Remodeling Dilemma
Comments (4)I am not sure what you are counting as the 2 bedrooms you say the house has. I see the master bedroom. That's one. There is an unidentified area off the family room, the gym area, and the den. Are one of those BR#2? The den might be convertible to a guest bedroom. The gym area could be closed off into a bedroom. And it looks like there is something of a lower level from the exterior, but no floor plan for it, so I'm not sure if there are any options there. Vertical expansions are difficult at best. And the stairs up will take part of your already short space on the main level. Personally, I am afraid you purchased the wrong home for your needs. I hate to tell you that....See MoreKitchen Floor Remodel Dilemma
Comments (2)1/4" ply over the subfloor glued and nailed brings it to the level of the kitchen underlayment. A rigid plank like Flooret Modine can go over both. 40ml wear layer. 9x72". I'd do the Pergo also....See MoreTiny Bathroom Remodel Dilemma - no room for light switch?
Comments (16)Thanks for all the comments! We have lived with this layout for years. This is current master bath, but we are doing an addition for the master suite and this will be come the guest en suite. @Greg GN Builders. we had a door there before, it was in the same opening and opened into the shower. I hated it. That's why we thought of a pocket door however nobody realized the light switch issue until now. @3onthetree the shower is 30x30. It's a super tiny stall but we've had a vanity in there already. Basically it's one person at a time in the bathroom. @KW PNW Z8 We had a vanity before and I wanted to go with a pedestal because I feel like it will open the room up a bit. You're right we give up the cabinet space but we have a large medicine cabinet mirror and we have 16x32 builtin shelves to the left of the sink where I can store a hair dryer and put things in nice baskets. Since it will be a guest bath, we don't want to store a lot in there anyway. To all who asked about moving the door or going to a swinging door, the pocket door is already framed in. The lights witch discovery was after framing. So we're going to have to make this work somehow. I never even thought about it honestly. We are going to talk to the electrician on Monday but we may have to go with the switch in the bedroom. @HU-272757914 I will just pretend I'm Canadian. LOL. I was planning to put a towel hook (not a bar, just a hook like this one https://www.build.com/product/summary/562687?uid=226702&jmtest=gg-gbav2_226702&inv2=1&&source=gg-gba-pla_226702!c1674295647!a65665541995!dc!ng&gclid=CjwKCAiA9vOABhBfEiwATCi7GF9Yx_r09UltqYxbcWZy1lqD2imO9JX6QMc3riXxtLtwkg2XHkryLRoCTNsQAvD_BwE&gclsrc=aw.ds to the right of the shower before the built in but now I think I'm going to need to put light switches there. That's a dilemma for sure....See MoreBuild or remodel dilemma...or move (opinions wanted)
Comments (14)@3onthetree Yes, it is a stick built home, not a trailer. The quality is not the greatest, but also not the worst. It is 2x4 construction with 2x10 joists. The quality issues are mostly cosmetics like being able to see the drywall seams in the ceilings, the floors creak (probably nailed the subfloor instead of screwing it)...things like that. The main thing is functionality. The main entrance to the house is through the kitchen door off the deck. To access it from the driveway, you need to walk up a large set of steps or up the embankment and then a shorter set of steps. You can go through the basement door, but then have another large set of steps up into the house. The front door has a stoop, but no walkway. There is also a 6' chain link fence in the front yard for a dog area. We kept that because we have two large dogs. My wife is disabled now and it it can be difficult for her to walk up a lot of steps. Hence the need to move the driveway to the other side where it is level and would only require a few steps. Yes, I know we wouldn't find a small-ish home with two masters. I designed that because, if we do build, it will be our forever home and we would want it exactly as we want it. As I said, she is disabled and, many nights, she is up and down because of pain. I am a light sleeper, so it keeps me up and I have to work. So, on those nights, she has a whole bed and bath at her disposal. I had been talking with a modular builder and got a price for a home, but it wasn't quite to my liking. Plus, I want it to fit on the existing foundation. I could make some changes to my design to make it possible to build in modular form. Currently, it does not have a marriage wall. The only downside to replacing the current house is not having the equity we have invested in it....See MorePatricia Colwell Consulting
