Living room furniture layout dilemma

Hoping for some advice on a new build.

The area I am struggling with is the living room furniture layout - the circled area in particular. I've been told not to do a sectional as you will walk in the entry and just see the back of a couch.

Directly opposite the couch circled are 14 foot windows open to an open view of mountains and water. There are swivel chairs planned so the views can be enjoyed or we can have them face the room.

The ceilings vault from 14 foot on the sides of the living room and kicthen to 19 foot in the middle.

Any ideas would be appreciated - I don't want to block the view, but am worried if we leave the area where the circle is with no furniture that's a long span from the front entry with only console tables. Current color scheme for furniture is nomad snow performance fabric (couch) and brown leather swivels.

It's fine to see the back of a couch -- people do it all the time. One way to make it nicer is to put a console table behind the couch, with some books, a lamp, a few nice pieces... A more welcoming face (and utility besides). I'd hate to give up the nice conversational grouping, not to mention a couch facing the view!

@melissaom Agree with ACM. You play around with 2 ideas here - sectional design and placement. First, you can consider sectionals with lower backs or chaise extensions (no blockage of a view). Or, you could put the back of the sectional against the wall on the right hand side of that picture. A third option is considering other types of seating/furniture that aren't as likely to obscure view (benches, ottoman, spaced out recliners). Also, love your color choices

Since there is a separate dining room and you already have a TV family room, I'd use the whole living room area as a living room. I think it depends on your lifestyle and whether you entertain groups and need to maximize seating for that, or if you want a cozy space for you and one other person most of the time? I'd probably put a sectional in the area to the left, so it's facing the windows and the other end of the room, with some occasional chairs, either against the windows or floating, then another seating arrangement where the chandelier is, perhaps a loveseat and 2 more chairs. You could have a game table tucked in there if you'd use it, or perhaps a 2nd coffee table that could be used in that manner. Not suggesting this furniture, just an idea about how seating in a large space can work. I like the matching loveseats facing each other with the different sofa, if you don't want a sectional.

What Jamie said. Unless you use the chair to watch TV. Right now, the chair is blocking entry into the room and the couch and chair are both too far away from the TV. So, TV to the left of the fireplace. Sofa facing the fireplace. Chair on the right of the fireplace. Bookcases on the wall opposite the window.

This living room is similar to yours......see if all the pieces shown can fit into your room in this configuration...it has large windows and a short wall adjacent to the windows for the TV. Sofas and or sofa and love seat, pair of benches, console for large TV on wall opposite the sofa for ease of viewing....large cocktail table. Another room with possibilities. I think your room is big enough that you can have a sofa and a set of chairs or another sofa and another chair as is show in these rooms.....the important thing is to have your sofa or largest seating piece facing the sofa for ease of viewing.

If you want to exactly match your plan and make the house the way you want, then you should work closely not only with the workers and decorators but also with the furniture maker directly. I would suggest that you consider floor outlets as you will be floating furniture.

Thanks everyone! I probably should have mentioned the right hand wall is a 60" wide fireplace with a mantle and natural stone surround that goes up 14 feet, so I can't have a sectional blocking that wall.

Thoughts about having a couch that faces the fireplace and two matching chairs (like the Arhaus Ashby) facing the view, with the leather swivels as pictured?

@ptreckel yes! We have outlets currently hidden under the couch. Fantastic tip for people.

There is no reason it must be a couch that directly faces the mountain view.

There is not one thing wrong with a PAIR of pairs: )

One pair leather, the other fabric, and a different shape. Try to eliminate/switch up reverse this in your mind:

The couch faces the fire, is white, two leather chairs.

and two CHAIRS different....have their backs to the entry. Can also swivel
