New lawn from seed (Which grass seed to use )

Hi experts,

We recently bought a house and i am planning to put new lawn and need help choosing right grass seed. We live in bay area CA, zip code is 95008. The area we are planning to put lawn i can devide in 2 parts, 1/2 completely exposed to sun and 1/2 is under shade of the house. After reading different articles, I guess combination of Kentucky bluegrass + red fescue + prrennial ryegrass + tall fescue is one i should be looking for. Can you suggest any specific grass seeds with brand that will work best.

Well you have a great climate, and you should have a green lawn year round. The only issue you might have is keeping it green in the summer if you have water restrictions. The mix you suggested will give you a lawn, but it will be average looking at best, inconsistent in color, growth habit, and texture. Personally I wouldn't use it, but that's your decision to make. For the sunny areas you can use almost anything, but red fescue is the worst choice. For the shady areas, it all depends on how much sun those areas get. If they only get a few hours, then either a shade tolerant tall fescue, or the fine fescues would be your best options. How many hours of sun would you say the shady area gets?

This forum used to have some real experts in KBG varieties, but they have moved on.

One thing you should know about seed is you get what you pay for. All the seed you see at the box stores has a component of weed and other crop in it. The percentage you see listed in the guaranteed analysis is by weight. The really bad news is good seed is heavy and weed seed is light. In fact the worst weeds, common bermuda and bentgrass, have seeds the size of dust. Those seeds weigh one eight-millionth of a pound - meaning a pound has 8 million seeds in it. In a 10-pound bag of good KBG you could have 0.10% weed and get a full lawn of weeds. More expensive seed will have 0.00% weed and other crop listed on the label. Most weeds can be gotten rid of but bermuda and bentgrass are toughies. I'd spend the money for better seed. It is usually sold online only.

Another thing you should be aware of is that spring is a bad time of year to be seeding a lawn. Why? Because the crabgrass seed is sitting there waiting to get enough water to sprout. If you are watering enough for grass seed, that is more than enough for crabgrass seed. That is why fall is the recommended time of year to seed new grass. Crabgrass dies in the fall so you have all fall and winter to establish your turf before the crabgrass tries to return. Spring is also a poor time because the new grass roots don't have time to become established and able to resist the summer heat. You may dodge that bullet with your location. With those thoughts in mind, go ahead and seed now and hope for the best. Anything that happens can be corrected in the fall.

Please don't till your soil before seeding. No matter what your soil is like, the best thing to do for it is to get grass growing. Clear off the current vegetation with a verticutter (power rake, slit seeder, or other similar tool). Blow or rake off the litter, scatter the seeds, roll them down, and water daily, 3x per day (10 minutes only), for 3 weeks.

If you really want to improve the soil, look at the organic forum. If you don't care about that, then just be careful about using exactly the recommended amount of fertilizer on Memorial Day, Labor Day, and Thanksgiving. Going too heavy with chemicals is much worse than going too light. With organics it is looking like the reverse of that advice.

Massachusetts, as a whole, is in the zones 5 & 6....with maybe a 7 thrown in there close to the ocean. Generally, being close to large bodies of water moderates temperatures and Boston is no different. Frosts are less severe close to the water....more severe inland....that is a given. As far as grass seed is concerned and its choice whether one is better than the other it is quite easy to make a decision; simply go to your local full-service garden nursery and speak to the person/s who run the place and ask their opinion. Mostly, its a better rule to buy a mix.....and for northern grasses the combination of Kentucky Bluegrass, perennial ryegrass and fescue makes for a good selection ---each grass gives its best for conditions encountered in northern areas. You can do research youself on the why's to buy a mix and on the different grasses individual capabilities. Generally, one gives good results when summer heat hits, the other, stands up to shade, and the other stands up to drought when that occurs. Grass color often is the result of the soil it is growing in. It might take time when, say....a section is needing fixing...and is sodded; it might result in a shade of green unlike the rest of the lawn. That's normal....but in time, the sod will be fed from the same soil and conditions as the rest of the lawn. A good rule of thumb: cut the grass at a uniform height...generally 3" - 3 1/2" This is a height that is not high....not low...but high enough to shade out weed seeds that is in every lawn. Now some grasses, like bent...which is used on golf greens, is cut very low----but that grass is especially able to take such low height---it isn't harmed by sun and wind and drought....as other grasses would be. Grass, left high will shade out weed seeds and over time, your lawn will be much better for it. Some owners cut their lawns short prior to winter freeze....but that is generally accepted to be not a good thing to do. Better the grass is left a bit higher....to conserve as much moisture as possible to go into winter. Northing harms a lawn more than a cold northern winter....winter takes a terrible toll on lawns and spring fixes are common because of it. Some fertilize their lawns going into winter---others feed their lawns in the spring and follow a regular routine of feeding throughout the spring and summer. It can be a crap-shoot whether one routine is better than the other. Good lawns take time and effort and one shouldn't expect miracles. With all what can attack our lawns, its good to see our lawns come through winter in decent shape.

The type(s) of grass you used should be listed on the bag of seed you bought. If you don't have it, then from your pics and description of how long it took to germinate I'd guess you have mostly rye grass, probably perennial, but it could also be annual. If you have a mix of grasses, then your mix probably has some seeds that haven't germinated yet, or have just started. It's essential to keep seeds continually moist until the period for germination is over but that depends on the grass type. Growing grass and taking care of it isn't rocket science, you need to cut it regularly, water it when it needs water, and fertilizer periodically. Unfortunately you have overseeded your warm season grass with a cool season grass. It's going to look great now and probably through the winter and spring, but once the heat returns, it will struggle, and the warm season grass will start to wake up and compete with what you just planted. Also overseeding warm season grass will weaken it and it's quality won't be as nice next year. Since you already overseeded you might as well take care of your new grass. Mow it when it reaches 3 inches tall, cut it down to 2 inches. Most local retail garden centers will have lawn seed blends suitable for a variety of PNW growing conditions. They will be various combinations of fescues and perennial ryegrasses. The fescues tend to be much more shade tolerant than the ryes, so look for a blend that features them. These are often labeled as directly as "shady lawn mix" :-) Ryegrass requires more sun to thrive but tends to hold up better to foot traffic. Fescues also tend to be more drought tolerant than the ryes, another reason blends featuring these seeds thrive in shadier areas under high tree canopies.

It kind of depends on what you're looking for. My lawn is pure elite KBG, but each species comes with advantages and disadvantages. KBG repairs damage, but does require more water than rye or fescue in most circumstances. It's intolerant of shade. Elite varieties feature great color, and great performance three seasons a year (not summer if you don't water) in zone 7. Fescues are more drought-resistant but not very drought-tolerant. They'll tolerate low to no rainfall for good periods, but once they begin to go, they die fast. Fescue isn't self-repairing and requires overseeding. Fescue's ranges from somewhat to considerably shade-tolerant. Rye's much like fescue but likes colder winters. Summer performance is so-so in hotter summer climates. Shade tolerance is lower than fescue. Lawns that start out rye tend to become rye dominated as it likes to outcompete other species. The reason all three are included in a mix is that it gives a good chance of successful sprout across a lawn. The disadvantages of mixing them is that the growth rates tend to differ, colors aren't identical, and care isn't identical. That's not necessarily a problem--like I said, mix #2 is my choice if you made me choose one. Just be aware that none of the lawns are going to look like well cared for elite KBG. They're also not going to be as difficult to care for, however.
