Please advise on mulled window units

last month

Hi all, I have some very large windows, 35"W x 70" H on my second story and fairly close to the floor, about 8" from the floor. Currently they are double hungs. I feel they are unsafe to open around pets and young kids. I want to replace these with a picture window on the bottom mulled with a casement window on top. Is this possible? Our house is brick, so I want to keep the opening the same for the windows, but want them to be more functional and safe.

They will never look like double hunts so if the home is historic or these face the street don’t do it. Frankly I can’t imagine doing this regardless, there are so many locks, guards, and opening restrictors made for this purpose.

Correct me if I'm wrong.. [Mulled Transom on the left] [Not Mulled Transom on the right] If I'm wrong, you can ignore the rest. :P I MUCH prefer the look of a mulled transom. To me, unmulled transoms look like office conference room windows. And unmulled transoms make the windows look SHORTER because they add a big horizontal line across the window. Mulled windows make each opening vertical, which tricks the eye into perceiving more height. My house will have an unmulled transom (windows were already ordered for our semi-custom build when we came onto the scene) and one of the first projects on my list is to replace it with a mulled window, leaded glass window, or stained glass window. Anything but leaving it the way it is.

Thermally broken aluminum is the look you are wanting. Look at Milgard (anodized frames & great warranty). Several dealers in your area. Fleetwood is very good & has dealers in San Antonio, Austin & Pflugerville. Don Young has dealer in San Antonio (mfg. in Dallas). There are other aluminum Mfg. in Texas, but few, if any make Awning windows. Most awnings have a different look (less visable glass) than the fixed direct set units. It can be a challenge to balance the different look. Please keep us posted on how it is going. Good Luck

Hello tigerdunes, Thank you for your help in identifying the differences between the 2 bids. I would've never known about the refrigerant lines based from my lack of knowledge of this stuff. Yes, these systems are identical. I had intended this so that I can compare "apples to apples". Carrier did provide the AHRI number, but it's not shown on the proposal. Should I insist that the specifics be added to contract before signing? Carrier dealer plan to use Pro thermostat model# T805, how does this thermostat compare to the Carrier Edge thermostat? I did find it curious that neither Bryant nor Carrier included a Bryant/Carrier brand thermostat. The furnace and ductwork is located in the attic space. I did have a conversation with Bryant dealer a while back inquiring R8 and his response was that most houses in my climate zone uses R6 (the impression I got was that R8 would be more than what I'd need), but that he could give me a quote if I really wanted the upgrade (said it's not that much more in cost). So as far as the option of getting all new R6 ductwork to replace the existing R4, I was leaning towards passing on it factoring that both heating and cooling is scarcely used in this house. The winters are pretty mild here (this past winter the heating was only turned on twice for several hours at dawn. During the summers, the A/C gets turned on no more than a total of 10 times for several hours in the late afternoons of the hottest days. I figured if the existing ducts are in good condition, I saw no cost-benefit to upgrade to new ductwork. What do you think? Am I wrong in my rationality? Yes, there is only one return, located in the hallway. I measured the grille to be about 15"x30", actual open area is closer to 13"x28.5". We are thinking enlarging the existing to 20"x30". Will this be large enough for 1200 CFMs? Thank you again for your help!

mama goose, thank you--I'll look into that pullout corner unit! Unfortunately, the fridge I used in the NKBA tool was 30", as there were only 30" and 36" choices. I'm pretty sure they need at least a 33" fridge. We looked at smaller units at the 2 big box stores and the smaller units are mainly being marketed at an entry level and are apartment size. But this was not an complete search, and we did not look for specialty brands (Liebherr, etc.) which cost more. (It is amazing how goods are being "super-sized" now. There are actually not very many fridges in stock under ~34"!) DS and FDIL actually do cook a lot and have had trouble for the past few years living in an apartment. I think that they would pick the larger fridge vs. continuous counter space in that particular location. This post is a way of defining the choices that should be made, using knowledge gained from GardenWeb. Thank you and others who give your time to think about this. My son is amazed by the responses!

They will still need to serve as egress windows in any bedroom. So it's a no go if the operable panel is too far from the floor or ends up not being big enough for .

Hallett, these windows all face the side yard, so they won't affect the look of the house at all. I would be interested in learning more about the opening restrictors and locks you mention. Can you recommend some? thank you!

toddinmn, thank you! it is good to know it is a possibility. I am still thinking through things, but was contemplating a short 20" tall picture window on bottom and 50" tall casement or awning on top. Do you recommend awnings or casements when stacking them like this?

palimpsest, very good point on egress. I just looked up code and it seems maximum sill height is 44", so I think it would be ok if I stick with a shorter window on bottom. But i will read up on the code more to understand it better. thank you!

blisscottage, i have very old windows without screens. they all need replacing, so I thought we could look into a safer configuration. I guess my default would be just to do another double hung, and try to lock it from opening on the bottom. thank you for the suggestion!

Awnings only open out about 5-6” and do not meet egress code. Some brands would not make one that tall.

Look up WOCD devices. These are generally available from manufacturers when ordering new windows, but there are some universal applications out there as well.

If you need to replace the windows without regard to this issue (you seemed to allude to this), that's a different story.

Yes, a casement over PW config is doable. Based on the measurements that you quoted, depending on width, they'll probably meet egress just fine. You can also get the WOCD devices on the new windows in the same config as current, and likely save money by not adding to the number of main frames in this bank of windows.

Hi HomeSealed, Yes we have to replace the windows regardless. The current windows are very old and drafty, and also are not tempered, which, being so low to the floor, is not up to code. So we thought it was a good time to figure out what new configuration would make more sense. It sounds like a casement over picture window may work for us then. I will also ask about the WOCD devices when we order. Thank you for your advice!
