Disadvantages: (1) Can be completely wiped out, suddenly, by disease, and this seems to be much more common than years ago, although it's still not usual. Preventing that risk requires regular application of fungicides. (2) Sensitive to drought -- wilts sooner than other grasses. Not well adapapted to drought-prone climates. (I believe it has strong but shallow roots.) By comparison, TTTF does well in moderate drought because it has moderately deep roots (unimproved tall fescue has incredibly deep roots and can stay green through fairly impressive drought), but all tall fescues will actually die if the root zone (and the roots) completely dry out. KBG goes safely dormant in drought and will survive nicely if the crowns get, say, even a quarter inch of water every week or two. (3) Although not a concern to most folks here, perennial ryegrass does not flourish if not fertilized. In low-fertility soil, it just looks bad. In alkaline soil, good color ofter requires regular doses of iron. Given water and the right nutrients, though, it will say thank you with enthusiasm. (4) Quite sensitive to extreme cold -- will not survive bitter cold winters (strong contrast with kentucky bluegrass which is extremely cold hardy). (5) Grows incredibly fast during moderate weather (spring and fall). You'll be mowing at least twice a week. Advantages: (1) Beautiful texture, and the leaves can stand up fairly vertically parallel so that a good mowing job produces a marvelously even surface. Ya gotta see a good perennial ryegrass lawn to believe how good it can look. (2) In not so bitter cold winters, maintains a nice green. (3) From seed, sprouts quickly and establishes vigorously. (4) Tough grass blades that stand up to wear. (5) In contrast to KBG, can be mowed low without greatly deteriorating (mowing KBG low through a hot dry summer will really clobber it).

You might want to rethink this. IF you over seed your Bermuda, it will really delay your Bermuda green up next spring, and when the Bermuda does wake up will be quite some time before it becomes vigorous and look good because the Rye grass will be robbing it of food and water until the heat kills it off.

Can't do much about that. I would recommend a one story ground level house. As you can see I have a two story Cape Cod style home. I'm always worried we will get shook off our foundation. Earthquake insurance it is too expensive with huge deductibles! Everything does grow good here though. Weather is nice most the year. LetÂs see sod laying tips. When I lay sod I straighten the sod edges and corners as I go and make sure no grass gets stuck between the sod edges. This will avoid dead grass and brown and yellow stripes between the sod pieces that can make fungus and just makes for a bad start. I spray the ground with water and put down a little fertilizer as I lay the sod. I always use my square so I get nice square edges when I cut sod. Sometimes I donÂt even till the ground. Sod will live on the patio if you water it. I do it all the time. DonÂt over water your new lawn. Get out there and lift up the sod and see how wet it is. If you over water your new lawn you will get chlorosis and fungus like I have now from too much rain. If I need to replace a small spot I use a plate or bucket for a stencil and cut out the bad piece. Then I use the plate or bucket to cut a new piece of sod from extra sod that I keep on the patio or garden. If you are going to put in French drains or remove and replace tree's itÂs better to do it first. I did it all backwards. I have a spot were an old tree and its roots were removed and it keeps sinking along with the trenches were I put the drains. If you put drains. It is good to attach your rain gutter down spouts to them. Also if you dig your ditch for your sprinklers try to keep the top soil separate from any clay soil that may be down lower and put the soil back in the whole the same way you took it out. The grass grows better on the top soil than the clay. ThatÂs about all I can think of for now other than I like Blue Grass because it self fills. But. From the looks of it, you're seeing the impact of a spring seeding--the death rate is fairly high in summer, and the probability of a disease on a young lawn is much higher than a mature one. For now? I'd back off on the watering as much as you can, but don't majorly stress the lawn during a hot July. Definitely don't back off during a period where you won't be there to observe it. Once temperatures start to drop, evaluate what you have--that should be in mid-August or so. Reseed if you have holes, water for the new seed, and back off again slowly once that's sprouted. The new seed will have all of fall, early winter, and spring to grow strong roots before summer hits again. The dying stems are giving up in the heat as they have too little root mass to maintain them. That's the danger with a spring seeding, although if you're going to get away with it, rye is the grass type that will do best. You just didn't get lucky. For now, you'll just have to live with them, although the constant watering is probably making that a bit worse. I'd try to find a happy medium. Existing dying stems will fall off, hit the soil, and decay. You can help that along by feeding organically around August 1, or feeding synthetically around September 1. Don't use a synthetic too early as it really stresses the lawn. I don't see much evidence of a current disease on the lawn, although the dead stems can and will grow fungi that eat dead material. They're no danger to your living lawn. Off the cuff and overall? I'd actually say this looks pretty darned good for a spring seeding in a harsh summer! I think you'll get some recovery in fall when temperatures start to drop and the situation will improve markedly--barring a disease set off by excessive watering, of course.
