L shape living room&kitchen furniture layout dilemma
Comments (1)ok, i think you can do banquette in the corner, 2 on the outside 1 on each end, 2 on the inner banquette for when you have company. I would put the tv on the back wall, have the couch face it and 2 chairs either one on each side or 2 on one side that swivel. remember to measure and tape out before you buy....See MoreLiving Room Layout Dilemma
Comments (18)Mounting the TV over the loveseat makes no sense. Due to the openings in the room you have pretty much the only layout possible. Personally I would change out your decor items. There are too many of them. Some nice colorful art will add to your room....See MoreCondo layout dilemma with balcony in bedroom instead of living room
Comments (35)think & kudz: I was attempting to give the owners the maximum view and balcony access by making the middle bedroom the master, leaving the larger master (which is quite far from the bath) to contain guest, office and media room furnishings with no balcony and possibly a less exciting view. Not sure which view sees the ESB, but assume it is the balcony area since the OP is focused on that. With the bed placed on the "west" wall of the room, the view may be enjoyed from there and chairs can be added near the opening and/or on the balcony in good weather. Perhaps the smaller closet in the room could be converted to a coffee/wine bar, turning the space into a self-contained a.m.or p.m. retreat. A door on the "north" end of the "east wall" could give easy access to the office. The main issue for me is the distance anyone has to go to reach a bathroom. If the foyer closet and LC could be moved forward that bath would at least feel more spacious and the shower enclosure could be larger. I also wonder if that front foyer WIC would be better if incorporated into a larger, more luxe master bath....See MoreLiving room layout: corner fireplace and floor to ceiling windows
Comments (12)I think with a corner or offset fireplace you don't have to make them a focal point. You can decorate around them and outfit them appropriately with the right accessories, but I don't think you have to arrange furniture facing them, in particular. If you look at some Victorian rooms and how they were originally arranged, you can see they were treated like heat sources rather than the focus of the room, particularly when they were placed in corners between doorways (kind of like yours) or when there was more than one fireplace in the room. I lived in a house where a number of rooms had double fireplaces and on the higher floors they were not even directly across from each other, depending upon the fireplaces on floors below and the flues coming up. And one house I lived in had a fireplace in a hallway where the stairs and an exterior door were. Same with midcentury modern houses, the fireplaces are sometimes placed so peripherally that they don't make for good furniture groupings. If you need to place furniture for optimal TV watching and conversation, do that and don't feel that you have to have an entire grouping centered on the FP just because it's there. On the other hand I would not cover it like the one family did....See MoreSabrina Alfin Interiors
