I read your comments as a “pro” at water damage mitigation.[...] What were the air sample results for: moisture? Bacteria? Types and quantities of various molds present? [...] Sick/dead babies, children, adults, pets, etc. are no fun. That is exactly what you get when you follow your reckless advice given at the very beginning and throughout this forum. I take the above statements as nothing more than proof positive that those who exploit misinformation for financial gain will protect their turf. There are not many areas in this country where even serious indoor mold problems approach outdoor mold problems. If you live in a place where grass grows either naturally or through irrigation systems the mold mycotoxins outside your house will probably be greater than the ones inside your house. The amount of growth medium present in your yard is exponentially greater than what is present in your home. An acre of land will contain between 300 million and 600 million blades of grass which will produce something between 120,000 and 600,000 pounds of mold growth media per year. Relatively speaking, most houses are simply an island of tranquility in a sea of mycotoxins. Take your mold measurements outside when you are doing your "pro" sales call and measure outdoor environments over a spring, summer and fall. Let's see how bad those houses are. You opened up houzz AND yourself to Huge liability on this one. I read this comment as a "pro" at liability. Where is the duty? You are trying to sell the idea that a "pro" designation creates a duty to anyone reading a thread. Find some precedent for that because there is a mountain of precedent that an overheard conversation doesn't create a precedent nor does anonymous advice. Furthermore, you should read the terms of use agreement before you start giving legal advice here.

I like the grey cabinets and while I generally don't like contrasting crown, in your case, it ties in with your doors and trim, the counters and the splash tile. I think it helps cap the tile where you didn't take it to the ceiling. I think your tile might look unfinished if you paint the crown. I am not an orange person and didn't think I'd like it -- was thinking more of a cream, white or soft blue on the walls, but I like that picture above. I think the best advise is to put color on your walls first. I think you may find that fixing your wall color will be all you need. Painting brown on cabinets can look like you are trying to make bad cabinets look like wood, but my greater concern is that brown sofa, brown trim, brown granite, brown floors and brown in the tile -- really, you have enough brown. Just had a thought -- another one outside my usual list. Glazing the cabinets. Or a wax -- something to bring a richer finish to that grey rather than changing the color. It looks like they might seem a bit flat. Is it chalk paint?

That's an awesome kitchen. The island looks like a work of art. My kitchen is a billion times smaller and not nearly so gorgeous, but I felt like I had a bit of the same issue. I have taupe cabinets in a galley configuration, and it felt more monochromatic and more modern than I intended. (In retrospect, I probably would have chosen something different than a plain eased edge on my Silestone, for example, to add a little softer touch. Maybe different pulls too - I love mine but they seemed to accentuate the straight lines.) The good thing is that this is such a beautiful space! I think there are three relatively easy ways to make a difference in the overall feel of the room: first, the chandelier. The one that's there seems a little too ordinary. I would spend a bunch of time on every great lighting site and do some photoshop to find something that brings in whatever element the homeowner feels is missing. (Depending on the choice, that might mean different pendants too.) Then, some stools with fabric seats as some of the previous posters have suggested. Finally, I'd look for a couple of great runners that bring in the style she wants to convey. (If it were me, I'd suggest some old Persian carpets, but that's pretty individual.) A few little tweaks that incorporate the homeowner's sense of style, and it won't be a question of masculine or feminine - it will just feel like her home.

Hi friends! Forgive me for taking so long to update but... It was months waiting for the "weather to change". First week of December I was told to expect someone coming to repair the garage ceiling, "take care of" the mold yada yada yada. Two young men came. They worked for three hours & gone. I'm thinking they've completed what they're told to do. I went down and saw....a patched, with visible tape showing job and mold still on the ceiling. A neighbor saw it and said it wasn't finished as in another step will come after it dries. A couple days later the two return and work for approx three hours thirty minutes. They were having a great time that's fer sure. Laughing, talking non stop & some sort of tech gadget playing music at a tolerable level. I was literally thinking maybe I should have what they had for breakfast! Nonetheless, the work is finished. Later I went down to check it out and found a just fine repair and that they'd painted over the mold stain probably with Kilz or something. It appears they painted several coats but the mold is still visible thru the coats of paint. Plus, it's obvious there's two shades of white on the ceiling. Gah! I walked around and saw the other couple places were untouched and the moldy closet was even more moldy. I could've called him and discussed this but mentally, I couldn't. That evening I decided I'm not talking to him again. Some lawyer can handle it because I'm done. The moldy garage is just one of several expensive issues I'm dealing with. Next day, my generator guy comes around. I give him an update of the moldy garage and other things and add that I'm done. A lawyer is in my near future. He suggests I call the "state residential builders commission" & ask someone what's the protocol. I have to write a letter called a "right to cure" to the builder giving them 30 days to fix what's broken. Uggggg. Mid December my garage flooded. Again. Not from flood tides or anything like that. From rain. Lonnng story. I've been printing pages and pages of correspondence, budget summary, SOW, contract. I'm told "the more details the better". So time consuming. That's pretty much it. Thank y'all again for your advice and ideas. Having y'all's input is priceless!!!! The first pix are of wet cinder blocks just after the ceiling repair. I photographed the spots daily and they slowly dried. I have no idea what caused that!! Very mysterious.
