sorry to be confusing--the first door opener quit working after I replaced the battery. I had a second opener which also quit after replacing the battery. I now have two openers that no longer work. If your theory is correct, can you advise how to fix it? Thank you!

I am not sure what the genie vibration kit is, but as long as the opener is mounted with decent gauge angle is should not vibrate. Check the balance of the door by disengaging the opener and operating it manually. Raise the door half way up and it should stay there and not go one way or the other. Check and see if is heavy right off the floor ( first six inches to a foot) If you raise it up six inches to a foot and it slams to the ground, this is your banging problem and the springs need adjusted. When the opener first starts to lift the door check and see if it is sticking. Sometimes the bottom rubber seal will actually stick to the ground. Last you are going to hear a little motor hum, that is normal. You belt shouldn't be squeeking, it should make more of a chirping noise. If you want to quiet it down some more get on a ladder, on top of the opener you should see a black cap, take it off and apply some low temp grease to the sprocket and run it and do it again. Keep all the hinges and springs well lubricated. Garage doors are going to make some noise, that is just their nature, insulated doors will be quieter than none insulated. If your condo is 22 years old you probably have just one layer of sheet rock or dry wall on the garage ceiling, homes built today have two layers with living space above the garage to keep things quiet, so you have to take into account the way the condo was built also. Thanks Graywings for Behr's phone number! I called Behr technical assistance and followed their suggestions with success. It was a lot of work to get the sticky/tacky mess off the floor. It was the dried full strength cleaner on the floor causing the mess. 1. Power washed the floor, not successful, did not remove the mess. 2. Mixed the Behr degreaser cleaner according to instructions and allowed to stay on for 20 minutes, keeping floor wet. 3. Scrubbed the floor with a Hoover floor scrubber. 4. Power washed the floor again to rinse and get rid of the cleaner residue. The floor is dull and still has a splotched appearance, sticky/tacky is gone. Nice to have a clean floor again. Hubby is out of the dog house for now, or I should say until he makes a mess again!! He had to do most of the work since my back is out of whack! Maybe he will think to do an ounce of prevention next time!

Since it appears that the electric eyes aren't sensing something in the way (my opener will flash the overhead light if sensed), my guess is that the opener mechanicals is sensing an overload.This could be due to wear in the drive mechanism, worn rollers, guides, etc., or wear in the load sensor (typically a simple spring loaded mechanism with a microswitch). My suggestion is to try adjusting the load sensor. Your problem may be that the load sensor is set to too low a load; the load limit needs to be increased. Typical instructions are to put a 2x2 under the door and adjust the load sensor until the door reverses upon contact. Good luck!
