Comments (9)For the overall here[it's a social floor plan-casual] I'd do a U kitchen-sink wall is the middle of the U. Reason is that people migrating in from deck and from family and dining area can use the right arm of the U as a peninsula with stools. Great spot for seating. You'd still be able to have 8 feet width inside the U it appears. Place fridge on lower wall backing up to closets...sink and range inside U-sink about where it is,maybe center the windowscape and range on wall that backs up to corridor over to the left. The island as you have it isn't desirable to me. the range on the left wall means at the peninsula you can do something more visually appealing with pendant lights/back side with panels or whatever to work with some stools and also have just a little separation from the cook's part of kitchen. this will be appreciated I think especially if the dining zone is the only one you are planning. Activities at the range with lots of counter around it will be a little more removed from the middle extremely open part of kitchen where you are suggesting it. You could plumb a small 2nd sink down on lower wall with fridge-perks to that as well.....stylish little zone with added pendant light carrying the theme from peninsula....See MorePlease help with Renovation Floorplan Layout ideas for new house
Comments (9)3onthetree Thanks so much for your feedback! as I explained above to isabellagracepan, the renovation will happen prior to moving in because weβre already in a temporary apartment and donβt want to live in the house with the dust etc created during a renovation. I agree with you entirely about seeing how we use the outside space. i love what you did about bumping a mudroom next to the garage! Weβre seriously considering that. Itβs tough bc weβre trying to balance living space vs more utilitarian spaces that are practical. For example, we have no need for an informal tv family room plus an entire room used for a formal living room. I wanted to clarify something on the floorplan that I realized wasnt on it from the listing green is the location of the laundry, side by side washer and dryer Purple is a full bathroom for the downstairs level. Vanity, toilet and shower. I was thinking since thereβs currently a living room and family room, i could make 1 our tv watching space and the other a combo of dining room and small seating area (a couple of armchairs) that could be easily moved when entertaining a larger crowd. Comments (8)So some simple changes are get a pedastal for the plant to raise the height to desk level or above and get an arc lamp for over the sofa. A collection of attractive large-enough storage boxes or baskets on top of the room divider book case might be cheery. Or some wire sculptures (do you have one there?) Funky animal decor Itβs tricky to put a rug under an office chair with wheels, but in your case it might be worth it to do that to warm up/boho-up the vibe in the room, and then put a transparent office mat under the chair so the wheels glide This have any appeal? Comments (2)Hi! Thank you! I was thinking having 2 sofas facing each other in front of the fireplace but donβt want to put a tv over the fireplace. Iβd like one but can live without it. I can always have an L shaped configuration with sofas facing the wall to the right of the fp and place a tv on that wall with a (floating?) console. I have no idea what to do with the other half of the room. I was wondering if I could put 4 chairs with a round table in the sitting/sun room or if the proportions would be off. Iβd like seating for as many as possible. I host my big family (about 30 people) for the holidays every year and Iβd like everyone to be comfortable with lots of seating. It is an after dinner gathering so I donβt need to worry about where to fit them for a sit down meal. The wall between the dining room and kitchen is coming down. I plan on putting an island with seating where that wall is presently. I am making the current breakfast nook into a pantry. I am also going to put up a wall into the 2nd entrance into the kitchen so Iβll be able to put a recessed fridge in that space.
