be too far apart for them to be reachable. However, this is an easy fix. Just reduce the size of the shower and center the tub on the open wall. Overall, I think a lot of your things are over-optimized. This may not be just as bad as under-sized, but it's a problem. You don't want over-sized ... you want right-sized. Have you measured friends' houses, etc. to see what sizes you actually prefer? The laundry room is on the second floor adjacent to the master bedroom. I'd bump the machines to the left /make it easier to vent the dryer. I personally would leave the laundry room door open most of the time, so I think this is a good spot for a pocket door. I'd also double the window in the laundry room so it would allow more light into the hallway. If you're going with modern front-loader machines, which are pretty deep, this laundry room isn't any too wide. Someone commented on the double doors to the mbr, are there issues with double doors? They seem to be common on mid to higher end houses around here. Again "this is what nice houses have" syndrome. Things that are common aren't necessarily desirable. Double doors require two hands to open ... and the light switches must be placed either behind the door or too far from the door for comfort. And what's the gain? Nothing. Well, if you're working with a small space, you might want your doors to "park" in a smaller area, but that doesn't seem to be a problem ere. In fact, I'd consider a 17' long master. What are you going to do with the space at the foot of the bed? Nothing. It's just empty space. Imagine you put a TV on the wall ... it's 17' away ... too far for easy vision, and you have to turn up the volume. Do pocket doors wear over time? We would prefer to keep them closed so the mud room to kitchen area would be closed most of the time. Yes, they do wear out, and they're harder for little fingers to open. I personally would go with a pocket door here anyway ... because I'd keep the door open most of the time. An alternative: A swinging door. Other thoughts: - I understand that you like to cook (and you will again once the kids are a bit older), but a larger kitchen is in no way a better kitchen. This much cabinetry is going to cost a fortune, and much of it is likely to end up as clutter-space. - Is that a pantry in the middle of the house? Again, this would be a good place for a pocket door. Note that your standard hinged door covers up a big portion of your shelves, meaning you'd have to go into the pantry /close the door to access these items. OR, this might be a place for double doors on swing hinges (swing hinged doors don't require hands to open). - The dining room isn't exactly close to the kitchen -- it's not absolutely ridiculously far, but neither is is conveniently placed. Consider the steps that'll be necessary to transport food, plates, drinks to the dining room. The butler's pantry half-way between is a good place for a buffet set-up ... be sure to include a few outlets there so you can run a crock pot in this area. - Is that empty room across from the stairs a half-bath? If not, it should be! You absolutely need a bathroom on your main living level. - Upstairs you're over-bathed (plus another full bath in the basement and what I think is a half bath on the main floor). You'll run yourself ragged keeping these bathrooms clean /keeping toiletries and toilet paper in them each. And only one of the upstairs baths (the one that shares a wall with the laundry room) looks to be adequately sized /comfortable. The others have minimal sink space, meaning no storage for the kids as they grow older. I'd go with ONE nice-sized bathroom open to the hallway. So much less money, so much less work.
