I don't have any personal pics to show you but I do like the look of French Oak. Not orange, not as grainy as the old oak floors. Although I wonder if it might be too rustic for your space. Do you plan on making this house a little less formal and less traditional than your PA house or will it be about the same?

If you're going to use LVP, get the longest, widest boards you can find. IMO, those look better. This is Shaw coretec.

I want to go for a light and airy, white and light blue look. A lake house kind of style. Less formal than PA, although there is a lot of trimwork pre-existing we'll be keeping.

Beagles, when we began renovating, DH was set on hardwood. We had to go through all the paces before he came on board. LVP is a great choice for a Florida home and now he's a convert. We even just used a LVP up north in our basement.

This floor was installed 4 years ago. Easy to care for, I drag the furniture across it to dust, and easy on your joints.

It is tricky finding the right color choice.

I was a "real" wood snob - until I bought some LVP, almost as a throw-away option for a beach house in Delaware. I wanted something reasonably cheap to hold me over until a bigger remodel. I have ended up liking the Coretec LVP so much I've kept it. Sand, 2 dogs, so much wetness....this floor laughs at it all. Zero scratches from anything. I thought the installers scratched it dragging a new oven across it. Nope, it basically buffed out.

I won't show you my color because I went too dark. I covet Eld's floor. The only thing I will say is make sure you look at photos of larger rooms with whatever color you choose, because some of the LVP options are very....stripey, for lack of a better word. I wanted a more consistent color for the floor, rather than the zebra effect. I got consistent. Consistently too dark. Ha. But no stripes anyway, so at least there is that.

Another option can be the stone look LVT.

Coretec Blackstone Oak. It may not be as light as you want, but I highly recommend LVP with dogs.

If you haven't, look at Flooret LVP or the hardwood collection (LVP with a wood veneer and the same nearly indestructible finish). They have a variety of finishes and planks up to 9 inches wide.

We are very happy with ours and most who visit ASSume it's wood.

Amen to seeing it in your home, in your lighting. (think of picking a paint color from swatches!).

I am another one who went with Coretec and am very pleased. Mine is a more varied and even orangey tone but I picked it and love it and it works in my house.

I thought Calypso Oak and Cairo Oak would be sure bets, but in my house, they turned so blah gray offwhite.

Also, while Flooret does get good reviews, I believe it is only available through the company and there are not stores to view it.

Arcy your floors are very pretty - what did you get?

I don't own the light colored LVP, but I wanted to recommend Armstrong. It has a 10 year warranty. My LVP in that house is going on 8 years....looks like new! One renter had 3 dogs. I should tell you what's been said about the flooring. I was told when the sun shines on the flooring it, heats it up, it has a flapping sound when walked on...because it's NOT glued down...nor should it be. I've also been told if it really heats up...it expands...buckles. It's not a perfect solution to flooring.

Some of the light oak LVP turned yellow in my space. I also needed a color to work with the existing tile in an adjoining room. Mine is more of a light brown. I confess that I still much prefer how hardwood feels underfoot but I have no complaints about the look and durability of my floor.

You can order samples of the Flooret and they offer half price coupons for the sample packs. I ordered three of them plus a couple singles to get the colors as well as the LVP and wood to compare and I spent $15-20 -- mostly paid for shipping. You can order full planks or a box also -- I don't remember the details, but the info is on the site and the phone support is good too.

I ordered three samples for $9.54 (incl. tax) and free shipping. I hope one looks perfect for our lower level and that it looks to be a great product. I am so ready to get rid of the old, stained carpeting (puppies and old dogs over the years) and the Flooret looks really substantial and attractive. If none work out as far as color, I may spring for a sample pack as Lascatx did.

Just a quick mention. At least with Coretec, there is a long lead time.

I can't speak for other brands, but if you are installing new cabinets, they go in first.

Then the planks are butted up to the cabinetry.

Also, read the description. How many plank varieties will you get? I learned about this with my NY basement. We used PermaSheild.

You'll want a floor color/style that gives you lots of different varieties of planks so you don't end up with obvious patterns or stripes.

I can't find any examples right now but I see it a lot in real estate photos.

You want the largest number of repeats, so you don't notice that one particular "knot" on every other plank. Definitely try to avoid the patterns that give the stripey look.

Planks. This came up with my PermaSheild and I'm sure it must be with Coretec but I didn’t realize at that time.

The box will tell you, lets say, 7 different designs on the planks. So you make sure you install with them scattered. You don't want all the same next to each other.

Our previous homes had tile or hardwood. I prefer tile, but moving to North Carolina most of the builders use hardwood, engineered or LVP. This time around I chose LVP throughout the whole house. Love it! We have two dachshunds and two adults - that's enough wear and tear for me.

I enjoy the ease of maintenance and clean up. I dry dust 2x/wk, mop and vacuum 1x/week. It's really brightened up the house.

Jen, I don’t know your age, but at a certain point, tile flooring is really hard on your joints.

Beagles, you might want to wait and choose the floor before committing to the wall color. Where as hard wood to me is a neutral and goes with most colors, LV is different and can clash with some colors.

My neighbor loved my floor and wanted it in her home. She had a blueish gray paint and it clashed, so she chose something else.

@eld6161 agree on tile being hard. I have knee problems from the military and scoliosis. The LVP has proven to be a better fit for me and my retired paratrooper husband, also with bad knees.

Totally agree on aging and tile floors. It didn't bother me at all in my younger days, now I notice it very quickly on tile floors. I had to get gelpro mats for my kitchen work areas, because I can't even tolerate standing on either the hardwood or the LVP in either house for very long without cushioning. Mostly bad back related but now it appears my knees and hips want to join in too. Good fun!

I wanted to show an example of why you need to see whatever you choose laid out in a whole room and can't trust just a sample board or 2. This is not my house, is just a picture I grabbed off a real estate site of a house for sale. I am not saying this stripe effect is good or bad - some people want it, others don't. All I'm saying is that if you choose color based on 1 tiny sample, you need to be aware some colors have huge variation in them too.

I received the Flooret samples (3) and the Coretec sample (1) for our basement level. Both DH and I much prefer the Flooret. We just prefer the look. The Coretec (Hayes Oak) had more of a distressed look that seemed to be trying to appear more rough sawn, if that makes sense, which made it more visually busy. I prefer a smoother look since some of our hardwoods are looking a bit 'distressed' from multiple dogs over the years and I am not happy! I will probably order a couple of full planks of the Flooret to get a better sense of how it would look on a full floor. We have cherry bookshelves on two walls in the library, so we need to be careful to get something that will look good with those because they are not going anywhere.

Anyway, try ordering the Flooret. I think it is pretty nice.

You can see why the 25 year old carpet needs to go (also due mostly to the dogs-puppies and old dogs stains everywhere. Finally decided not to discuss with DH since he thinks it is just fine. Sheesh.

Oh I do like the flooret. The Lalo especially looks nice.

The contractor I am most likely going to use does not want me to get anything we can't get locally if I can help it. We have a tight timeline and we will be in PA not in FL while he is remodeling. So he is nervous about delivery problems with something like Flooret.

Good luck. Do order a sample or a plank for your contractor. I forget what the website says about timelines for orders, but they will also take back an order(you pay for shipping) if it turns out you just don't like the color. I need to contact our guy, so he can tell me how much to order and I want it done as soon as we can get it and when he is available for the installation.

Has anyone had their flooring long enough for it to fade? I had this issue with a LVT years ago and a Google search says it's still an issue. What brand do you have and does it get sun from a south facing sliding door or the like?
