Comments (10)I have a tiny little office -- about 7 x 9 -- though with fabulous windows and a balcony. Personally, I LOVE the smallness of the space, as if feels just perfect for one person working alone. Now, when I have visitors, I do feel 'invaded', because it's a ONE-BUTT space ;-) As a potential home buyer, I'd really discount a house with a 10 x 13' living room. That's not NEARLY big enough to be useful. So for that reason, I'd suggest looking at furniture solutions instead of walls. There are some great wall units that can work well for an office, then close up to hide the mess. (And you can take them with you when you leave.) Could a pair of barn doors (exterior mount 'pocket' doors) be used to separate the living room from the family room to give you the noise-insulation you need?...See MoreShould I lower window? I think this is your best solution. That way, you have the view of the outside, but the monitors aren't floating in the middle of the room. To me, I think your best investment is a larger desk. Built-ins are great, but technology change each day and we are using less and less paper with more stored in our computers. You have that closet already, where items (including your printer) could be stored. Also, consider how long you will be in this house. Will a future owner want to use that space for a bedroom, for example? Best to keep things flexible. On the other hand, if you really want built-ins and have the funds, then go for it. But, the way you wanted the desk arranged in the beginning, the monitors will be floating out in the room. Comments (15)That's a small amount of space. Get a bed with built-in storage drawers on the bottom and a slim armoire with drawers. Check Craigslist and make sure your measurements of anything you add will fit. Everything else should go on the walls--lamp, small bedside shelf, book shelves (though shelves you have could be used as a divider/bedside table.) Comments (8)In my experience teenagers rarely study out of their rooms and a kids table is a pretty useless piece even for the 6 yr. old. I think get the stuff you have to have first and then see if there is space for a sofa that is quite a small space for 2 kids to work in not to mention the age difference. I have teenage International students and they do google classroom but it needs to be done in a space where there is no interruption so I guess it depends on how you are working this ....See MorePaul F.
