Agree that checking with a local trusted Realtor about your concerns is the first thing to do. As to your specific comments regarding the roof and rug and paint: -In our area a 24 year old roof would be a real hindrance to a sale even if the roof is functional and isn't leaking. Why? Because once the roof is 20 years old or older (here), normal homeowners insurance won't cover the roof and the entire policy has to be written through surplus lines insurance which is extremely expensive. Our normal HOI is expensive because we are in S FL, but surplus lines insurance is hugely expensive, more than double the cost of regular HOI. As a result, this knocks out many buyers that finance the purchase as some of the buyers don't have the extra room in their DTI ratios to allow for the extremely high premium costs. I had this happen a couple of years ago to one of my buyers where the insurance cost went from about $250/month to $450/month. You read that right. Over $5k for homeowners insurance. We had to cancel the deal and find a home with a newer roof. Now, if the roof is anywhere close to 20 years I just don't show the house to buyers that need to finance the purchase. Naturally, I discuss it with the buyers, but the result is the same, we skip over that house to something that won't require a roof replacement within 30 days of closing. Your area may be very different. So check with your local Realtor. Fresh paint and fresh landscaping are generally very rewarding for the seller, both in price and ROI. Check with your Realtor to see if that holds true in your market. 22 year old rug? Replace. I can't imagine that it is in good shape at all, but I could be wrong. Are there any odors that the rug is holding that you can detect? Have the RE agent visit to give you an opinion.

I have one more question if anyone can answer: So, I've decided to either paint it the same color as the walls OR to remove it. The problem with removing it is that the tile that's on the floor does not run under the unit. I do have a box of extra tiles, but does anyone know how difficult/time consuming it will be to have someone tile that extra part? I think they'll have to pull up some of the existing tiles that run into it because they we're cut off where they abut the wood of this unit. Not sure if this is going to be a truly difficult job or if it's easy to hire someone to do this where it will all match up beautifully. Will have to have baseboard put in as well, to match the other baseboard in the room. Might be easier to just paint it all to match the walls. Thoughts? Thanks!

I do think that a better faucet - a pull-down style - is a low expense but big return in "first impression" points. Hopefully the sink resurfacing will be done excellently, and not look obviously a re-coat. Such little things can go a long way toward creating a favorable feeling toward the house. Good lighting would be too, and might be easily improved with 3000k (at the least) LED bulbs in the existing fixtures if possible. I always like to see some simple framing around a window and it isn't expensive or hard to do, either. Just choose a profile that agrees with the cabinets and baseboards. If you do decide to add pulls, look at styles by Hafele- they have some nice simple designs (and you want to keep them simple for sure) and not expensive. Just don't go for the cheap looking skinny 3" pulls that are builder grade. When I looked at the photos again, my eye was drawn to the empty wall to the left of the window... perhaps a print, that incorporates some of the blue from the tile, would look good there.
