Trying to decide Fescue or Zoysia - Charlotte, NC

I have had a fescue lawn since I moved to Charlotte in 1993. Got on an organic fertilizing program and the lawn looks great from March - June. Down side is I have to mow 2 - 3 times/wk because it's so thick and grows so fast. After that the fescue won't hold up in the heat even if I lay the water to it.

Considering Zoysia for my front and sides (too much shade in the back). I've got the following. Red clay soil, 7 hours direct sunlight in the front, 3-4 hours on the sides.

The attraction is less mowing (7 - 10 days vs 2x/wk correct ?) and fertilizing (2x times/yr vs 5x/yr correct?) as well as not needing to overseed every fall.

I understand Zoysia will take 2-3 years to fully etablish from seed and I don't care about it turning brown in the colder months.

How much will I need to pamper it after seeding and for the first 1-2 years? How often would I need to de-thatch it if I catch the clippings or if I don't catch the clippings?
