Zoysia Kill

The guy who built the house behind me put in Myers Zoysia late last summer. It's mostly in good shape but he noticed, and showed me today, some spreading brown spots. I dug my finger in and it was gray and powdery. A little further down I hit some rhizomes but everything on top is dead. There is moisture and the grass around the area is fine and green.

What is killing his Zoysia?

And more importantly, how do I keep it from spreading to my lawn?

I have a 2-year old Myers Zoysia turf that is thick, a lush green and completely organic. The lawns are separated by 20 feet of trees.

Obviously I need to know if there is something I should be doing.
