Desperate for help - My St. Augustine nightmare

I live in Houston and we are going through some extreme drought conditions.

I fertilized in early spring with Scott's Bonus S Weed and Feed.

I have noticed that my lawn turns yellow at the tips over near the driveway, then it eventually died.

I thought it was under-water, so I watered every other day for weeks. Then my neighbor told me it was chinch bugs, so I sprayed with a insecticide - didnt work.

A few weeks later, I used Bayer MAX granulars and it helped in the back, but still nothing doing in the front. I spread the granulars again 2 weeks later - still nothing.

I'm at the point of utter frustration and at the point where I want to just give up on my lawn and re-sod the parts that are dead next spring.

Can anyone shed some light or give me some guidance here?
