I'm looking for advice on how to set up this room for living/family room and playroom.

More pictures. Can now see all 4 corners of the room. It used to be split into two rooms (a bedroom and a livingroom) and a hallway. So the fireplace is tucked away in one corner and there's a funky L-shaped wall at the opposite end. So hard with baseboard heating too.

Ok, wasn't gone that long. In the meantime, could you put your sofa on angle toward the tv? Just line it up with the rug. Take your leather chair and place it along the short side of the rug next to the window. If your small table will fit in the corner of the sofa and chair that would be a good place for it. Oh, and if what I think I'm seeing next to the tv(stacked suitcases) you could put those in that corner instead. The decorative key might look good above the cut out to the kitchen...hung long ways. Take down the art print on the wall next to the cutout and arrange a collection of your photos. Try not to go hang any higher than the the print currently is and have the bottom of your last frame hit below the height of the bottom of the cutout. I know this isn't what you were asking for, but while you're planning room layout and the more permanent direction you want to go in...there is no reason you can't try something different with what you have right now.

Oh come on! 10 years old and he has to be erased and banished to his room? The OP wanted to renew this room as a family room, not as a formal living room. In my books that means comfortable, welcoming and meeting the needs of the family. In this case, lego is his thing, mom is onboard and that should be the basis of the design plan.

Since the dining table + play area will likely be changing over time, I'd put the large piece of art over the sofa, where it has the best light. For the dining + play area, I'd suggest installing a picture rail at ceiling height, then hanging the pictures from it. That will let you move things around as your needs change, without filling your walls with holes. Maybe row of black and white photos, not too small, would look good across that wall. Thank you all! Definitely following the consensus and going with blinds over curtains - I'm thinking something neutral since I don't yet know what color we will paint the walls (and also, since these windows are so small, I don't necessarily want to draw attention to the window area). decoenthusiaste: You are right, we don't actually need blackout. We just need something that will provide privacy. Beth H. : This was so so helpful, thank you! Will definitely play around with all these ideas - this is really giving me some inspiration. everdebz: Unfortunately no other windows. Definitely agree that we need to bring into more light, especially table lamps, to warm up the space. Maureen: I agree that ~white walls and light furniture is the way to go. Draw and MEASURE Every wall, window, the fireplace, every opening.

You have or have not furniture? What is that? You have kids? How many and you need toy storage ?.

You won't get real help until you draw and measure. Feet and inches for everything.

Is the Floor Plan Creator app a good one to use to do a floor plan? I've never had construction done or really cared enough to get a more functional room. But with having a new space made now is the time and opportunity to design a room that works for all of our needs. We have a 4 and 6 and a half year old. I could probably decrease the amount of toys that they have now and maybe move some to other areas of the house. But definitely still have a play kitchen in there and a few other toys. Once I get the floor plan together I'll definitely post it here. Thank you very much.

Looks like it might be best to place the sitting/TV area near the fireplace and then a play area on the other end of the room near the french doors.
