Then, save the screenshot as a JPG file and post it here? Can you also post specific measurements rather than general? I.e., the width of each window/wall/door/doorway and the distances b/w each window/wall/door/doorway. You do say windows/doors can be moved - any/all of them? I can already tell that most likely your overhang is too shallow - you have plenty of space, so increase the island to 41.5" deep. I also think you need to move the DW & sink over to have more landing space to the right of the sink - you risk splashing water all over the floor as well as knocking things off the counter (like glass!) You could move the DW as far as you can to the left into the corner and then have a 27" cabinet turned 90 degrees on the other side (facing the seats) rather than deadening out the space. It could house seldom-used items or items for the living/dining area.

I love it! I'm interested in knowing about the counter. I can't tell if it's soapstone, granite, or a Formica-type surface. It's beautiful. Do you have an 18" dishwasher? I have a small kitchen too but no dishwasher and I've been researching options.

ok exact measurements. the house is not exactly a 20x30 square but its close enoguh. a few of the inner walls are thicker as they used to be exterior walls. the kitchen is 113inches by 141. It does fit a corner banquette with a round table and 3 chairs, and you can seat up to 2 on each leg of the banquette. Most comfortable with fewer than 6 people but up to 7 is possible. 8 if someone sits in the corner . Master is 130x116 (inches). Bedrooms are 80 inches wide and 136 and 116 inches long. Bathroom i was wrong on the measurements. It is 98x 57 (there is a cut out here so its not a perfect rectangle). The hall is 36 inches wide. The biggest benefit of using up that space to me is that people won't be as confined to a tiny hallway where it is awkward to pass anyone else. So I like the idea of taking part of the bathroom and part of the hallway to make another bathroom, and also to take down the walls int eh kitchen. So we would need to get some quotes for this but it seems relatively doable. We could wait on the closets for a while and it doesnt require moving any walls that we didnt already plan to move. Reality is it doesnt improve rental price THAT much to add a bathroom as far as I can tell, but there are only a few other rentals in the area to compare to. So addding the bath is partially for resale partially just because it irks me to have such a wasteful layout. Either way we do make back the cost of the bathroom quickly.

Nosoccermom, How could do you think renters would mess up an induction cooktop? Even when you don’t clean it, it stays clean. Items don’t burn into the surface. It is actually an easier to use and clean unit than a gas or electric range. The one risk that I experienced when I moved to induction was for the first week, I burned everything in sight. Who knew how much power a 3700watt burner on full blast really was when you don’t feel the heat from the surface. Induction does introduce some behaviors that spoil you for other things though, like putting a cotton towel next to a pot while cooking, or putting wooden utensils on the cooktop surface while cooking. These are things you should not do when using the gas burners.
