Comments (5)I concur with the others about finding out what your HOA considers landscaped. Assuming it's minimal, I would do the least amount I could to please HOA. You have a rare opportunity here, and I wouldn't rush anything. It's a great piece of property!! You can do a great job of it by taking it slow, and doing your research. You haven't mentioned how the child and/or dog count. Do you need to allow room/grass space for kids to play and their play equipment? Do you need room for a swing set? How old are your kids? Elementary school kids want different things than teenagers. Is your wife a stay-at-home mother? In that case, your kids will be at your house more, and you may need more play space. At any rate, you will probably want the play area to be visible from the patio and the kitchen window. You might even consider putting the play area to one side, about half way down. That way, you can put a quiet, "away" corner for the adults in the opposite corner. Your dog will most happy if their is a narrow alley behind your plantings so that that he/she can run through the plants and hunt lizards, snakes, etc. I know from experience that if you don't leave a "runway", they will make one!! Comments (10)FYI I have put a system into each house I have bought - two of them. I know the OP went with a contractor but if folks are looking to DYI they can, you just have to learn some basic plumbing skills and take your time. Did a lot of research, got most of the parts from a local Irrigation supply house. They treated me very well as a homeowner, as opposed to the local plumbing supply house which charged me a ridiculously high rate from some pvc parts I needed, they seem to just want to discourage folks from doing it themselves and want everyone to use someone from "the trade". I had a licensed plumber put in the backflow, and the second meter that is allowed in our town so that I don't get charged sewer fees for the water going on my lawn. The sewer rate is almost twice the water rate in my town so this is a huge savings over time, probably 400-500 per year. I rented a trencher and buried all lines at least 7" (measured from the TOP of the pipes in the trench, so that I can core aerate without worrying about punching holes in them. Comments (26)Even though chinch bugs go after stressed lawns during drought, many times too much nitrogen will compromise the immune system of the turf and invite them to a feast. This time of year is not the time to apply nitrogen fertilizer, even organics such as Milorganite; too much N will aggravate the situation as to bugs and fungus, especially Brown Patch. Also, Flea beetles are mistaken for chinch bugs but are solid black and shinny and are appear to jump around (they are harmless to the grass). Chinch bugs adults are dull black with white markings that cross on their backs. With all the water that's going on, the roots are probably rotting off due to disease and lack of oxygen from the soil being so compacted. Once the soil is allowed to dry for several days, go with 2 days per week as someone suggested but be alert to shut off the sprinklers when an adequate rain of at least 1/2 inch occurs. There is a ban on nitrogen and phosphate-containing fertilizers in the summer months anyway. If you dyi, try applying a chelated trace element spray. Comments (21)My guess is over 3 years I got about 6"-8" of height per year. That might speed up as the tress should now be well rooted. Apart from the narrow habit meaning that when a platoon of 'Smaragd' is deployed a lot of them have to be bought and planted it is actually a slow-growing choice. Otherwise, what dwarfs the tops of field grown trees and shrubs during transplanting is the involved cutting back of roots. Unless stock purchased is in quite poor condition when installed or stunted afterward by final planting site characteristics the normal (previous or nearly so) rate of top growth should be resumed following the first autumn after planting. Because 60% of the annual increase in length of existing roots of cold climate adapted woody plants occurs in autumn. With generation of new roots from cut root ends occurring when top growth starts in spring. So that with determinate growing items like pines for instance, where it is easy to see each year's increment of top growth a typical scenario with a recent planting is a long stem section dating from when the specimen was still growing in the fields of the production operation from which it came. Where particular methods were employed to push stock to size up as fast as possible, enabling more crops (and hence more income) to be gotten from each acre. Followed by a much shorter increment marking when digging for sale occurred. And then if enough time has elapsed since replanting an immediate return to significantly longer shoots being evident the very next growing season afterward.
