It was just so cute! I've been wanting a faucet or old fashioned water pump for a water return for my pump.

Thanks guys! wallycat...I do love the Dacor rangetop. The heat output is terrific - everything is very even. I like the way it looks (we didn't want something as industrial looking as the Wolf), I like the way the knobs light up blue when the burner is on (helps me & my kids remember to turn it off)...all positive. prairie-girls...the fabric is Waverly. I know it is discontinued, because when we needed to make the valences for these curtains (the rest of the kitchen had them already from several years back), my curtain place couldn't get the fabric. However...my husband let his fingers do the walking around the internet and found the fabric easily. And it was cheap. I want to say Ebay, but it might have just been a fabric sight. Do a google image search for Waverly yellow and blue fabric and you'll probably find it pretty easily.

Well, I heard back from the lady I thought might be able to help you find the perfect tray, but I think it might be a bust. She located three trays she said are very close to your inspiration pic, one 24 inches and the other 25 inches and around $650-750. Bad part, they are new. :( The other she found is 31 inches and circa 1850, sounds perfect, right? Then I heard the price, $6500. Had to pick my jaw up of the floor and think that the 1st Dibs tray is looking especially good now, even though I already thought it was a cool piece. By the way, did you see the marble tray in the WSJ this weekend? Probably not what you want since you have an inspiration room with a great silver tray, but what a great piece. Anyway, good luck with your continued search. Hope you have success this week in NYC.

I love the fact that you got so many responses on modest and (relatively) cheap fixes including doing nothing but wait. Also great advice to look at the whole house again with an eye to, not so much how much you could spend on it, but just noting any little details now that you are more "detached" as an owner and trying to see it as a buyer. I would be attracted to darker neutral paint EVEN though I would likely re-paint all over again), and the new knobs. But, no buyer is likely to keep everything as-is so it would be a crapshoot to replace counter, appliances. Anyone who has any sort of interest in the house will know that they can change counters, paint and so forth themselvs. Some of the real issues are not whether you will get your $$ back in price, but more whether you are in a real bind to sell quick, or can wait a few months. For some people, $$ is leaking out fast each month and therefore a quicker sale is most important. I had hired an agent to sell my dad's house after he died. I lived in another city and had no interest in trying to do updates, even though it needed a lot of them--we were definitely into right-pricing, because once we would have started on one update, everything would follow, and we still could not justify an increase in price. So we tried to concentrate on necessary improvements like roof, etc. The agent kept telling us things like, how about new siding? great ceramic tile in the kitchen? etc etc. When we knew we were looking for a buyer who was okay with making his own updates. After more than several months of this, we fired her and hired someone else with a different attitude. The house sold in less than a month. Okay, that might not be relevant to your situation, because certainly your home is way more up to date than that and there's also no comparison with the housing markets. The point is just, I now pay a lot more attention to what I hear an agent saying, to see if we are on the same wavelength and that they are truly working for my benefit. So I am more alert to whether the agent is sending poor-mouth signals to buyers or not. Also as many said, sometimes folks are "pressed" for a reason and so you can't always rely on what reasons they give, nor can you blow with the wind on the latest comments from lookers. When you read the real estate sections now, it's all about how we the homeowners ought to invest a brazillian dollars prior to selling. Because remember the agents don't really care so much about the actual sale prices--they are into volume, and want to move stuff quickly.

Pam, is Pedernales Falls very far from Granbury? It sure is pretty there and that cafe is so cute.

Carolann,I looked it up and it's just west of Austin.

I want that pond too LOL. I think I could handle one like that and I have an old water pump.

It is 260 miles there from Granbury Carolann. I miscalculated and thought it was under 200. Seemed like we would never get there! Johnson City is 8 miles once you leave the park. I included a link to the photo album in case you want to look.

Ah, fond memories of the Silver K. We were on a mini-vacation and stopped in Johnson City. The restaurant we thought we would dine at no longer existed. However, we discovered the Silver K. Their pond is cute, but Lordy, the food is heavenly. To find a truly great restaurant in such a nice setting--nirvana! Admire the pond, but try their salmon!

I am friends with the couple that owns the Silver K Cafe! I know them through a mutual love of music and yes, the outside is just as wonderful as the food. I have only been able to eat there once for lunch, but it was one of the most delicious meals I have ever had. If you can ever be there in the evenings on weekends, they offer music as well and then you could be lucky enough to have that great meal AND hear some fabulous singer/songwriters!

We stopped at Pedernales Falls State Park on our way back from Johnson City and the LBJ Ranch when we were vacationing in Austin a couple years ago. It is beautiful and a great place to get your feet wet - a fun place for the kids to play in the water.

I like that trough pond. It is a great way to have a pond on a patio.

Looks like a great place!

I love trough ponds. I "collect" old concrete water troughs.
Well, I only have 4 but I have my eye on some other ones. They aren't too hard to find around here, since this used to be dairy country in times past. The smaller round ones aren't too hard to move. The biggest one is 4 x 11, and that one required quite a bit of effort! :))
