Drainage Problem/Solution
Comments (1)Sounds like you started with water puddling up against the patio. The solution to that is to remove soil so that the slope goes away from the patio instead of toward the patio. If that is what you did, then you did not remove enough soil....See MoreBest pot/drainage solution for 2 large plants in 1 small apartment
Comments (5)You could do the pot within a pot method. You take a big pot with no drainage hole and then put the smaller pot inside it raised up on bricks or pvc or something creating a large empty space in the bottom. That can give you enough volume to catch the water. If it doesn't hold all the water, you can put a piece of pvc through the interior pot that will give you access to the reservoir. They you can stick a piece of tube down there and siphon off the excess water....See MoreHelp with Lawn Drainage Solution - Boston

Comments (10)1. Any piping is best served by draining to daylight. Determining grade elevations of you and your neighbors will determine if that can be done. Piping would be wrapped in a filter fabric to limit sediment. Some will always enter, but there are ways to make it a non-issue. 2. The grade needs to slope away from the house towards the lowest perimeter area (or create a strategic low spot within the yard), or towards the low spot of the neighborhood that existed prior to any structures. If it doesn't, you will not solve your issue. Even "flat" soccer fields have a sloped crown. Grading is very feasible with skid steers and/or fill. 3. Somewhat separate than yard flooding but I see standing water on the patio in the pic - shouldn't have that. The "building" (your gutters and sump) do affect the yard drainage though. 4. Water soaks into the ground faster than it can evaporate. x. The shared driveway could be exacerbating your problem if they have no ground to soak up their water, so dumping it on hardscape could be entering your property. I am really not sure where this is headed, you seem to be fighting against something, whether money, trust, or physics. You have to figure out the problems and what is causing them. The solution is quite simple, water flows downhill. Detailing those solutions may be intrusive and sometimes complicated, but necessary....See MoreJake The Wonderdog
