staceyneil -- what a beautiful transformation! Reminds me (radiator and all!) of my old house, where we did the work ourselves (we were younger then) including taking down cracked, mismatched old tile -- to find horsehair lathe beneath it. And jejvtr, thanks for the thoughts (encouragement!) and the links. I found the Jake Fitzjones one especially intriguing ... wondering how tall a person could shower there?? I will say that the existing sink is in very good condition (I wonder if I could sell it?) but I can't stand the metal screw-on support legs on the front, which are rusted, dated, yuck. (I know I can buy replacements of those, but I don't want that look, with exposed drain, etc.) And I tried to replace the faucet when we bought this house a few years ago (drain is missing, handles very hard to turn when wet, etc.) and found it remarkably hard to get something that was vertically mounted (is that the term?) with a 6 inch spread. Is the moisture question (re a window seat) related to having a cushion on there? There is no exhaust fan in this bath (not required because of the window but it certainly would be helpful to have one ... though the windows are old and poorly fitted and on windy days, we DO have ventilation!) AND... this house has radiant heat. In the CEILINGS. Miles of copper tubing, which actually heats remarkably well despite being nearly 50 years old, but which means any remodeling has to be done with great care. You can't just punch a new hole in the ceiling to add a fan. Now to complicate matters more... I DO have the option, at considerably greater expense (which may make it NOT an option!), to expand this bath another five feet behind the sink wall. There is a fully plumbed closet immediately behind it, which was plumbed when the house was built in case someone wanted to make it into a half bath later on. I didn't see much point in an extra half bath since it would be so small (5' x 5' and the same sloped ceiling) but I could see some advantage to expanding the hall bath to incorporate that space (assuming the wall between them is not load-bearing, which I don't know). So that's a "whole other ball of wax" to consider. (Oh, and the dark block in the lower left of the photo is the edge of a fancy (for 1959) built in heater. We never use it, so plan to try to use the electrical connection already there for the heater to mount a heated towel bar. Definitely not an essential item but it seems like it's just begging to be done... don't you think? :) Here's a fuller view of the sink/window:

I'm skeptical like Linda. Seems a umph upgrade to a crock pot. Something stored, something to break. Mind you i do have two vintage crockpots at other homes where they can be handy once, twice a year. Killer caramelized onions. Big families, large gatherings where an extra cooking thing might be useful. I junked and tossed appliances years ago or took them to the farm. Or beach house. I just like basic cooking methods that are not dump pots. Yet others use it for many things i have an oven for. Why so many avoid using the stove and ovens they have. like toaster ovens and counter appliances. I use my broiler for toast. (fresh baked next day boule is lovely just top toasted.) I'd trade it for an Anova SousVide. : ). I was gifted a Staub grain pot that sautéed a mirepoix of leeks garlic shallot, then celery carrots minced, then cubed tiny red potato and parsley stems for a seafood chowder. 1/2 hour break, then i'll sear the seafood, add fresh/frozen white corn and fresh/frozen cherry tomatoes. Fresh herb garnish. 1/2 loaf of boule out of the freezer for croutons. If i had 4 moody kids with head colds and a gumpy large family sure it cooks like an advanced crockpot or handy for a healthy camping meal.

Elmer I need to apologize for laughing at your comment. You seem to relate what knowledge and what people do to what their job/s were. Which is true for many men. Women are not restricted to what they know and do, except in certain instances, to any job that they have ever had. Men should not be but for some they are. Most learn all throughout their lives. Much of what we women learn is not learned for any job unless you consider living as a job. Women's knowledge is also not restricted to classes although I because I enjoy learning about many things used to take one or two classes college and other types each year after I graduated. My classes as they are for many women were for my enjoyment and to gain information on a wide variety of subjects. Want to know how some cultures make their own ink? Last night I was reading about your beloved living trusts and most of the sites confirmed what I have been stating. There are things like bank accounts, pensions, and while most only mentioned IRAs or plans with a designated joint owner or beneficiary that all of the articles suggested that without a strong reason like a minor or disabled child or a person whose spouse or significate other would take the assets they should not be placed into a living trust. Anyone wanting to read about the do's and don'ts of living trusts can simply do a search using "Living Trusts" then if they want additional information they can contact an attorney or any other person that does financial planning. I suggest reading several sites as each one can present the information differently.

We are lucky to have the vault overhead, but I honestly don’t feel that loss of height anymore. It was noticeable at first, but we adjusted quickly. Is the ceiling the same level as your kitchen? If so, I think once you have the continuous floor level, lose the wall and maybe the beams, it would eventually feel normal too. I think I would feel more of that in your kitchen with those lighting soffits. As for your fireplace, yes you have a bit more demo, but I bet you could pull that cabinetry and rebuild it again - or leave it out. I demo’d the brick on our old FP. We were both recovering from catching 🇨🇳🦠 and I was getting out frustration. Our whole first floor was draped in plastic because they’d scraped the old acoustic texture off ceiling, but it was in a dirty, dusty limbo because we were sick 🤬. I still had some pneumonia, so I should have had a dust mask, but I didn’t really care. Swinging the sledge was cathartic. Hubs & friend pulled the firebox. That was a bigger job, but we agree that in the end it was one of the better improvements we made. No regrets at all! The flooring is a long story, but briefly it was a special order board of 3/4” engineered white oak with black fill. They are 8’ T&G boards. The color is nearly natural they call Shalke (think chalk. It’s a slight whitish tint, but still quite transparent) prices may have gone up - like everything, but we got it for well under $10 sf.! Check out https://www.heidelbergflooring.com.
