Rental house kitchen -- please share your advice!

While a tenant would certainly appreciate getting a larger window, it would mean a great intrusion into their lives (likelihood of interrupted sleep for a med student/resident), and a risk to their possessions. Two musician friends of mine, still college students, had a landlord who decided to refurbish their kitchen. Good -- except that while they were gone during the day, leaving their extremely expensive instruments home, he left the house wide open with no windows. He thought they were "just students" with nothing of value. Little did he realize that he was exposing them to the possible loss of instruments worth more than the house. Since it sounds like you can't do the work now, I would discuss with any potential tenants how you would handle security and what hours workers would be there. Comments (20)There should be a separate listing here for Living in Temporary Housing. We had hassles with our town's Building Review Board that delayed our build. Otherwise we would not have had to do temp. housing for four fun-filled months. (The hassle was illegal, but suing would have meant *two years* in temp housing while we waited for a court date. I lost 30 lbs. fighting this.) It was just DH and me and our Westie. We had a 2-BR furnished apt. with one bedroom full of furniture and boxes. The apartment above us was rented by four college boys who were living there while they worked at Great America -- late shift. There were never only four boys up there! Across the hall was the local dope dealer -- who had a competitor a few buildings away. We moved into our house and were content to live with the painters for weeks. Then we moved back out again -- to a different furnished apartment -- for a week so that the floor guy's bad hardwood job could be re-sanded and re-stained and re-poly'd. Comments (0)Hello, We recently purchased a small beach house north of Los Angeles. The house itself is 3 bedrooms/2 baths, but it gets rented as two separate units. The upper unit has two bedrooms, one bath, living room, and kitchen. The lower unit has a living room, kitchenette, and a bedroom/bathroom. The house was built in 1973 and I am guessing the kitchen cabinetry is original. We are trying to figure out how best to redo the kitchen. We are updating much of the rest of the house so now seems to be the time. We are willing to completely gut the kitchen, but do want to be sensitive to the budget. An upgraded kitchen won't result in much higher rents -- what currently exists is not our of line with other rentals in the area. However, the new kitchen will obviously help when the house is resold. Although we plan to continue to rent the property as two units, it is possible a future purchaser could use it as one single family home. I am attaching pictures of the floor plan and some pictures of the current kitchen. I do not have the exact measurements of the kitchen and won't be able to get them for a couple of weeks, but was hoping to get some general feedback before then. Thanks for all your help. Comments (48)I’ve been living here for two weeks now and so far so good! I’m doing things slowly and finding thrift store/online finds so it’s still very bare but wanted to share an update. The living room right next to the kitchen had extra unused space, so I created a dining nook there using a bench I already had and made more of an island/breakfast spot in the kitchen instead so I could have more storage. I plan to paint the small hutch ($10 garage sale find) but haven’t had the chance. My budget is tight but still looking for more low budget suggestions!...See Morecpartist
