Central Florida Soil Questions

I just came back from a trip to Central Florida (based mostly in Clermont in Lake County but travelled around -

Orlando appears to be the nearest big city) and from my observations of the area and also of the incredible amout of development happening it appears that the area is universally very sandy soil even several feet down which is very different from my loamy and rocky New York soil. But I also noticed lots of very nice gardens, lawns, agricultural and wild areas. So how do they do it? They seem to get a lot of rain, a lot of sun and a lot of drainage and also seem to more actively use recycled water for irrigation than we do here in the Northeast. The sandy soil seems light yellow to orange in color. Are my observations accurate? I'm curious since I have relatives there and could see my better half dragging us down there more permanently one day.
