Design Dilemma Fireplaces living room

Need ideas to renovate these 2 fireplace from 1994

Hi everyone,

New member here. Very excited to be here. Recently we purchased a house built in 1994. Our renovation goal is to keep it simple yet modern with reasonable budget. So we choose lots of white walls, light colored oak floors etc. One thing (or 2 things) in particular makes us scratch our heads is how to deal with the 2 fireplaces in living room and family room. We wanted to remove the one in family room and cover the hole with walls, placing some cabinets for storage and leave space for our TV. For the one in living room, we are not sure yet. We could consider replace it with the trendy in-wall fireplace, but that would cost more and we are not sure if the original fireplace is really hopeless to renovate. Any idea what can we do with it to make it more appealing without throwing it away?

The room with sofa is the living room (fireplace we don't know what to do with). The one with TV is the family room (we may remove the fireplace in it, but open to suggestions).

Also to add one some more details, our house is very bright. Living room is south facing with large windows and tons of light. Family room also has large windows facing north.

Add solar shades to the windows, take the TV off the FP and I have noidea which room is which but the one last has a perfect spot for a TV to the right of the FP. If you do not add the solar shades that rug will be pink in no time.I am not sure what it is you do not like about the FPs I would remove that mirror above the one and get some art on the walls . IMO swith the spaces for the TV

Is your FP wood burning? I have a gas FP in my living room, and I can't sit that close to it, and be comfortable long. I do have a leather chair next to it which is much more comfy for sitting. Here are some images of contemporary fireplace hearths, and you may get inspiration from them. Personally, and this is just for me, I'd prefer something like the bench in front of the FP, so you can more it closer or away depending on the heat emanating. HERE are the pics. My late sweet dog kids liked it for a few minutes on a cold winter day in Maine, but they had to move away soon, too. (Old picture!)

street side needs to call people to hit the turn signal & not think it is a retail store. A big 'hotel' sign, in contemporary script, lighted from below may work. Not across the entire facade, but large enough to be seen in time for for turning. have you experience with the public? your wants are beautiful, but maybe you have way to much faith in 'their' sensibilities? in my experience, there is always one over the top jerk to negate a boat load of decent folk. do the minimal with paint & textiles. see how it goes, then improve. trump is our president after all, there is a ton of anal brains out there roaming the streets. good luck.

This is a big project and will be very expensive. Before you do anything, think about how much money you want to spend on this renovation, and then hire an interior designer to help you put together a master plan. You'll get more accurate quotes from contractors when they have something to estimate from. Then you can do the build-out in phases. By having that master plan, you can make sure all the subsequent phases will look cohesive.

OK here is your board and batten concept around the fireplace even using the existing tile so you don't have to replace it. There are plenty of tutorials on YouTube to see how to accomplish this by simply adding feature boards to the face of the drywall after you pop off the mantel. Geez, I spent half the 30 minutes straightening your photo and cleaning off all the writing. Think first before you start posting bad photos for us to work from.

There are a lot of different styles of cast stone surrounds that include hearths. Are you willing to remove existing hearth and wall pop out?

Are these wood or gas burning fireplaces? You could just replace the surrounds and the doors on the firebox. Some people spraypaint over the brass on these old style doors to update them. You can replace the surrounds with marble or granite remnants from a stone yard, or tile. If you want to keep it simple you don't need a mantel, but then you have to make sure the edges of the surround look finished and intentional. I assume these are listing pictures. Without knowing more about your decor I can't be more specific about what to use on the surround, but neutral is better since you don't want to do this project again for many years. Are these surrounds dark green marble? Just changing it to a dark gray or black would be an improvement.
