Mudroom design trouble--need a solution
Comments (4)Hi Worthy. This plan has been evolving a bit since the start. We're having to act as our own GC so things get even more complicated. The laundry room/family bath isn't ideal there, but it's way better than what we used to have before we built this 7 years ago. That room is staying. I was hoping that the mudroom around would give a little buffer there. We do have a guest bath down the hall from the front door so others don't have to use this space. The skylights are huge and need to stay where they are. We are already WAAAY over budget on everything else for the house and JUST put in a new roof. Great tip on the framing to get a bit more space! How far from the skylight could the wall go without it looking like it was crowding it? Thank for replying....See MoreNeed a solution for bad gutter design.
Comments (18)Looking at the photo, I'm wondering why you didn't simply make the side of the upper porch an open railing, like the lower porch, and avoid any need for a horizontal gutter there. It was originally a railing but the builder was having a hard time reconciling the railing with the porch roof. He insisted he needed a wall there and I thought having a wall on both sides would look better than a wall on the back side and a railing adjacent to it. A simple shed roof and a porch with a railing was my preference. The architect designed the more visually interesting and very expensive gabled roof line, which in my opinion was unnecessary since it's only 16 feet to the rear of the property. (Best not to get me started on all the reasons the porch roof is all wrong). It really belongs on a house with an acre of garden behind it but DH loved the detail so it stayed. The neighbors on the next street over can enjoy the perspective. Lol! you can expect a lot of splash back and over flow outside the horizontal gutter, with the deterioration of siding and trim in the over flow area with time. I was concerned about that as well. I'll have to talk to the builder about it. Thanks for all the help!...See MoreI may have found a solution for my blue spruce dilemma.
Comments (10)not to jinx myself but I’ve been able to keep a handful of picea pungens alive here in Atlanta. I have a iseli Fastigate that I planted in 2015 that’s Going strong. It’s in full sun but its planted on a slope in amended soil - which I think is the trick. I also have a ruby teardrops that’s defying all odds considering it’s location (low and hard clay). i bought it at twin branch nursery in Woodstock. The bluest blue non-pungens I have is my deodar patti Faye....See MoreOn the Horns of a White Paint Open Floor Plan Dilemma with a Solution?
