Magnolia has never bloomed

I'm moving back to my family home. I am going on 40, and the magnolia tree I use to climb as a kid is still on the land. It never did bloom, even though we are in south Louisiana and every other mag does. I remembered, just now, that I use to find oyster shells around that tree, they were slightly under the soil. I don't think the tree has grown very much in 25-30 years. It's on the fence line on the back of the lot with an oak tree and some other shrubbery. Recently I was planting things like satsumas, kumquat, fig, and pomegranet. The soil is decent about three inches down, then gets either sandy or clay. I would imagine it would be the same all up and down our street, as it use to be a pecan farm (dad cut down our nice pecan tree in the past few years...)
I'm not sure what the tree needs. But I'm sure its simple. The tree does really well, other than never having a bloom in all my life.
