Mild rant about credit card commercial
Comments (24)The credit card companies are smart business people. A local guy who wrote a book, "Financial Freedom Witout Sacrifice", says that we should teach a great deal more about common sense money management in schools ... but we don't. Have you ever heard the slogan on TV, " ... You deserve it!"? TV teaches us that our wirth is bound up in the stuff that we have. And they are totally nconcerned, now with the stuff that we bought last week - that's ancient history! The thing to do is *buy* - *now*! Remember - that was the first thing that Mr. Byush said, after 9 - 11. In fact, some say that there are some common characteristics between the management of TV programming relative to the commercials and hypnotism. The progams sure like to leave the suggestion in your mind that you need the product that they're shilling. How would you like to earn nearly 40% on your money? Guaranteed! If you have one of most store-issued "credit" cards ... the rate of interest that they charge is about 25 - 28%, on an annual basis. Most of the stuff that most of us buy on the card is not deductible. So we must pay for stuff bought in those stores with after-tax money. Divide 28% by 3, you get 9, then add the 9 to 28%, gives 37%. If you're in 25% marginal tax rate, 1/4 of your earnings goes to tax, so you divide 37% by 4, get about 9% going to tax, leaving 28% after-tax residue in hand to pay off he debt. If you always paid your credit card balance off in full each month before the due date, no interest fee. If you charge so much stuff on it that you can't pay it off before the due date, you must start paying those high intrerest rates. Hey, lookie ... you just gave yourself a guaranteed reduction in income, next year (unless you get a substantial raise)! Would you give even a second's thought to asking your boss to reduce the amount that the company pays you easch payday? But that's precisely the kind of boot in the tail that you just arranged for yourself. Trouble is - you probably didn't even notice it!! If you don't boss yur money (and learn how) ... it'll boss you!! Have yourself a great week. ole joyful...See MoreSelling Disappointments/Rants Long
Comments (45)I would be attracted by the privacy of your lot, but put off that the house was not sited in the middle of the parcel so that I was buffered on all sides, now and in the future. In other words, what's the property behind your house (that you butt up against)? How close is your house to the property line? Who owns that property and how is it used? Any future plans for it? If I were looking at your house, I would be asking these questions, so you and your agent should have answers prepared. Are you in an area where forested tracts are rapidly becoming developed homesites? I live in the Northeast, and the next town over is basically forest and conservation land with multi-acre zoning... a few years ago, a very nice home that was barely (and charmingly) visible from the road, seemingly nestled in the woods, was suddenly exposed when a long driveway was cut through and another house built very close by --- the first house had been built backed up against its own property line. Those are the kinds of things I would be asking myself if I was considering your property. I know that you can't move the house :o), but maybe you need a "story" to explain why you sited the house where you did ("to take advantage of the lovely hillside view", etc.), rather than just to be as far away as possible from your neighbors. I feel for you - it's a beautiful house in its own unique way and I know it will really come alive again for the next owner --- I'm thinking wonderful "Martha Stewart"-style holiday parties and cozy quiet nights by the fire. That said, I am not a big fan of staged houses. I like to see a clean slate so I can let my imagination run wild. When I first looked at your pictures, I thought, "hardship house", as in divorce or bankruptcy, because it seemed so forlorn and emptied out. I would clear out the house out completely (but always keep it fresh and clean for showings), leaving one comfortable seating area with good lighting where people can sit to discuss, review your albums, etc. Maybe that area could have some mini-staging --- couch and comfy chairs, pillows, big coffee table, nice rug a la the Ralph Lauren/upscale ski McMansion look! I'm also impressed with your can-do and flexible attitude... you've been hit with some harsh (if well-meant and accurate) criticism here without getting defensive or hurt. I wish you the best of luck. You are getting some great advice here....See MoreStart of bedroom makeover and a little ranting
Comments (15)"Sometimes I feel like I am the only person not living in a million dollar home." I think you're in good company here... can't think of any new furniture I have. My fridge was new - 14 yrs ago. I did buy 4 utility cabinets new - 14 yrs ago. The type you get at Kmart and put together yourself - white laminate. Still got those and will use them here for storage. both of my tvs are old tube types. One given to me and one I pd 10.00 for. If I ever replace one of them I will get a new one (on a great sale I hope) but it won't be one of those huge ones. The only reason I care to have one of the new flat screen tvs is so I can move it around and clean behind it! Even when I buy something new I don't want to pay regular full price for it....See MoreUnsolicited Design Advice Quandary
Comments (42)I'm sorry because it sounds like you're almost dreading this visit, which isn't how it should be between friends at all. I wouldn't call in advance; just remember that everyone has different styles, and some people are more gracious about accepting others' differences. Over many years of doing volunteer activities for school and kids' sports teams, I've had my share of unsolicited advice. (Always from people who let someone else do all the work, even tho I work full time and many of them don't work at all.) My standard response is now along the lines of "that's a great idea -- next year you can head up this committee and make that happen!" That shuts them up. (Or, when refereeing a soccer game, I'd just hand them my whistle. That shut them up too.) I'm thinking along the same lines for home "advice." Something like "...That would be great in your house; maybe you should do that. In my house, I love THIS!" Also, you can just laugh and say "It's a good thing we don't live together, because our styles are so different!... Now, who wants another margarita?"...See More- 8 months ago
