I Wasn't planning to run a trial

I planted four roses within six feet of each other;

Chrysler Imperial, Firefighter, PJP II and Just Joey.
CI has a mildew problem. I'm reluctant to spray young roses, but couldn't let it go. Just Joey picked up a little mildew but Firefighter and PJP II are clean.

In my area, we have mildew through June. Some bushes worse than others. I just ignore it. It won't be an issue when June gloom goes away.

I never heard of mildew going away after june. I am concerned because some recently planted europena and Dublin Bay both have mildew problems. I was going to go after it with spray this weekend or toss the roses. They are both located in the same corner where I had America growing last year and it was filled with mildew and never went away. I welcome all advice. Judith P.

Buckeyeguy, In Ohio, I would defer to Subywu's experience. He seeded a similar blend two years ago (he lives in Ohio, if I recall), except I believe he used Award rather than Midnight II. His lawn was beautiful. You are correct. Midnight II, Moonlight and Bedazzled are the names of the KBG cultivars I used in my lawn. You'll probably have to buy them online. I did mix my own. Bestlawn may be able to help you locate these seeds. But I purchased my Midnight II and Moonlight from Rose Agri-seed in Oregon. Again, Best lawn will be able to provide contact information and the like. As for overseeding (versus rounding up and killing the existing lawn), you could try it -- but I don't think you'll like the results. Many folks here have tried it over several years with less than stellar results. I believe Philes is one of those folks and he's finally decided to round up his lawn this year, if I recall. He may be able to pipe in here with his own experiences. In my opinion, you'll get best results by killing the old lawn first. My neighbors all thought I was nuts. I told them about this forum and that I got the advice to roundup my lawn to start new with elite KBG cultivars. They were laughing their butts off. They later told me that they thought I had run into some jokers who were telling me to just apply roundup to improve my lawn. One guy threatened to call the HOA because I killed the lawn. Fortunately, our rules here are pretty lax. The only thing remotely applicable was that I can't remove trees without permission from the HOA first. So, you'd have to call my lawn a forest of millions of tiny trees to make that fly. Of course, none of them are laughing now. And the guy who wanted to call the HOA actually asked me for advice on how to improve his own lawn. I was tempted to tell him to buy a big container of Roundup...

Thanks for the congrats all :) And PV, I really am not going to peek in that jug again. It can't get transplanted yet because it's too early, and I'm not bringing it in my house...it's going to have to tough it out on its own. If I looked at them again, I might not be able to stick to that plan of not bringing them in (which would screw up everything because I have no room in here anyway!) So not only am I not checking that sprouted container, I'm not checking any other containers either. I feel like it's "Don't Ask, Don't Tell". If anything else has sprouted, I don't want to know. There will be other seeds in that container to take their place if those wither (faith). And, ignorance is bliss :-) Linda

Awww, thanks! Caroline, the window is 104" from outside trim to outside trim. The narrow windows on either side are 18.5" and the large trim piece is 8.25". The large picture window is 46.5". Height from trom to trim is 67". Scooby, I hung them on the hooks. They have changed their hooks. They have a fatter flat metal tab to them now that slips into the thread on the back. Also, another bigger change was the newer plastic wall anchor. It is really big! The directions said to screw that into the drywall. No drilling required! The screw goes into that as usual. I was skeptical about not drilling, but it worked well! Those buggers were in their tight. Better than I had done in the past with a drill! Jan, the rooster I got years ago from Homegoods. I did see the rooster at PB though and it is very nice! The Tavern sign I bought at The Country Living Fair last year. Les, with the good eye as always! No pleats, but I did hang them before ironing. So yes a good pressing will bring them to life a bit more. Just wanted to get the rod hung so when I press them I can hang them immediately. I will keep your suggestion for the shades in mind. Good to have an alternative in mind. Originally I was thinking a small check. Ballards does have checks, but not in any color I can use except black. With the black chairs, chandelier and sign, I'm afraid of it being too much. Shee, you spied right! It is a care bear hanging from the light! My son's friend hung it there last winter! It stayed! I could be really tacky and get the collection and hang them all, lol! Leaving it there reminds me to not take things so seriously. I sometimes forget its there! Thanks ladies!

Ive been a realtor for over 30 years and can tell you unless the house is over 3000 sq feet, most inspections take about 2 hours. From what you listed, it looks like he looked at all the major systems, roof, plumbing, electrical, structure, and even pulled out the stove to check that. (Never seen that done before). (You didnt mention well and septic, so I am assuming you have water and sewer) Inspections are done differently in every area. People expect home inspectors to tear the house apart and look behind walls. They can't and dont do this. Hes looking for signs of problems. Had a problem been found, he would have referred you to the appropriate trades person. As for people that say, dont use the inspector referred by your agent. This is just stupid, we know which inspectors are worth their money and which "miss issues". Trust me, we dont want the house to have issues, but if there are issues there, we want them found. Its the only way to either renegotiate to have those issues fixed or make sure the buyer isnt buying a money pit. If this house doesnt work out, there is always another one. If agents used inspectors who deliberately overlooked things for future business, how long do you think either of them would stay in business? The same inspectors that I recommend are the same ones I use when I purchase my own properties.

Both Chrysler Imperial and Europeana are well known for their mildew issues here in California. Mildew can be caused by several factors, as well as combinations of any and all of them. First is the genetic proclivity of the variety to mildew. Those genetically susceptible to mildew will require spraying for it in most climates. Immature plants are often more susceptible to diseases, so some may (or may not) out grow them. Weather conditions/time of year can trigger mildew (rust and/or black spot) if you go through short periods where the conditions are more favorable to foster the fungal growth. Siting plays a huge part in many cases. Not providing sufficient air flow or sunlight can create micro climates where diseases proliferate. If you can keep the air flowing (without creating a wind tunnel), and at least five to six hours of sunlight (here in the west, particularly), you may help alleviate the issue. One of the most unbelieved causes of mildew (and other diseases) is water stress. If you don't seem able to eliminate the issue, check the water to make sure the plant is receiving enough. I can force just about any rose in my garden to rust or mildew just by keeping it chronically too dry. If you've corrected all the other possibilities and the plant still offends, and you don't want to spray, change the rose variety for one which is known to be more resistant to the particular disease.
